Beautiful villa with amazing view. Antonios was very helpful and provided great suggestions and helped book excursions or transportation. The location is unbeatable as it is in the center of Fira and 10 min walk to the central bus station which has buses going to all parts of the island. Would highly recommend booking this villa

The location and setting were spectacular. Historic Cave House Villa in center of Fira with spectacular sunset views. The Cave Villa included a patio with a hut tub from which we enjoyed the sunsets each night during our stay. You can easily access restaurants, cafes, bars and shops in Fira from the Villa. The views and the sunsets were unforgettable. The hot tub was a nice plus. The interior of the Cave House Villa is also special. An architectural gem. Truly unique. The dwelling consist of three rooms. The front room or main living area is an open room with a sitting area and tv which is internet enabled. Wifi is included. And at the end of the sitting area is a bedroom that can be fully closed off from the main room with shutters. Off the side of the main room is an open sleeping nook that can sleep two. The apartment also includes some storage and a very small fridge and a coffee maker. Our visit was before the start of the peak season. So, the island was relatively quiet and it was on the cooler side. We caught some rain and windy days. But the views and sunsets were spectacular each night. The hot tub temperature was perfect even with the cooler outside weather. We enjoyed our stay and the memorable views and sunsets. If you stay here, I recommend taking in the sunsets from your patio each night. The views and sunsets are what you are paying a premium for.

The price for the stay is expensive and the level of service and communication from property management is not commensurate with the prices. Transports to and from the airport were not seamless. There is no onsite management since this is a one-off property which impacts the level of service. We were travelling as a family of four with two older teenagers. The Cave Villa was a bit small for our family. The bedroom fits two persons very comfortably. However, the sleeping nook is small for two adults. And there is not enough storage in the Villa for a family of four. We recognize that this is a historic Villa and that space is a at a premium, but some minor adjustments in terms of how the Villa is furnished would better accommodate four guests. Breakfast is included in the accommodations. The breakfast was not at the level you would expect at these prices. The Villa is directly below the PK Bar. There are two ways to access the Villa, the most direct is through the Bar and the other is more indirect through a public path and a private walk way that serves the NK Villa and the Villa directly below it. The terrain is very steep and involves a lot of steps. The steep steps is the price of beautiful views and unavoidable in the Cliffside villas of Santorini. However, with respect to the upstairs Bar (which is separately owned and operated), we mention this because it may generate noise during the peak season. The bar was only partially opened during our stay which was before the peak season. But we could hear the noise at some points during our stay. It was not an issue for us during our stay, but the bar noise is something that other travelers may want to be aware of.

1) Location: Unbeatable view. Other reviews have mentioned this as well. 2) Host: Antonios does a lot of things right probably because of his decades long experience in the hospitality industry. He was great in communicating with us right after we booked till we left. He arranged for the airport pick-up , drop-off and a 3 hour tour of the island. Held our luggage both at check-in and check-out. He makes a visit every morning at 11-12 to check on the guests and is quite hands-on in terms of managing the property. 3) Complimentary luggage handling from the taxi drop off area in Fira to down the 90 steps to the villa. Please do tip the porter who does this. Its hard work. 4) Large living area for a family to spread out. Big and very comfortable day bed. 5) Very clean property with some thoughtful design. 6) A complimentary bottle of wine. 7) Its next door to the instagram famous church.( see photo)

The negatives are not so much related to the property but all caldera properties in general: 1) Flies. We went in March and there were a couple around. Keep the windows closed. 2) The number of steps down from the Fira promenade gets tiring especially after a long day. As I joked often, every day in leg day in Santorini. 3) Things were a little over-priced on the caldera. For example we did not find the breakfast ( provided by a third party) value for money (was of good quality, timely etc.) It makes for a fantastic photo op so we did it for a day. More value for money is just going to the Sovoronos Bakery next door from the McDonalds (but up the 90 steps). In summary, like many other reviewers wrote, I really endorse Antonios as a detail-oriented and considerate host. While there may be other properties on the caldera , better or worse, he is quite an earnest gentleman and a small-business owner making an honest living on the island and I would be happy to recommend him to friends and family heading to Santorini.

We loved our wonderful NK cave villa. Perfect for our mom-daughter retreat. It was immaculately clean. The two queen beds were very comfortable with very nice linens, pillows and towels. The rooms were spacious with a nice couch in the living space, table, fridge, coffee and tea pot. Plenty of room and wonderful cave ambiance..The jacuzzi was hot and maintained daily. (If you are looking for the cool off season, make sure that the pool/jacuzzi can be heated-not all villas/hotels do this-this was a mandate for us. There may be an additional fee for heating a jacuzzi.) The jacuzzi is tucked in so that it is private and still has an open view of the caldera and sunset. The beautiful patio is large, open to above and with unobstructed views all around. You can enter the villa through the popular and lively bar that is two floors above or enter off the private stairway. As you know, there are villas, patios, jacuzzis and walkways at every turn. Antonios was available at all times and communicated very well. Be sure to contact him with any questions. Thank you Antonios for a very nice stay!!

Everything, the view, the room, the service…

This villa is AMAZING. It has the best views and even gives you privacy when you are in the hot tube. Huge deck to lounge, eat breakfast, play games. The inside is really well decorated and you feel like you’re on in your own Greek villa with all the little windows that open and let the sunlight and you can see the water from every part of the Villa. We liked that there were two queen or even bigger beds and our kids could go in either place while we stayed awake. Double sink in the bathroom huge shower with rainfall and it feels like you’re in a cave. Antonios And his team were on top of everything on our stay and we could reach them at anytime day or night on WhatsApp. My son ended up getting injured on New Year’s Eve and they came to find us at the hospital and make sure you were OK and help us with everything. They were able to arrange catamaran tour, wine tour, a driver when we needed it and even rental car for a day. Even before the trip Antonios would answer all my questions so quickly and I felt very comfortable coming especially during Covid. The hot tub it was a very big bonus and as well as the every day breakfast which was plentiful. Beyond that you are really in the heart of Fira, everything is two steps away from you and the views again are unbelievable with amazing sunsets. There is no doubt we would recommend this to any family travelling in Santorini and we will surely be back.
