Good location: 3 minutes walk to the beach, many small restaurants and caffes around. 10 minutes walk to a grocery store or train station to Nice. Street parking close, though one needs to carefully resd the parking ruled and times by zone.

The staff did not understand English. the walls are very thin and you could hear the neighbors and children crying at night. The beaches in this area are inconvenient. The hotel is far from the bus stop and is located on a noisy street.

We came and the only available room was dirty. Just plain dirty and really not cleaned well. So asked for another room but no others were available and cleaning crew was no longer working.
So we had to leave to another hotel for the first night. Asked for money back but they refused. We argued a lot, wasted a lot of time for that but still had to come back for the rest of the trip (as booking had no power to influence them).
We got another room, much better than the first one. So we agreed to stay. But still did not get any money back for the first night. So place is so so, pretty average for the price (if you get good rooms) - so luck is involved...

The studio is in a very nice spot. The superior room overlooks three key areas: the hippodrome, mountains and a bit of the sea. We got extremely lucky that there was an event going on at the hippodrome, so we got to experience their show-ending fireworks. The location is also in a great spot regarding food - walking towards the sea and turning left, there is a looong row of various types of restaurants. Our favourites were the Mamma Italian restaurant at the beginning of the street and a sushi place named TN Sushi. The Italian restaurant specifically had huge portions and a very affordable meal combo of 3 courses at around 23-25€. In terms of the studio again, we liked that there was an elevator to get up to the upper floors and that the room had automated shades that would shield the room from overheating during the day. The noise also wasn't bad - we didn't keep the door open, instead we used the air conditioning in the entrance hallway of the room - it really held up well.
We got a room on the 4th floor, which was quite old and needs a remodel. The room itself was a standard - bed, flat screen TV, one bedside table + a kitchenette. The floors were quite sticky and rather dirty, so if you walk on the floor barefoot, your feet would get sticky and dirty. The biggest disadvantage was the lack of outlets near the bed or in the general bedroom area. There was one outlet behind the bed, which was impossible to reach due to the headboard. The only usable outlets were in the kitchenette, which was not a good option if you wanted to chill in the bed after a long day. Another thing that quite irked us was the reception - firstly, when we arrived during working hours (in a 30° heat, mind you), we had to stand outside and wait for the receptionist to arrive, which took like 30 min. The phone number in the window was incorrect, therefore we had to dig through the internet to find a correct one. When we had any issues or questions, the receptionist was never there! We called her, but she talked only in French, which was difficult to understand, and, quite frankly, very weird that a receptionist at a studio cannot communicate with English speaking tourists!!

Location excellent. Owner friendly (but didn't need to see them much). Shower was good. Bed was very comfortable.
I reported that the toilet seat was loose, but nothing was done about it.
The icebox in the fridge did not have a door, so I could not make any ice.
I found lots of dust in certain "hidden" areas.
Some of the studio was a bit "tired" (e.g. kitchen worktop, bathroom sink unit).

the current door is leaking. this makes it very strong in wind. the lock does not lock properly and must be replaced

It was a low-cost studio apartment rental with a beautiful view of the sea and the racetrack (which I had come to visit.) It had a coffee maker and tea boiler and a tiny kitchen with a cooking surface, which was good. The person who ran the place was very nice.
Perhaps it's just because the cost was very low, but the building itself, the halls, stairs etc., were not all that modern. The room was OK though could have used a rug or two, and maybe something on the walls.
