La location è spettacolare un recupero di struttura ben eseguito ed in progresso. Giardini e soprattutto vista veramente meritevole. Lo staff estremamente cordiale e professionale e la colazione a buffet ottima e completa di tutto.
Alcuni dettagli nella cura delle camere potrebbe essere migliorata.

Lo scarico wc non funzionava e vi lascio immaginare....fatto presente il malfunzionamento nessuno è intervenuto

Location is excellent, on top of a hill and next to the quaint village of Frascati. The domain of the villa is spacious, beautiful and easily accessible.
The only asterisk were the mattresses. They were low quality in our room. The eest of the hotel was excellent!

Struttura meravigliosa, appena arrivati siamo rimasti senza parole, anche se bisognosa di un bel restauro. Però devo dire di un fascino strepitoso. La nostra camera era una standard, quindi non mi aspettavo chissà ché...invece aveva un bellissimo affaccio sul giardino. Il problema si è presentato con il letto. Materassi che affondavano, non c'era una trapunta o un piumino, ma solo delle copertine nell' armadio e la notte abbiamo sofferto il freddo. Water che quando scaricavi faceva un rumore assurdo.. quindi immaginiamo la notte che spavento. Per il resto e per le zone comuni, veramente tutto molto bello e curato. Colazione soddisfacente.

Beautiful setting overlooking the city and the interior hallways and public seating areas retain their earlier elegance.
The room was very warm as the air conditioning was rather inefficient. The Wi-Fi is poor but they are honest and let you know this upfront. Much better in public area.

Beautiful and wonderful garden
I had a very old room with thick carpet and very poor lights. Iasked for an extra pillow which was not in the wardrobe. I also asked for a couple of disposable slippers but they didn’t have any. Also breakfast was not great

limited taxis. no shuttle and a VERY steep walk back up from town. impossibly for old/unfit/I’ll etc. stayed 4 nights and had forced to walk back 3 times - once in the rain up a steep cobbled hill.

Bath room toilet rim dirty as was bidet faucet. Staff at front desk didn't smile and not very welcoming. Air con didn't work. No restaurant. There is a bar but only for snacks and drinks. Beware hotel is on a really steep hill, we walked to town for dinner expecting to get a taxi back but ended up walking back as no taxis or Ubers available. Be nice if either hotel could do food or provide shuttle to and from centre.

The villa is grand, luxurious and has a very intersting history. We loved the amazing views and walking around the lovely property. The breakfast was very generous with a wide variety of delicious offerings.

no hot water, no plug for bath, no restaurant available for evening meal, bar snacks only, sandwich or salad , very limited menu. pool not available , poor soundproofing , plumbing to wc noisy for 20 mins after flush. creepy pictures in bedrooms. taxi needed to get to nearest restaurant 2km away, approx cost 20 euros one way. shortage of taxis to get to hotel from train station. we waited 45 mins despite phoning two taxis.

Is hard to say about the facility that is a 4 star villa. The building is very big, with more than 90 rooms and from the first look you realize that his time has passed. There was a strong strange smell in the rooms, impossible to sleep without open windows. The air conditioner system low performance, and cheap furniture and mattress Breakfast area, rudimentary equiped with dirty windows and lack of service.
