This house is even better than the photos. Plenty of room for my family to spread out. We cooked some of our meals so the gas grill and the kitchen were great to have. Everybody loved the swim spa. I knew it would be too cold at Thanksgiving to swim in a pool so this hot tub was a major selling point for me. It was big enough for the teens to lounge and for the little ones to paddle around. The beach access is a short walk across the street. Excellent host with great communication and very accommodating.

We had an amazing stay in PCB. It always feels like home. The house was exactly what we needed for our large group of 10. Being located directly across from the beach was a change for us as we normally stay beachside but the teenagers did not complain. My only recommendations are that the thermostat was locked out at 68° and it always felt warm in the house (could be adjusted), add a few more towels & washcloths (8/10 of our party were female and we struggled with that situation), and the kitchen could use a few more items such as measuring cups & a hand mixer (we cooked quite a bit and celebrated birthdays as we were a large group). Jason was extremely easy to work with on check-in. We highly recommend this home.

This was our second stay at one of Jason’s properties and as before, we loved it! The house and location were just what we needed. The kids loved the pool! The listing is exactly what it says it is and has everything for a great beach stay.

We ALL had a great time! Ranging in age from 2 to 73. This vacation was purchased as a Family Christmas gift and it was worth every penny. We're a family that doesn't have to do lots of things to have a great time, so i can't review the outside activities. We ate all but one meal at the house. Most everything we needed was there... we just provided the food and paper goods (napkins, paper towels, toilet paper, trash bags, and dishwashing and laundry stuff). You may want to bring extra dish towels and dish cloths if you plan to use the kitchen like we did. We used the grill once. We had 11 people and there was plenty of space! We loved the pool! It was perfect! The two year old had their birthday party at the house and learned to swim with her life vest we brought along. But the best part was the close walk to the beach! After all, that's why you visit Panama City Beach in the first place. There was an algae bloom happening, but we just walked a little ways east and the water was gorgeous and so calm! We even found two totally intact sand dollars! Jason was an attentive and gracious host! I would definitely recommend this property to any group wanting to relax and enjoy the sunshine! The location of the property is great! Getting to Walmart, Dollar General, St. Andrews Park and several restaurants was very easy. All were nearby. Getting to the beach was an easy short walk. I especially liked having a nearby crosswalk that had a button to push that would flash lights to alert cars. The backyard and hot tub/ pool were amazing!! All the adults in my group now think we need one of those pool-hot tubs in our own backyards. The house was very clean upon our arrival. Checking in and out was a breeze! We didn't have any problems while staying here. There was plenty of room for my group of 9. We were all able to gather at the dining room table for meals and/or games. Having 2 seating areas in the living room was nice. All beds were comfy. The kitchen has a good cookware set which was great because we cooked alot of our meals. The owner was fantastic! He promptly answered any questions before and during our trip.

Overall great place! Close to everything, house was well maintained and stocked with quality items.

Perfect getaway spot to meet family over Christmas week. Jacuzzi pool was the perfect place to gather and celebrate. Highly recommended for family vacations. Location is perfect to get to everything you need. Property manager was great to work with and adjusted our stay by a day immediately upon request. We will come back!

Lets start with the positives because there are SO MANY! Location was fantastic. It was a very easy walk to the beach and the beach access had NO STAIRS! WOW! Doesn't get any better than that when you are carrying your beach stuff! A review or two had mentioned the street noise, but that was not a problem for us at all so no worries there. The house layout is awesome. Large family room and dining area and a spacious kitchen! Bedroom on the main floor with bath was wonderful for my mother-in-law who has hip issues. The hot tub-pool exceeded all expectations. We always book a vacation home with a private pool so we were concerned when this pool was a little "different", but my 6 year old daughter, my 60 year old mother and my 30 year old brother all thought this might be their favorite pool ever! The owner of the property was easy to work with and communicate with. He also allowed us to get into the property early on check-in day which was very much appreciated. So here's the only "but"...as with any rental property, it's always possible that you'll have nightmare renters and the owner seems to have had that exact situation right before our arrival. While the house was VERY clean, the upholstered furniture had been through the wringer with the previous group. I know the owner will replace it (I don't think it can be saved with cleaning), but that will take time especially with everything taking longer than ever to order and deliver. The bedrooms were all in perfect condition so it seems the party was relegated to the sofas. I think this is a good reminder to all to treat these rental homes like you would treat your own home. I'm sorry the owner has to deal with something like this. Overall, still 5 stars and if I were the owner, I'd replace the furniture, add some large art to the walls and charge more so y'all better book now before he does that!

This is our third year in a row renting from Jason. That should be telling in and of itself, but please be assured you will not be disappointed renting this property. Excellent location, don't have to deal with Condo life, and Excellent amount of space for the three families that stayed here. Thanks again Jason!

My family and I had a great vacation week here at this beautiful beach house. It is fully stocked. We love the space here at the house. The pool was definitely a plus for us, especially the grandkids. The walk to the beach is not far. We spent a lot of time there. We will definitely add this property on our list to stay at. Thank you for sharing your home with us.

Our family truly enjoyed our stay at this property. The kids enjoyed bunking up together and the adults had their own rooms. The spa pool was perfect for the non-beach days. Location was perfect to restaurants and other entertainment venues. The owner was awesome to work with. Very responsive to questions.

Owner is always there if you need anything he would get it fixed right away, love the location to everything, beach right across the rd, and the pool is wonderful

The house was great for our group. Right across from the beach and close to everything you might need. The only drawback was the small parking in front of the house but they worked with us and helped us out with a place for additional parking.

We rented this property over the holidays for a getaway with our 4 grown children and their spouses. It was perfect...clean, spacious, comfortable, across the street from the sugar sand beach, quiet, has a heated hot tub/pool (@ no extra cost!!) And yet is close to all things fun. This unit would work well for all ages, as it had a first floor bedroom with an attached bathroom, then three more large bedrooms on the second floor which also included two full baths and laundry facilities. The third floor loft offered more sleeping area, although I would recommend bringing an air mattress for that area. If we come back to PCB, we would definitely stay here again!

Great house and very close to the beach. Front door to feet in the sand was about 2 minutes! The owner came out for routine maintenance and discovered the pool heater wasn’t working. He spent a large portion of his day fixing the heater which was so nice of him to do. Super easy check-in with no hassle. The pool was perfect for everyone-kids especially. They loved the warm water and jets. Plenty of room and very clean with everything you could need!

This home on Thomas Drive was an amazing place to stay. The easy check in process and the cleanliness was as expected based on prior reviews. Jason the property owner was just as amazing. We had a broken hinge on a kitchen cabinet door that we discovered while unpacking and within 30 minutes, Jason was there to fix it. He was very attentive and very cordial. Middle of the week in the evening, we ran into an issue with the jets in the backyard spa/pool. And again, he was there the very next morning to fix the issue. The location was just perfect. Away from the craziness of PCB/Front Beach Road and a very short two minute walk to the beach. Hoping to make this an annual trip going forward and if available, will be staying in this home again. Thank you Jason, for helping to make our trip a very enjoyable one. Hope to see you again soon. - M.P.

We had a wonderful time. The home was clean. Walking distance from the beach. The owner communicated with me anytime I had a question. We traveled with 5 adult and two children. There was plenty of room. The traffic is a bit loud, but expected being on a main road. I would stay here again.

We enjoyed our stay at the property. The owner was friendly, informative, and responsive which made check in easy. The kitchen was stocked well and plenty of towels for our group of 10. I would stay here again!

Property had a few things we found that needed attention. Told the owner and he was out there the next day. As for the 3rd floor pull out bed, Mattress is shot. I slept on the sofa part and it was ok for me.

The house was great for our family of 6 adults and 1 child. The short walk to the beach was great. The pool/hot tub was great. My only suggestion would be more pots and pans and some baking dishes. Overall great vacation.

House was clean, lot of outdoor furniture, nice gas grill. Location had very loud road noise. There was difficulty accessing house from opposite side of road when driving. Very noisy neighbors behind house. They were suppose to out of hot tube after ten p.m. but they did not abide by that rule. I can't say it was a very relaxing vacation. I take part of the blame because I should have realized from the street views that this property was not what I am accustomed to when choosing a beach house.

The property was perfect for our family and fit the description perfectly. Such a quick walk to the beach made daily commutes easy. We can’t wait to come back.

I would definitely stay here again. The beach is super close and the kids loved the hot tube. The house was very clean and if we had any issue the owner was right there. We had to leave a day early due to my husband getting ill. :(
