We had a wedding party stay here as it sleeps 30 and although we didn’t have that many people stay this house is perfect for large groups. It’s right across the street from the beach access, easily walkable so location is 10/10. Good sized pool and hangout area.
There was some gold fish on the floor and hair in the sinks / shower but nothing too dirty. Pool was freezing cold and hot tub is only on 6pm-12am which is inconvenient if you plan on using it any other times. But overall would stay again!!

The maintenance man worked on any and all problems that we experienced after we arrived, and his help made our stay wonderful. He was very responsive to our calls, and made some very good suggestions about activities.

We had a good time. We weren't aware of all of the rules before paying and before the day of checking-in but most of them seemed reasonable enough. We abided by then but I feel like you should have some of the rules and the fact that you only can use the hot tub for 6 hours on your listing. Other than that we had a great time. Thanks so much.

We had a great time staying at this house. The only concern was if the linen was washed before we checked in. We found a few items in different beds In the sheets. We wish the hot tub and pool would have not turned off after midnight. With Having to pay the extra Amount to have it heated to have had more control over when it turned on/off.

Pelican Perch is a wonderful home for large families because each room has its own bathroom. The open living/dining/kitchen was perfect 21 people who flew in to the Destin-Ft. Walton airport (VPS). One-way Uber is $85 w/tip. Cheapest gas was $3.15 at Tom Thumb—not near Pelican Perch. Nearest grocery store is the Publix Watercolor. If we had teenagers there, the 3rd floor game room with foosball, air hockey, and video arcade would have been fabulous-underused by young children who were too short to use any of it. The bunkbeds were really neat up there, but only one of the individual TVs worked (in an upper-bunk no less!). Also no big deal for our littles, but a teenager might have been disappointed. There are two Pack-n-Plays, 1 high- chair and no booster seats. Wi-Fi is spotty when trying to get the baby monitors to work. There is an alarm every time the door to the pool is opened—which is a nice safety feature. Be careful going up and down the carpeted stairs with your arms full—3 of us slipped. All the beds were comfy and the house was nicely decorated. The “twin” house next door is managed by 360 Blue and is called Waves. Pelican Perch is managed by 850 Vacation Rentals—and that’s where the emails come from. The wagon to take to the beach was a lifesaver. It hauled the umbrella, boogie boards and chairs which were provided. I had to bring/buy 21 beach towels because they are not provided unfortunately. There are a couple of irons and ironing boards in closets upstairs. Pool was cleaned twice while we were there. There are a few chipped portions in the bottom of the pool, but that didn’t affect anything at all, it was crystal clear. A purple light comes on automatically around 8:00 pm and we couldn’t figure out how to turn on the hot tub. The gas grill outside was great because you don’t need charcoal nor propane tanks. There are 2 Mr. Coffee pots. The big dishwasher and 2 dish drawers were well-used. Nice to have 2 large refrigerators too. One of the lower freezer drawers was needing repair, but someone else already wrote about that in a prior review. Big Plus: a new ice machine had been installed! There are plenty of dishes and flatware for everyone. A couple of big mixing bowls would help. 100% I would stay here again. Kudos to the owners because it was built with love. Wish list: a doormat inside the front and back doors to water/sand, full length mirrors in every room, hooks in the bathrooms to hang wet bath towels, and potholders.

This house was amazing for a big group. It had more than enough space for everyone and we loved the location! Less than a 5 minute walk to beach access.

The property is in a great location! Walking distance to the beach - house had beach chairs etc so we didn’t need to bring stuff which was nice. Pool was great with a hot tub! But the inside was not the cleanest - windows were dirty, dust bunnies all over walls etc - kitchen was not stocked for our size group - freezer door didn’t work, disposal was broke(which they came in and fixed) the upstairs bathroom door was coming off the hinge. For the price point we expected a little more upscale place!

It is sad the house is not being maintained better. In general the house is a great layout for a large family. When I called the property manager regarding problems I was told very abruptly they know the house is rough but that is how it is at this time of the year. That being said the house is desperately in need of a deep clean, one of the freezers door is broken so cannot open completely, the fans on the back porch are broken ( was told they do not plan to fix), 3 toilets needed to be repaired, etc. I hope this review will make it a better place to stay for future renters as I have rented many homes and have never left a poor review.

Great Getaway
The company was great to work with. The location is also wonderful. The kitchen is well equipped. Our only criticism is that the Icemaker really doesn't provide much ice for a house that large. I would have preferred an icemaker instead of 1 of the dishwashers.

Mother Daughter trip
Perfect house for a large group of people. Nice beds, furniture and pool. Kitchen had everything we needed. Property manager was very responsive and helpful when we needed her. Would stay here again!

Great Location and Great Space
Great Location, Clean, Great Size, and overall a great house. The Kitchen, bedrooms, and main living space was amazing for our large family gathering. Easy access to beach, restaurants, shopping, and surrounding towns. Pool was large and a big hit with the kids. FYI...The hot tub can only be used during certain hours... Beach gear was mediocre at best. No beach/pool towels provided. Overall we all enjoyed this property and we would likely rent this house again.

Wonderful House!
This house was perfect for our family vacation. We had groups from 3 different parts of the family meet us here, and there was plenty of space to spread out and not feel on top of each other. The teenage boys lived the game room, and the entire family loved the pool and hot tub. We were very sad to leave, and we will definitely stay here again!

The house was perfect for our large family gathering!
The house was perfect and the location was great. We loved the pool and we were glad we had it heated. Our family was in it a great deal of the time. During the Covid flare up we spent much of our time between the house and the beach. It was such a short walk to the beach, we were able to easily walk back and force to the house to get lunch. We also enjoyed the closeness to Seaside and the food trucks and restaurants. I would definitely book this house again. 850 Vacations had a wonderful person assigned to answer any of our questions and trouble shoot any of of our needs. 5 star house for sure!

Amazing stay!
We LOVED staying here and are already talking about returning next summer! Some of the highlights:
- Private bedroom + bathroom for all of our 7 separate households
- Very spacious kitchen + living area
- Foosball + games on top floor
- Pool, + hot tub, and ample beach supplies
- Location!!! Such a quick walk to the beach!
The one hiccup we had was that the heater was not turned on for the hot tub, so we were unable to use it our first night. The property manager was responsive to our concerns, though, sent a maintenance team member early the following morning, and it was fixed and ready to use that evening.
Overall, 5 stars all around! Hope to return soon!

Perfect!
We had 13 adults in the house and never felt crowded. Loved everything about the house. The only bummer we had was the heater in the spa wasn’t working so we weren’t able to use it properly. Doesn’t affect my rating, or experience, I know things happen and I’m sure it’ll get fixed for future groups. Thanks!!

3 Families/15 people - awesome stay on 30A
We had 15 people - 3 families with 9 kids ranging from infant to 10yos stay at Pelican Perch. The house had more than enough room for everyone to be together (so much seating for hang out and meals!) and have down time (including baby/toddler naps). It was great to have the kitchen and family space right off the pool deck so the cooks felt part of the action. The house had everything we needed and more! The game room and bunk bed rooms were so fun and really entertained the kids during beach downtime. The location to the beach is amazing (that 30A water!) - access right at the end of street! The pool/hot tub with a water sun deck was so fun and great for baby and littles. The property manager was so responsive to any needs! We had a great time and would highly recommend Pelican Perch to friend and family! The property manager also allowed us to use a grocery service to have the house stocked at our arrival (Vanessa at Pristine Grocery Delivery of 30A) and we did a beach bonfire with Pirates Life 30A Bonfires. An epic week!!! Thank you so much!

Pelican Perch Doesn’t Disappoint
This house is awesome! It is spacious enough that our family had plenty of room. The kids especially loved the third floor equipped with games and each bunk had its own little tv! We all enjoyed the pool and hot tub! The short walk to the beach was especially nice. There was a small issue with a dryer door that was handled by maintenance in a timely manner. I definitely recommend Pelican Perch for large groups and/or families with children!

Florida family vaca
Accommodated our extended family of 30 quite nicely. Location of bunk rooms was not accurate which caused a few more steps for some older guests but still worked out ok. Pool and hot tub was awesome and enjoyed by all, especially the 8 grandkids. Maintenance issues were handled expeditiously and professionally. All in all a great stay.

Wonderful for large group gatherings!
Such a great week at Pelican Perch! We had 7 families all staying together, with kids ranging from 12-21 AND a 3-month-old. We were all blown away at how clean the property was when we showed up; check-in was a breeze. With an infant in the house, we were worried about noise levels, but were very impressed with the acoustics and how quiet the bedrooms were when you were in them. The kitchen is the perfect setup for a large group - double appliances were key (and a requirement when we were searching for homes). The group at 850 always answered my messages promptly leading up to our trip, and someone from maintenance touched base with us almost daily to make sure things were going smoothly (they were having new furniture delivered during our stay, but they handled everything and fixed something while they were there). The only things we wished we had were a skimmer for the pool and a better ice machine; the counter-top machine provided had mildew all on the inside. We have already checked the calendar to see if we can book again!

Family stay
We loved the property for our stay. The beds were very comfortable, each room accommodated each family perfectly. We all had room to spread out. The pool was such a perfect addition and the kids and adults enjoyed it.
Our only complaint would be the cleanliness of the floors and some of the bathrooms when we arrived. Other than that, no complaints. We had a wonderful stay and can’t wait to return for another stay.

Great house in a great location!
We stayed at Pelican Perch with two other families and it was perfect for what we needed! There was plenty of room to spread out and the pool and hot tub were great. It's right across the street from the beach access and although it was closed the week we were there we only had to walk another block to gain access. We could have used a vacuum cleaner and broom/dustpan to clean up the sand that all of those feet dragged in during the week and a few more glasses but other than that we had what we needed and enjoyed our stay! Would definitely recommend!

Birthday and engagement celebration
We found the perfect house for our celebration. There was something for everyone. The third floor game room kept the children occupied for hours. We were also very close to the beach. The house has a large, well stocked kitchen and we found everything we needed.

Spring break trip
We stayed at this property for spring break with a group of 8 adults and 11 kids (age 1-8). The location was great, the assistance with the property was great, and the size & layout of the house was also great. My one complaint is that the carpets and rugs are all old and could use to be changed, but otherwise it had everything we needed to have an amazing trip!

Fantastic Accommodations
Due to covid we re-routed our annual guys golf trip from Palm Springs to the 30A area and were extremely impressed with all the area had to offer.
As for the house - All 8 guys (late 30’s/early 40’s) had their own spacious room and their own bathroom/shower which can be difficult to find at a reasonable price, but Pelican Perch delivered in a big way. Not only were the sleeping arrangements fantastic, but so was the entire house! Plenty of room to hang in both the upstairs game loft and in the main floor kitchen, family and dining area. The outdoor pool/hot tub area was also perfect. The house was adequately stocked for large groups. Plenty of silverware, plates, cups...etc. Also a huge double refrigerator/freezer that allowed us to stock up and not have to make multiple trips to the store. It was also nice having 2 washer/dryers in the house. The location is perfect with the beach across the street and plenty of restaurants, shops and bars within walking distance. This house met and exceeded all of our needs and would also be a great house for large family gatherings with plenty of room for younger kids to bunk up and have their own retreat up stairs. The management was very accommodating and checked up on us throughout the trip, but we never needed anything. If you are looking for a house by the beach for a large gathering Pelican Perch has it all covered.

Everything was as promised! We chose to heat the pool and that was totally worth it. The maintenance team was on top of the few questions we had with an immediate text reply! The house was super for a large group with room to eat for at least 16-20 at the tables plus the counter. The rooms were lovely and the game room perfect for our group! The walk to the beach was very short and there were many things to do nearby within walking distance or a super short drive. The beach was lovely as well. All good things! Perfect for families, multi families, friend groups and families with small children.
