Location was amazing! We were in town for a concert in Hyde Park and for a trip to the Harry Potter studios.
We were able to walk to Harry Potter (in 20 mins) and the train station to get a ride into Euston (a half hour walk to the station with a 25 min journey)
The grounds are BEAUTIFUL! Peaceful, we spent time watching the birds of prey fly above. It’s so quiet, it’s hard to imagine we are so close to hustle and bustle. It’s a gorgeous and convenient oasis!
Some areas were tired, especially the pool area, (which was missing a part of the ceiling!) however, everything is clean, and we saw new carpets being fitted so we can only assume it’s all being slowly renovated.

Room was lovely , but that is what we paid for , bed comfortable , very well decorated
Asked for a quiet room as we needed an early night for an early start . However on arrival the hotel was hosting a prom night , our room was directly beside the marquee with the music pumping out till 11 pm , so not really what we asked for and paid for , so disappointed

Ok for the price. Only 25 approx mins walk to HP Studio’s and train station. Only 20 ish minutes on the train from central London. Clean and comfy bed

The hotel was a fantastic location as we were visiting the Harry Potter studio the building and the grounds were amazing And the breakfast was very good.
The price was extortionate. The beds were very uncomfortable rockhard the Aircon did not work in the room. The staff in the restaurant need extra training. We were placed any room which was over the bin area for the staff and we kept awake all night.
4.0
It was clean, the gardens beautiful. Plenty of parking. Rooms spacious with everything you need apart from coffee, only decaf available.
A bit impersonal, drinks very expensive.

Nice setting and comfortable
Small things. Remote for TV didn't work very well and battery cover missing. Bit chaotic at breakfast. Asked for extra teabags for room and I'm still waiting!!. Overall we were there for one night for a wedding reception held there and it was good and comfortable hotel just could do with a few tweaks.

Room was very nice
Very tired. Strange layout. Staff were appalling. Chef decided to have an hour off between 7-8pm. Have to get just eat in. Waited at bar for 15 mins before someone came to serve me. Felt like I was putting them out.

Proximity to business venue
The room was so hot I felt desperate. The AC did not work. The windows don’t not open. Was horrendous

Most of the hotel staff were pleasant, friendly and chatty and engaging with kids. Beds were very comfy and the view beautiful. Location handy to Harry Potter Studios which was the reason for our visit. Food in the restaurant was nice enough. Breakfast lovely.
Rooms are small but have everything you need. Most staff lovely except the bar man who was dry and didnt smile once. Hotel carpets and the pool area are well overdue a clean up / refresh. Reception didn't tell us anything about breakfast times or how to access the pool etc upon check in. Our room wasn't on the breakfast list and that was embarrassing but the hostess was very nice about it and sorted it out for then and the following morning. In the room, there were some hairs on the bedding and the lamp didn't work. The milk in the room was off, got replacement and was same again so gave up on that and didn't get to use the tea and coffee facilities the entire time we were there. Hotel lacked a nice atmosphere. At one point I put my own music on because there was none in the bar/lounge area and it made it very strange to relax or get comfortable in.
4.5
Great space outside for the kids to play about in. Staff very friendly. Great food. And very clean in the hotel itself.
Swimming pool was a bit disappointing 😞 bad smell in changing rooms and grubby. Parts of the ceiling paneling missing in the swimming pool area.
4.0
The location was quiet. The staff were very pleasant. Grounds beautiful. The pool was handy, and although it needs a bit of TLC was perfectly fine to use. The rooms were clean and everywhere looked as though it had been recently decorated. All the staff were great, and seemed happy.
The restaurant menu was a little limited, and at times the staff were thin on the ground. Unlike most hotels we had to pay for breakfast there & then and go to reception to pay. All hotels I have been in before would usually add it to the room bill. We prefer the choice of deciding on the day if we will have breakfast in the hotel or not.
3.5
The location of the hotel is great, lots of parking. The garden and grounds are beautiful. Rooms are clean and modern, we had a nice view of the garden where we spotted dear. Staff were overall very friendly. There was one lady who could perhaps put on a braver face and not behave as if she is there against her will.
I want to see the pool area improve. The photo does not match at all. Paint falling off the walls, no deck chairs, ceiling hanging and collapsing, poor lighting, mouldy pool cover suspended which could just simply be got rid of and binned. bad smell in the changing rooms. It would take no effort and very little money to actually make it half decent again.
3.0
The scenery outside and the location to the WB studio.
Size of the room - too small
Bedding didn’t seem fresh.
Coffee facility is poor. Tab water was quite cloudy after a boil
So had to give that a miss - surely hotel
Of that size and how busy it is can afford a nesprresso coffee machine
Bathroom didn’t have a clean feel to it.
Toilet seat could do with a replacement and good upkeep after as all stained
TV - Netflix wouldn’t work
Room walls are paper thin so can hear all
Sort of activity taking place in the neighbouring rooms
Staff at reception- we had an issue with our room card not scanning and upon bringing this to the attention of the staff member they didn’t seem bothered and questioned why it wasn’t working as if we would have the answer
Restaurant and bar - too overpriced for what they serve
3.5
Our room was incredible and the grounds were stunning. Staff were friendly.
Some of the facilities are in very bad repair (the pool in particular and is nothing like the pictures). Our bed was very creaky which was a shame as otherwise the room was amazing. Customer service could be more clear in terms of communicating offers etc
2.5
2.5
Close where we needed to be.
Driving into the place and entering the reception was beautiful, but when you head towards the guest rooms it's very out dated. The bathroom needed touching up. The shower floor inclined away from the drain causing it to flood the floor. It appears to be a common problem because of the rust and wood rotting on the bathroom door/door stop.
3.5
I like the staff as they seemed to be very nice. I thought the room at the price I paid was good value, cheap and cheerful.
I didn't like the hall carpets, needs a little paint in places. To be far the price was very good for what it was

Friendly staff
Only one choice of vegetarian starter, main and dessert meal
4.5
The deluxe rooms were very nice, the staff were friendly, the food was very good and the location to the warmer brother studios was excellent. The grounds were very well kept
The hotel was a bit like it was ran by two different people. Parts of the hotel were excellent (the deluxe rooms and the grounds were gorgeous. But other parts weren’t so, all the windows in the dining room had a lot of cobwebs and didn’t look like they’d been cleaned in a long time and some of the carpet was stuck down with duct tape.

The location suited our purposes of being there
Hotel was tired looking inside. Poor waitress was by herself looking after quite a few dinner guests, thus didn’t remember everything.

We were upgraded to a new deluxe suite and it was stunning! Absolute luxury, beautifully decorated and pristine with all the extras we could possibly need (vanity kit, dental kit, shaving kit, toiletries, mini bar etc.)
If booking this hotel then definitely splash out and book these rooms - it's so worth it!
We booked the forest suite and were checked in there first. It was freezing cold, smelt of damp and all the towels and bedding were damp too. The whole place was dusty, dirty and had insects crawling around too. This room should not be available to book!
We also booked the hotel for use of the pool, however we weren't told until check in that the pool was unavailable for the majority of our stay due to community swim classes. We managed a quick 15mins in there Saturday morning before lessons started at 9:30am, we couldn't swim Friday afternoon at all as lessons were on until 6:45pm and we had dinner reservations at 7:30pm. This was really disappointing as we specifically chose Hunton Park for the pool access.
Pool was unavailable to guests:
Mon&Wed 12:30-14:30, 15:45-18:45
Thurs 10-12:30
Fri 15:45-18:45
Sat 9:30-13:00
So for Friday night stays you really don't have much time to use the pool unfortunately.

Closeness to Warner brothers studio
Cleanliness and general condition
The infestation of flies
The dirty carpets
The damp patches on masonry
The leaking windows
The lack of staff at bar area
The heavy none functioning automatic door at hotel entrance
Pool unavailable

Convenient location if you’re visiting Warner Brothers Studios
The food was disappointing, my partner ordered a goats cheese and beetroot pizza, she was served a frozen supermarket margarita pizza with some rough chopped beetroot haphazardly chucked on the top. Not what you expect when being charged £14.50 for a “wood fired pizza”.
Our side of the hotel was undergoing renovations, there were tools, loose screws, bits of wood strewn across the hallway floor and staircase. Baring the barman who was very helpful and apologetic, the staff were generally uninterested and unhelpful.
The rooms look very nice at first glance, but are average at best when you look closer. The showers will give you the age old choice between heat and pressure. The bathroom floor looked like it had never been cleaned.

Breakfast was good.
Location of hotel for the Harry Potter Studios was great
In some places hotel was untidy, dirty flooring, unkempt, building work going on.

Location and building
Catering very poor, staff didn’t know what they were doing . Very young with no support
3.5
It was in the ideal location for visiting Harry Potter Studios. It’s a beautiful looking hotel. The rooms were modern, clean and comfortable.
There were so many flies on the stairs to the rooms. The pool was closed for maintenance, which is understandable, however it was not mentioned at the time of booking and we weren’t told until the day before that the pool would be closed. We chose this hotel mainly for the location and the fact it had a pool. We were offered to use their sister pool, but we were expected to drive or get a taxi 30 mins away. Which is not ideal after a 3 and a half hour journey as it is.
We had tea in their restaurant, looking on the menu there’s plenty of choice and reasonable prices. But the food didn’t reflect the price. I had a chicken and chilli pizza, which was a frozen pizza and there was no chilli on the pizza. I had a waffle for dessert which was tiny and not worth the price.
We ended up getting a take away delivered on the 2nd night stay.
We stayed 2 nights in the end and on early Saturday morning I was rushed to A&E (nothing relating to the hotel), When we arrived back to the hotel, we missed breakfast that we had paid for, we explained to the staff at reception the situation and if we could have breakfast for the Sunday instead, which they agreed but there was concern of why I had been to A&E. I want asked if I was ok or anything which i know isn’t a massive issue, would have just been nice for them to show a bit of kindness.
Our door wouldn’t shut properly, we had to really push it for it to close.

Beautiful hotel grounds
Clean rooms
Could not sleep due to a traveller's wedding, the guest were in rooms next to and opersit ours playing load music, shouting, running up and down corridors and knocking loudly on doors till 6am. Staff asked them to be quiet but they didn't listen so staff let them carry on disturbing all the other guests sleep. Not professional or helpful staff at all.
Also I arranged weeks before arriving a simple birthday request of balloons to be put in the room for my son's 16th with me providing the balloons and for them to inflate with helium, on arriving I was told this could not be done so why pre-arrange saying it could be?

Nothing at all. We never got the room we booked and it was dirty. There was nothing at all to like about the place
We were booked in March yet never got the room we booked. Standard wise it was far inferior and not the value we paid for. Toilet was dirty and stained, used soap, poor facilities. Breakfast awful and cold. Glad to go home and left the complimentary wine they offered for the room mix up.

Great location from the Warner Brothers Studio Tour
Unfortunately this is our 4th stay and we were extremely dissatisfied.
The room: despite the same room type being £50 extra than our last trip it was not £50 more luxury. The toilet was dirty and stained, bathroom floor had not been cleaned and the remote for the tv didn’t have a back on it. They may be small things but they are the minimum you expect even in a basic room. Despite it being 23 degrees the heating was on in the room. We used the fan provided but as it wasn’t near the bed it did little to help.
The hotel: unfortunately there was a wedding at the hotel the night of our stay. We have been twice before with weddings and actually enjoyed sitting listening to the music and happy chat of guests. This time was chaos, guests were angry and swearing. It took 40 minutes to be served at the bar as the marquee bar was struggling with the volume of numbers so wedding guests spilled into the hotel. You felt as though you were intruding on somebodies event and the poor staff were given so much grief that polite guests were given a short brush off too. You could have a quite drink after a long day so we took ours back to our room however could still hear the wedding party until late. All in all very disappointing and not worth paying so much extra for.

The location itself is beautiful and lovely walk of the gardens.
Needs a serious revamp!! Pictures on the site unfortunately don't show this but everything was so used and worn. I didn't feel clean at all, the hotel corridor itself stunk of smoke and no fresh ventilation! I also couldn't even open our room window which is extremely dangerous incase of a fire.

lovely location
small room , bathroom door handle broke off so took a while to get out of the bathroom ! the drink prices were expensive!

Location was good. Facilities were good
We found previous occupants sock under the bed!
2.5
Location is good, a short drive from Watford and the Warner Brothers studio tour. Staff were friendly and breakfast was good.
The bed was very uncomfortable, springs poking up in the mattress, it definitely needed replacing. Room was also pretty small and bathroom wasn’t very clean. Lots of ring marks on the counter and the sink and toilet weren’t clean.
Pool wasn’t available during our stay so can’t really advise on that.
Beer prices I think were reasonable (approx £6 a pint) but all other drinks were very expensive (some gin & mixers around £15 and 175ml of wine £7-8)

lovely OLD Manor House with a lot of character.
bedrooms were beside the indoor pool which was very smelly , floors soaking and generally needing of attention. bar prices very expensive
1.5
There wasnt much to like although the grounds were nice.
Dissapointed with the quality of the building, an an annex, shabby bit not chic. In desperate need of a refurb. A bad sneel on route from reception to the annex rooms. No lift, cracked bathroom sink, windows dirty, not the glass, the internal glazing had mould.
