Proximité de la plage. Calme.
Nous avons réservé une chambre triple qui s’est révélée être une chambre double avec lit d’appoint pliable de mauvaise qualité. Impossibilité de circuler dans la chambre.

Läget, balkong nära till stranden. Trevlig personal.

The location is, in our opinion, amazing. A little walk across the sand dunes to the beach. Small town nearby with a supermarket and a few restaurants. Also a few ancient sites are possible to reach by car. It was a nice drive to Olympia and a few other ancient sites.
We first stayed in one of the smaller rooms with a small balcony. We stayed for three nights and we had quite some rain so we really wanted something a little bit bigger and with a balcony facing the garden. Luckily we were able to upgrade to one of the bigger appartements with a big balcony. The beds were a bit hard but that is the case for every bed in Greece so far. Also the shower curtain needs to be fixed and that could be done at very little cost..

Very close to the village, worth the piece and tranquility.
All was great !

We loved how clean and spacious it is. The garden in the back and sand dunes are beautiful. Ms. Zerbini was very warm and helpful. We really enjoyed the company of Rocky and the cats too!
We wish we could have stayed longer.

Very nice location, nothing more.
Room was advertised with breakfast included, but what was included was a bag of off-the-shelf croissants from the supermarket - could have bought these myself if I wanted to, this should not count as breakfast. The rubbish was never removed from our room during our 4 nights stay, nor were we told where we could throw them out ourselves. The bin in the toilet was not working. The water pressure in the shower was minimal and showering was next to impossible. Door not working properly, and walls were paper-thin and could hear all the noise from the rooms next door.

Great location just over the sand dune with wonderfull beaches and lovely sea. Also close to the village with minimarket and restauarants - few minutes by foot.
Very nice host who was taking care of us. Place worth to stay in.
Nothing.

We found it to be a most delightful little apartment with everything we needed for a short stay. Eleni was a most attentive and friendly host and she was able to tell us a bit about the region as well as help us with some things we needed to know in Greek. Walking down through her gorgeous garden, over the dunes to the sea side was really special. It is a most wonderful protected area - we were intrigued to find out that it became a nature reserve only three years ago because of turtles nesting in the dunes. That means no more building near the dune landscape, which is very good news. The village nearby is perfect for buying food and eating out, a very friendly place. We were particularly delighted by all the flowering shrubs in this very verdant part of Greece as well as the marvellous trees, including many mulberry trees. Eleni’s place is right in the middle of this area. Although it was very hot, the air conditioning worked well, and we loved our little balcony with its very efficient canopy. The wi-fi was really efficient too, so we were able to catch up with things we needed to do online. Thank you for a lovely stay!
The ants were a pain, getting into many of our food containers, even unopened jars! But you always have to watch out for them in hot countries so we were glad to have plenty of bags and rubber band to secure packaging - and they couldn’t get into the fridge!

Great host and location.

What we absolutely loved was the cleaning service. Each third day the cleaning-lady comes and she cleans so well. 10/10
The house is moderately big, with many cats and a dog living there. The equipment is good, perhaps a salad bowl or cutting board would add an extra point. 9/10
The breakfast is in the room in form of basic ingredients that You prepare Yourself, that is nice, we just expected something else. 7/10
The communication of the owner is perfect. Eleni communicates fast, kindly and is of help at every request. 10/10
The city of Kakovatos is filled with nature, the air is good, the house is near a very large and long sandy beach ( You cross over dunes to get there. ) The plus side is, it's a very warm and quiet city, the negative side is safety. 6/10
The wi-fi works well, only sometimes it slows down, but nothing too dramatic. It's enough to send emails or watch Netlifx. 8/10
Overall we recommend! The level of cleanness and the speed of communication is, from our experiences of Greece, outstanding! ⭐️⭐️⭐️⭐️
Nothing negative to say about the house, host, cleaning or equipement. BUT be rather careful in the city of Kakovatos. It's not very touristic, and that's amazing to people like us, but it has its downsides. 😬
Some gypsy teenagers have thrown our stuff and book out of the vindow of the little beach house. 😕
They kept walking around our little boat and outboard engine. We descided to hide it in the car, so we cannot know for sure, what was their plan.. 😶
! ESPECIALLY BE careful about rentals !
The motorbike rental in Kakovatos is not insured, except for the basic insurance:
! The man told us to give a 100 euros deposit, that he will take is something happens.
! We scratched the motorbike on it's plastic parts, and the man ended up using threatening about the police to force us to pax 4x the deposit. That is 400€! 😠
! This rental is across the forest from the house.
If renting with him prepare a deposit of the full value of the bike if anything happens. (2,200€ per bike.)

Mrs. Eleni is a very kind and attentive host, always ready to help with useful advice. The location of the estate is right on the peaceful edge of the village, but still close enough to the beautiful beach and the center of Kakovatos with shops and restaurants. (3-5 min of walking)

Potokia rooms are very close to the long beach of Kakóvatos on the Ionian sea in the gulf of Kyparissía, literally immersed in the natural landscape. The fine sand dunes populated by pines begin immediately after the lovable garden with olive trees. You can go out your room, walk through the dunes and in less than 5 minutes get the Ionian sea to pass there a whole day until the sunset; and the homecoming through the dunes will be full of nostalgia for the day that is just past and expectation for the next one. Few kilometers behind you, the hills, where Greek culture has left imposing traces since the Mycenaean period. The rooms are very comfortable and the kitchen will allow you to be self-sufficient, if you desire to be. Otherwise Greek tavernas are easily reachable on foot. Last but not least, the hospitality of Eleni, the owner, is at the highest level. This is a place you don't want to leave or, that is the same, you will plan to come back to.
Nothing.

Liked the host, what a lovely woman. The location was great with access to a private beach.
It wasn’t as clean as could have been (stains in bed cover)

Proximity to the sea.
Everything was great. A bit more shade for car parking would be great!

We loved the privacy of this location. Walk through the dunes is awesome. The host is great. Dogs and cats on property make you feel at home.

We liked the location, the perfect beach with the sand dunes, the friendly animals of the place. Rooms are clean and fully equipped with all you need. It's a good value for money accommodation with simply breakfast (some milk, juice, croissant, butter jams and some cornflakes), which are placed at your room. Owner is a good person. Beach it's one of best of Greece . We will definitely visit again

Beach was very nice and very pleasant surroundings and very nice host.
There were several quite noisy dogs barking at night.

The location of these apartments is on a quiet street outside of town. In a big and lush garden and with huge balconies. Ample parking space right in front of the door. And just a short walk to the beach over the dunes. Our apartment was well suited, we used the kitchenette to cook our own dinner and it was a bit of camping style cooking, but everything we needed was there. The supplied DIY breakfast was great as well. The bed was really comfortable and the shower was good too. The owner Eleni was the friendliest host we have encountered in a 3 week roadtrip in Greece. Forget all other positive things i mentioned: I would recommend staying here just to meet her.
Not a problem for us, but to set expectations for you as future guest: The owner has a lot of pets on the property (dogs/cats) and the bathroom is a little dated as can be clearly seen in the photos.

The place was lovely, surrounded by a small garden inhabited by well loved cats and dogs. Good beds and very friendly owners. Very near a gorgeous beach
It is a lovely, but basic accommodation and although it is very clean the shower and kitchen could do with an overhaul. And the WiFi isn’t great.
