Lovely clean room and bathroom. It had everything you need or expect in the accommodation.

The room was as stated; the parking was well marked and close by. The room and bathroom were clean and well equipped for one night's stay. The outdoor table and chairs (sheltered by a hedge) was nice.
Some crockery and cutlery beyond mugs and tea spoons for eating the breakfast we took with us would have been welcome- I would have traded the ironing board for a plate!
The contactless check in was not efficient. If it hadn't have been for the gentleman in the next door room we would not have been able to get in as we were given the wrong code. Both numbers provided went to message service when we rang. However the different number provided in the room, given to us by the occupier of the other room, did work so we were given a new code. The code was not sent until 4pm so there was some anxiety about our ability to access the room anyway.

It was cheap and quiet
Bathroom was not clean with dirt and hair around the tap base. No blinds on window so felt a little on show to the busy carpark. Had to shut the curtains and turn the light on which was not very nice with the sun shing outside - get blinds.
Bex cafe was not even open. I thought that was breakfast sorted but no

Good location, and it was easy to find. Beautiful little property. Clean, comfortable beds and very quiet surroundings we got a good night sleep. Would definitely recommend for short stays.
Would have helped if there were net curtains in the bedroom when getting dressed.

It was neat, clean, functional. It was just a place to stay, and convenient. I was aware beforehand of there being no food available. The communication via the App was useful, and good. I was able to arrange to park my car before being able to access the room.
I wasn’t sure how to make the place warmer, if needs be. It was unfortunate, in my case, that the initial code number to gain entry into the room, didn’t work. Fortunately the Booking.com App provided a mobile number to contact, and a new code was communicated swiftly. Glad it wasn’t raining though.

I liked the fact that it was a self check in type of accommodation and that it was very clean. The windows were big and the room was very spacious. The shower was very nice too.
There’s nothing to complain about.

Overall it was very well signposted from the literature and emails sent so I was able to find it all easily. I was able to log into the room easily and the room it self was bright and clean on sight. All facilities were readily available and accessible.
Unfortunately there was a bad smell from the moment I opened the door. It was a damp smell which reminded me of wet materials which had slowly dried but left a musty damp smell.
It was off putting to be honest.

Bed was comfortable
Heating didn't work room was cold, the lights outside don't come on till late which meant when we went out at 7ish and it was pitch black to get to the car.

That room was ready before 4pm check-in.
Not very well sign posted. Away from anywhere. Stones outside are annoying for people coming home late. The bed wasn't very supportive very bouncy & felt damp. Was expecting the room to be bigger than pics show. Very small. There was no outside light. Pitch black.

That’s the staff we’re very helpful - my room hadn’t been sent through on email, I called up and within 3-4 minutes I was in the room. Really polite, really handy, I do recommend

The rooms were not as portrayed on the booking site. The parking area was more like a tip with paint pots, broken and whole pallets and very unkept!

Location perfect for the Newhaven ferry and everything nearby. No contact with staff, but that suited us perfectly.

Only downside was the TV, did not work great.

The room was compact but functional, everything was immaculately clean and the towels good quality. The bed was comfortable but a little tired.
The road noise at night was a factor, also people walking past your window getting to the other rooms is not great. Some more shampoo and body wash would have been nice.

Communications - it was stated in many emails digital key code would be sent by email the day prior to arrival. NOTHING was sent, it took hours of chasing by phone and email to finally get hold of somebody 3 hrs before arrival. The key code was sent immediately however the person informed me that they are NOT sent until ONE HOUR BEFORE check in. This wasn't communicated by Booking.com or on ANY of the communications. ONE HOUR before does NOT give peace of mind and casued unecessary strees on the day of departure for travel

The whole of the property was well maintained. The room was comfortable, quiet and nicely decorated. Modern bathroom. Access to room easy and modern. Communication with staff by WhatsApp quick to respond and help.
Only the fact it was on a hill but that is Harrogate hardly something that anyone could do anything about!!

It was a lovely little room and so cosy. Great location and really good food options for deliveries!
When we needed to phone them they answered straight away and were really polite and helpful.
We didn’t get the codes until after 4pm (I know check in is 4pm but we got an email the day before saying we would shortly be getting the code) which was a bit stressful as we had to ring the company to check everything was ok and we had been travelling for a long time.
