Location, restaurant and bar facilities, easily accessible. Lovely bungalows with hot tub on the deck and lagoon views. Charming staff.
Very expensive

Emplacement incroyable
Hôtel vieillissant mais quand même entretenu, restaurant avec des prix exorbitants au regard de ce qui nous est servi

Facilities were very good
While the staff in the restaurant and bar were absolutely great, the reception staff sometimes gave a bit the impression we were bothering them with basic requests (I swear I’m not being a Karen).
And the food was not great, for the price of the room. We fully understand it’s a remote location with staff/logistics constraints, but we did pay very expensive for the stay.

L’esperienza dell’over water è stata eccezionale!

We loved the location! Gorgeous view and the water was super clear! The bungalow was decent, but used and could receive an update.
The treatment from the staff at the only restaurant at the resort. I was w my 16 year old daughter there for her birthday. Three nights. Every meal, we were completely ignored. From the wait time to get a table, to ordering, to receiving out food and checking out. Other families came in way after us, received their food, had dessert and left before we had even ordered. First time to feel that we were profiled. It was so bad the last night, my daughter went back to the room in tears as I finally had to speak up to the staff and she was saddened how they responded.

We totally enjoyed our stay at Hotel Kia Ora. May be the best and only true resort on Rangiroa. Understanding the limitations on staying on Rangiroa (narrow atolls, not much fresh water), and a small town Avatoru 8km to the west, means if you are going to stay there, you are not going to leave the resort much, and your only activities are going to be on the water. We stayed in the over-water bungalows, which have some mostly dead coral below, but it's enough to attract lots of fish, particularly at night. The fish balls can be huge, which attract predators like large nurse sharks, blacktip sharks, and giant moray eels, which typically attack the fish just before dawn. The staff are extremely friendly, locals, and many do multiple roles at the facility. The twice weekly Polynesian dancing at night has kids from Avatoru, and the dancers get diners from the restaurant to dance, and the food at these events is very varied with lots of seafood options. Very family friendly, but the pools are not impressive due to fresh water limitations (there's a pool near the bar, and some bungalows/villas have their own jacuzzi/pool), so best if you are in the water snorkeling, or out on excursions. The Wi-Fi is excellent and probably the best we experienced in French Polynesia. If you are a scuba diver, Top Dive is to the west of the resort and can be walked to from the beach. Definitely dive Tiputa pass.

Location, layout
Expensive for state of property, dining options limited, staff not very friendly, reception not very helpful

The staff was great, very helpful and accommodating. Amenities at this resort are similar to what you would expect at a 4+ star resort in French Polynesia. We had a great massage, dining in the restaurant was great and access to beach and snorkeling were great. The private plunge pool was very nice and outdoor shower and lounge areas were great as well. Room was comfortable, clean and secure.
Based on the price you pay to stay here I think the bicycles should be free to use and carry no charge. It felt a little too nickel and dimey to be honest to charge us for the bikes. Although not a lot, the the $15 USD flat rate covers a few hours and you are not allowed to take to your bungalow.

breathtaking views and accommodations exceeded our expectations. highly recommend. True leisure stay and snorkeling access steps away. Loved every minute. Nice variety of breakfast food. Did not eat dinner there, so can’t speak to that, but we heard it was very good.

Great place to stay. The room was spacious and we appreciated the air conditioning! Loved that there were bikes and scooters available so we could explore the island.
Everything is a little dated, but still incredibly nice and well kept.

A luxurious, stunning hotel. The staff is great and welcoming. We stayed in a beach bungalow, clean and well maintained.
We also dived through the hotel's diving club. Although the dives are expensive, it is important to note that the equipment is excellent.

Everyone working there, the location is absolutely beautiful, Breakfast was amazing, everything worked from airport pick-up to departure 10/10
Bar menu ends at 6pm, would have been great to order a Sandwich instead of Dining some nights.

Excellent location, food, bar, service, activities, and more. My favorite hotel!
Rooms are getting dated and could use a refresh, but staff attended to any issues we had immediately.

Great resort, clean room and friendly staff. Wed. and Sunday night is all you can eat bbq food was awesome. You can rent bikes and cars right in the resort. Since our flight was a little later they let us stay in the room until it was time to go to the airport.
Nothing really except the mosquitoes in the rooms maybe have some kind of spray or repellents on hand.

We stayed in one of the overwater bungalows. The room and the bathroom were huge and the view is truly idyllic. Sunset viewing is really a must. The big terrace also gives direct access to the lagoon, where you can comfortably snorkel among plenty of fish. The floor window on the water is also amazing.
The resort offers plenty of services and excursions (mostly at extra cost), has a nice wellness area and offers beach towels and fins for free.
The breakfast buffet was pretty good, as the restaurant in general. We attended the polynesian dinner and the buffet was varied and very good.
The staff was really friendly and helpful. They provide free transfer from/to the airport, offer flowers and a drink and carry your baggage directly to/from the room. They even offered us a bottle of wine as a surprise for our honeymoon :-)
Despite the room being very beautiful, it clearly lacked some maintenance: for example, some of the window blinds where unstable or broken and the shower faucet was a bit faulty. Theese are of course minor issues, but for the staggering price you pay, you expect the room to be perfect.
The resort is not really close to anything, so there aren't real alternatives for dinner and you need to walk a lot or rent bikes (at an extra cost) to move on the island. It would have been nice, if at least the bikes had been free to use.

Clean hotel, nice and very big rooms
Hotel is way too expensive for what it offers. Rooms are very big but everything is a bit old and not everything is well maintained.
Restaurant is good but we got food poisoning on the last night which obviously ruined the next few days... also from reading the previous feedbacks that happens from time to time apparently to different guests so the hotel seems to have a real problem there.

we had dinner here two nights and it was excellent. Breakfast super. I
It is very spread out and difficult to find your room.

I’m sorry to say that I did not like one thing about this hotel.
facilities - see photo of the ‘infinity pool’ and state of the walls in our beach bungalow.
cleanliness - unclean and for a 4* hotel, staff really should know how to clean better - they left wet towels scrunched up in our room, old water bottles, and there were hairs in the shower and open toiletry bottles when we got there.
mosquitos: got eaten alive by mosquitos.
cost: this place will try to bleed you dry. They charge you £15 for a 1 minute transport to the hotel from the airport; £15 for room service; the meals are overpriced (for average food) and the worst thing is… knowing that there are no other reputable restaurants open, they force you to pay for a £96 buffet two times a week (Sunday and Wednesday) while not offering any alternatives or at least advertising them - definitely no room service as an alternative. In my view, this is daylight robbery.
staff: they honestly just look so unhappy and there is a negative atmosphere that I can’t pin down the source to - in any case, it’s not conducive to a happy holiday.
fitness suite: tiny and really dated machinery
customer service: I complained about the state of the beach bungalows and my worry about mosquitos due to the fact that I have had dengue before and it’s very dangerous if I catch it again. we asked for a refund for the last two nights and offered to pay for one night which we wouldn’t have as we wanted to move elsewhere - they outright refused claiming that mosquitos are everywhere and there is no dengue on the island - google dengue epidemic 2016 - they clearly don’t have customer well-being at the centre of their business.

Beautiful location.
High quality and fairly priced restaurant [considering the usual price range in French Polynesia].
Our overwater bungalow was very spacious and had a wonderful view. There are no OW bungalows facing each other in this hotel which is great.
Five star stay, really (complimentary bottle of wine upon learning it was our honeymoon was a nice touch).
