Great location. Nice to have elevator for luggage. Coffee provided. Modern and well furnished. Good cookery. Nice furnishings. Super host. Loved the welcome gift!
No toiletries supplied (but this is pretty standard in Austria we have found).

Small but impressive apartment in an elegant building with a vague hunting ambience. Not a heat trap - with the windows and curtains closed it stays cool during the day. Lift, though it doesn't completely avoid stairs. Dishwasher. Fan oven. WiFi is fast enough for streaming, though bring a streaming stick. Within walking distance of the attractive part near the tourist office. Shops nearby. Host has excellent English and was very friendly and helpful.
Bit tricky to find, especially if you have to drive round the back of the house next door to reach any allocated parking spot. Almost no kitchen cupboard space. Bar stools don't really work as seating so if you're eating in you'll be at the table on the balcony which is fine especially in warm weather. Could stand a more comfortable sofa. Hot water is slightly erratic at times. Could stand more mugs and teaspoons.
I note there has been some mention of a smell in the hallway but honestly it was so slight I wouldn't have noticed if I hadn't seen it mentioned by other people. I'm also not fussed about the lack of a washing machine as there's a laundromat about ten minutes walk away.

What a beautiful gem of an apartment just outside the city walls in a perfect location . The decor was very luxurious and very well equipped! Comfortable beds and lovely balcony with views of the mountains to the side. Close to the station and shops. Alex the owner was very friendly and so helpful in his suggestions. And of course what a treat to be welcomed with a bottle of chilled Prosecco and chocolate. We will stay there again when we visit Kitzbuhel in the future 😊

The property is 10/10, everything is perfect !
Highly recommended, also the host welcome us with a great hello , bottle of Prosecco and chocolate. The flat is comfy, super clean, even the bed smells super nice (7 stars), close to the city - all kitchen appliances were available.

Great communication with the host who let us check in earlier as we arrived much earlier as expected. We were also able to park the car in the parking spot of one of the other tenants without having to pay extra which was very appreciated.
Prosecco and chocolate on arrivals were a nice touch.
The building has a storage room for skis/snowboards and a boot warmer.
The apartment could need more plates. A coffee table in front of the sofa would make it more comfortable.
There was a very unpleasant smell of cigarettes in the hallway.

Good location, good access to lift stations. The apartment was modern, provided all new appliances and was well laid out and in a quiet area. Perfect!

I arrived at time of Christmas eve and Alex "owner" completed all necessary preparations and made note of required instructions through WhatsApp message ahead of our arrival. He made it very clear and our check-in was very easy and everything was setup as per our request that we needed no help or support.
This location offers larger accommodation than most of the places in Kitzbühel and with really good price 👍😁
I was very happy with my stay and quietness of the area, fresh air, and excellent quality of sleep. Everything was perfect! There's nothing to complain about it ...

Lovely modern apartment, great facilities. Really friendly and helpful owner. We were fortunate no one stayed in the apartment the night before we arrived so he let us check in early (10am). Great lockers in the basement to leave your bags after you check out if you need to. A 5-10 min walk to the lifts (up a hill) but manageable. Also conveniently close to a bus stop and supermarket, as well as all the shops and restaurants. We would stay again
Would have felt slightly better about leaving my skis in the basement storage if the door had a lock, currently it’s always open. But it was fine

The apt is awesome with “wow” effect - the space is used thoughtfully and gives a feeling of elegancy, warmth, coziness – from a cool pic above a leather sofa, to super soft bath towels with nice scent of softener. Modern design with Kitz touches is very inspiring, and as my wife says, the deco pillows with chamois on them are something we have to get for our home also 😊 We also appreciated underground parking garage suitable for any-size car. And not to forget the wonderful view from the apt and the spacious balcony to sit on.
We felt very welcome, not only because of a bottle of prosecco and chocolates waiting for us, but also because of very personal approach of the host.

Very central, lovely balcony going off into a side street with mountain views. Very clean. Lovely bakers close by with great cakes. Supermarket close 3 mins. Walkable to all lifts -Hahnenkammbahn 5 mins and 15 mins to Hornbann 1 for Kitzbulheler Horn. Photos are of balcony views.

What a fantastic stay! Our hosts were over and above, making us comfortable in every way. The location is fantastic and the Apartment is well-equipped and just right!
