Location and price excellent. A fully fitted kitchen if required and a light self service breakfast in included in the cost washing machine and tumble dryer available

Warm and friendly welcome on arrival with a good explanation of all the on site facilities and arrangements. A high standard of cleanliness in the bedroom, shared guest area and shared kitchen/self service breakfast area. Very good value for money and perfect for our one night stop over.
Nothing to dislike bearing in mind the very reasonable cost for a comfortable, good night's sleep and self catering breakfast provided.

It is a quiet and comfortable guest house offering a home from home self-catering experience.

Breakfast as advertised, Owners very friendly and helpful.
Noise of running water dripping during the night. Lasted for about 15 minutes, Explained to owners, believe to be an airlock. Owner offered to move us, we declined as everything else was fine.

We were on a cycle tour. The Horse and Groom was perfect for our overnight stay in Swaffham.

Near is coffee place and good place to eat as well. Also, free parking is just opposite.

Help your self breakfast,tea and coffee 24/7,ever so quite , very quirky,very help full chap that went above and beyond,ample parking opposite the guest house
The electric fan could of been checked to see if it worked proply,it was very hot 🥵 in the room that's with 4 windows open all the time

The owner was very friendly and very helpful. The room was clean and very comfy and had everything in it to make our stay a brilliant experience.

Ideally located within easy reach of town centre. A nice no nonsense guest house. An ideal place to stay and with access to the kitchen and help yourself breakfast supplies.

very nice old building. a very warm welcome & explanation of services & room. made to feel at home & pleasantly surprised by all of the free extras offered.
it is an old building & there are lots of little steps to be aware of but this is by no means a complaint as it adds to the charm, just something to be aware of if you are not too steady on your feet

Self service breakfast of cereals and toast was fine for us, and bearing in mind the cost of the accomodation this was a bonus. A roomy bathroom, big screen TV and comfy bed - perfect for an overnight stay.
A lot of items in the fridges downstairs, so a bit confusing as to what food we could use.
