We had an absolutely wonderful stay. The home was beautifully decorated and well kept. Owner was incredibly helpful and responsive. We would absolutely stay again. It was the perfect setting to celebrate 25 years of friendship with my closet girlfriends.

This place was perfect for our long weekend getaway. We could easily walk to the hot springs in the state park as well as the stores downtown. The house is gorgeously decorated with thoughtful touches like multiple keurigs, to go cups, and snacks. There is road noise in the front 2 bedrooms but we used the provided white noise machines plus earplugs and slept fine.

Our stay was wonderful. Very close to the baths, resturants and shoping, clean, all the conviences of home.

We are 4 friends who all went to nursing school together meeting at Berkeley springs for a long weekend. I felt misled by the previous reviews of this property which has prompted this one.
The upstairs bedroom/bath accommodations were lovely. Because we’re not as limber as we once were, we realized not having a grab bar in the shower was a little scary. We enjoyed the privacy of our own space, yet we could still get ready together.
Our biggest issue was the odor when we entered the house. At first we couldn’t decipher what it was but it was so strong it made our eyes water. I did communicate with the owner and they mentioned a toilet bowl cleaner in the first floor bathroom. After removing it and burning quite a few candles, by the 3rd day the smell became tolerable. We came very close to canceling our stay that’s how overwhelming the smell was.
I did find all the window coverings to be rather claustrophobic. There was no way to let sun in or get fresh air without risking letting in a crawling creature. When I checked to see if the windows opened, there were multiple dead bugs on the window seal.
The brick patio outback is a nice place to hang out but it could use a good cleaning and TLC. The only thing growing in the planters were weeds.
Although this sounds negative, you can’t beat the location to explore Berkeley Springs. We did over all enjoy our stay

Great Girls Weekend
We had a great girls weekend here! The house is large enough to spread out and has a lot of amenities that make it an easy stay. Location is very convenient to walk into town and to the spas. Host was very responsive to questions and instructions for check in and check out were clear and easy to follow. Thank you for a great stay!

Trip down memory lane
We really enjoyed our time at the Brookside Manor! The house was so lovely and spacious. It was very close to downtown and some guests went to the Springs at every opportunity. Everything was well stocked in the kitchen and house. Plenty of bathrooms and spaces to chill. The listing did not mention the hide-a-bed in the living room. Since we had so many, this was very welcome to discover after we got there. We loved the big dining room table for dinners and game time. Since it was so hot, one of the A/C units stopped working, but the house owners were SUPER responsive and got it fixed right away. Thank you! The back patio was great for some smores on the cooler night. We really enjoyed being next to the creek.
Wonderful hosts and lovely house and great location! We will recommend this to friends.

Absolutely fantastic stay - private whirlpool tubs in every room, surprising amenities, well stocked
I have never been at a house with so many carefully prearranged amenities and thoughtful touches. Private tubs in each room cannot be beat - and it was amazingly well stocked with everything I could think to look for. Appliances of all kinds. Condiments from A to Z. Viable and usable resources on hands like real laundry machines, generous towels, a baffling amount of modern and comfortable seating, coffee and tea setups everywhere. It was a great house and we had a wonderful time.

Lovely Place, Conveniently Located
The house is very warmly decorated, beds are comfy, and it was very clean. The patio out back backs up onto a small stream and there is plenty of seating and a fire pit. Beautiful setting. The location is perfect for walking to the baths and shops in town. The host was wonderfully responsive and communication was great. We enjoyed our stay and plan to return.

Awesome vacation
The house was clean, check in was easy, and the host was very responsive.
Only ding was road was a little busy however we spent every evening on the front porch. The location, so close to Berkley Springs State Park, can't be beat.
The house itself was very old but everything was updated: kitchen, bathrooms, furniture, air conditioning.
I would recommend and stay again.

Great Location, Beautiful Home, Gracious Hosts
We stayed on a rainy Memorial Day Weekend with extended family (total of 6), and the house was lovely, the location fabulous, and communication with the hosts excellent. Really easy to walk into town. Make reservations at the roman baths in advance! Fun stores and galleries, including a cat adoption house, which entertained our teens for most a rainy day. Nice nearby hiking, local farmers' market, and an art fair all while we were visiting. Our only regret is that it rained almost the entire time we were there and we didn't get to use the incredible backyard patio (which just gives us an excuse to come back).

This was a wonderful place to stay! Brookside Manor is clearly a bed-and-breakfast that has been converted to a house during the pandemic and associated quarantine. We loved each having our own jacuzzi tub! The owners thought of everything - coffee, snacks and a fully outfitted kitchen. Because we were there during the pandemic, we cooked most of our meals in the Manor’s lovely kitchen. The owners, Yvonne & James, were very attentive and made sure everything was in tip-top shape. The location was amazing - just half a block from the Berkeley Springs baths, with a brook running through the backyard. My son saw an otter in the brook the last day we were there! We loved everything about this rental.

We stayed at Brookside Manor for a three-day weekend of skiing at Whitetail Resort. In our party, we had a family of four (mom, dad, 21-year-old daughter and 15-year-old daughter), brother, and his grown daughter and son-in-law. We struck gold by finding this house that was only 35 minutes away from the mountain. On the website, it looked like it was going to be full of antiques that were too dangerous to touch. But the house was a huge comfortable surprise. Plenty of couches and chairs to fit us all. Lots of blankets to keep toes warm. There were three individual bedrooms, each with a private bathroom, to accommodate the adults who need real beds to sleep on. And the beds were great! Youngest had her own sitting room with couch and fireplace. The sitting room was separate from the family room where we all gathered to watch a movie on the large television, so we weren't tromping around in her sleeping area. The house was very well taken care of: clean and in fine working order. Plenty of hot water. Wifi worked well, too. The kitchen was well stocked with pots, pans, dishes, cups, silverware, and serving utensils. In fact, it was the best stocked kitchen of any house I have EVER rented. We packed a lunch for each day of skiing, and we cooked breakfast and dinner each day. Cooking for 7 people was easily done in this kitchen. The large dining room table sat all of us for each meal and provided plenty of room to play games at night. Everyone loved the coffee stations throughout the house and in each room. Totally fun touch. We were able to bring our skis into the laundry room each night. Ski boots were laid on towels in a room off the laundry room so that they were dry and warm each morning. It was nice to have a place to lay out boots without tripping over them. We went for a long walk on a Sunday afternoon, roaming through the state park with warm springs, neighborhoods with cool historic houses, and quaint local shops. Owner was quick to answer questions via text. Very polite and helpful owners. The house is on a slightly busy road, but earplugs and the house-provided white noise machines in each bedroom help to get a good night of sleep. We had an incredibly wonderful weekend. It was intended to be a mini family reunion, doing an activity (skiing) that we all love. The whole weekend was made better because of this roomy and comfortable house we stayed in. Thanks for creating a super fun family memory!

Nice property, great location, walking distance to everything.

This is a 1912 home that has beautiful bones. It has been updated, particularly the spacious bathrooms. Kitchen was well stocked with appliances and utensils, although we only used the microwave and toaster oven during our stay. Nice touches with snacky things around the home. Lots of magazines. TV with Netflix and Amazon and a few basic channels. Location is just two blocks from the State Park and a great restaurant, Lot 12. We walked everywhere to the restaurants and shops. Our only concern was the overpowering use of pumpkin spiced air fresheners. We found and unplugged five of them as two of us had allergies to them.We had a great family experience--all adults with lots of gossiping.

From the very beginning, the stay was outstanding. Working with the hosts was extremely easy, pleasant and enjoyable. The home, the location and the surrounding community was perfect in every way. I/we plan to return at some point and strongly urge all of you reading this review to seriously consider this home for your stay.

Girls trip
We really enjoyed our stay, the house is larger than the pictures show. Conveniently located to shopping, spas, and restaurants. I didn’t recall seeing anything in the listing about attached cottage and shared back patio. When we checked in we were informed there were other guests. But really wasn’t as big of a deal as I initially thought, as the house is huge and there is a front porch. The owners get back to you quickly if you have any questions!
