It was well located, extremely well presented, the room was bigger than I expected, nicely decorated, very comfortable and it had off street parking. the staff were very friendly. I’d never before been contacted within 20 minutes of check in time to ask if we were on our way!

Veronika and Mike were exceptional hosts and the property was amazing. The whole place is spick and span and decorated in a lovely colour palette. We were a last moment booking and had a small-ish double room but it was easily big enough and was well organised. The bed was really comfortable and, despite our (2nd floor) windows facing the road, we could hear no noise. The bathroom was well organised and clean with nice liquid soap. I don't think I've ever seen cleaner or plumper white towels anywhere! Breakfast was as fantastic as other reviewers have mentioned. Safe to say, we will be back!

The breakfast was amazing. I got to choose from a 3 choice menu and they cooked it at the moment for me. The staff was very kind and friendly. The room was impecable.

The room was spacious, clean, comfortable. Mike, Veronica and the staff were lovely and looked after us well. Breakfast was delicious. One of the best guest houses we've ever stayed in. We will definitely be booking again.

There wasn't anything we didn't like at all.

The lovely lady who I think was the owner. The room was quite nice.

There was no real storage, the amenities seem to have been shoved in where they would fit, there was no privacy if the curtains were open, the tea provided on the tray in the room was nasty. It certainly wasn’t worth £150 per night. If it was re-graded and was £50 cheaper, I’d possibly stay there again, but not at the current price.

Excellent breakfast. Location convenient but noisy traffic. Hosts were lovely. Lots of thought gone into little details.

Lovely friendly hosts, a clean bright and comfortable room. Breakfast was delicious, much better than we would have had at home! A good location with a short walk to the sea for a stroll along Bognor Regis seafront.

The room was clean and comfortable. Although I had hoped for a walk-in shower the one over the bath was much better than expected. Breakfast was excellent and plentiful.

Veronica and Mike are lovely hosts - the property is lovely and within walking distance to the beach with ample parking for guests. Large comfy rooms with very modern bathrooms. The breakfast was wonderful and very filling. Loved our stay.

Very minor but shower could be better regulated with temperature, goes cold then to warm and I checked out a little late (sorry, long night before with friends) so there was no one else in other rooms I presume.

Clean, great room, comfortable beds, polite friendly staff, happy atmosphere, great location, excellent value and the breakfast to beat a 5 star chain I'm sure.
