My family and I recently spent a weekend at this Greenport rental. The location and views cannot be beat! The house was extremely clean and comfortable. We hope to return back next year.

Mike and fam were incredible hosts, excellent communication and vibes all the way through, a very special place created by fun people who totally get it, our family of all ages had a blast

The pictures do not do this slice of heaven justice. The home is bright, airy and well stocked with 180+ degree water views. My girlfriends and I spent a long weekend celebrating our 40's. It was perfect. Very convenient to dining and vinyards but absolutely perfect for relaxing on the impecable grounds beside the water. We will be bavk 100%. Thank you!

We truly enjoyed our vacation at this beautiful home. The water views were amazing, the beaches sandy white and cottage style home was very comfortable and well stocked with all our vacation needs.

We loved our time at Mike's house. We got really lucky that the weather happened to be perfect which really brought this place to life. The outdoor space is perfect for spending time with a group of friends and family and the living room is completely filled with natural light and water views in all directions when it's a sunny day. The house was very clean and Mike was really easy to work with. There were also lots of games and activities to do there without having to bring our own, We're looking forward to coming back!

Came here for a girl's weekend, and couldn't have asked for a better house! The location is stunning, with views of the water in every direction. The pictures don't do this place justice - the scenery is just gorgeous, and the house itself is also much nicer in person. There were 6 of us and the house had everything we needed - lots of common space to hang out, plenty of beds and bathrooms, and a large, modern, well-stocked kitchen. We had a full weekend planned with winery hopping (the vineyards in Southold are no more than a 15-minute drive from the house), trips to the beach (the nearby 67 Steps Beach was beautiful), and eating/drinking in Greenport (5-min drive to main street), but we could've been totally happy never leaving this house. The only annoying thing, which has nothing to do with the house, is that Uber is pretty sparse out there (there were only Ubers available about 25% of the time), and the two cab companies in town (Hometown and Classy Cab) are a ridiculous rip-off. But aside from that, we had absolutely zero complaints. Mike was a pleasure to deal with, and super friendly and responsive. We can't wait to return!

We came out for my wife’s thirtieth birthday with our family. This house was incredible. We were able to enjoy our own private beach, a great room for socializing, a chef’s kitchen and great proximity to town and vineyards. Would absolutely recommend this house to anyone looking for a quiet family vacation!

We had the best time at the breakwater cottage in Greenport for my friend's bachelorette weekend. We were surrounded by gorgeous water views and a gorgeous lawn. We never wanted to leave. The kitchen was well equipped and unique with the blue cabinets. It was perfect for when we had a chef come to cook for our group of girls. Plenty of seating around. I recommend this house to anyone who wants to have a great weekend away. It's close to town too! I wish I could go back every weekend!

My husband and I rented this property for a special birthday celebration/vacation with our adult children and grandchildren (3 1/2 and 4 mos.) hoping to have a week of sun and sand on the water in a house that would comfortably accommodate the 8 of us. This home, and it's magnificent setting (with a choice of two adjacent beaches from which to swim!) totally surpassed our wildest imaginings! Mike was wonderful to deal with - quickly available for questions and concerns - and his house is as comfortably laid out/comfortably furnished as any rental we've ever had. The large, open living room/dining room/well equipped kitchen (with a large dining table that could easily accommodate 10) is surrounded by windows that look out onto the yard and the water beyond - a perfect center for our days and nights when we weren't outside enjoying every wonderful nook and cranny the property had to offer. We could all be together, or find a quiet place to read or talk - in the hammock, or at tables and chairs scattered around and tucked away amidst the property. The large, grassy yard was perfect for outdoor family games, blowing bubbles and playing whiffleball with our grandson. And the close proximity of the house to the beach made it easy to come and go many times over the course of the day (even the 3 1/2 year old could follow the path and return home "on his own"). We rented paddle boards for several days from One Love Beach (they deliver and pick up the boards!) and took advantage of the kayaks that are included with the rental as well. This terrific place enabled us all to enjoy an abundance of beauty, relaxation and activities-we-love - It was a magical and memorable week and we can't thank Mike enough for sharing his family's amazing beach retreat with us!
