Simple clean quiet home base for surrounding area. Under an hour to Bryce and Zion. 10 minutes from Orderville and ROAM adventure tours like Canyoneering, Via Ferrata, etc.. 30 minutes to Kanab and plenty of places to eat and things to do. Has all the basic necessities and extra touches like welcome snacks and host provided a few extra local products. Easy to communicate with host.

The location of this property was perfect - easy access to both Zion and Bryce National Parks. We stayed 4 nights and really enjoyed the peace and quiet at this cottage. Our evenings spent on the back porch were really fun watching the local turkeys strut their stuff in the orchard. Owner encouraged us to take advantage of the abundant fruit trees - apples, pears, & plums!

This was my first ever vrbo stay, so not sure what else to expect. It was me and my brother, so two 50-year-old+ guys. The place was quaint, maybe a little dated. Maybe the 1960-70s feel is part of the charm. Super clean. Amenities were adequate. We would've liked a TV that we could plug a Roku into, but that was the only thing missing. The only complaint was that there must be a hornet nest nearby because we killed one on the counter, and my brother was stung by another. I did a little search and found flying bug killer in the outside storage, and we got the sucker.
Overall it's a nice property and worked very well for us, as we just needed to sleep and eat while we hiked from early morning to evening each day.

Nice and relaxing home to visit National Parks. Private porch with grill was our favorite.

Away from the madness of the national parks during the day, you have your own private paradise of peace and quiet. Perfect location to bounce back and forth between Zion and Bryce Canyon. Highly recommended

Property was well maintained, nicely situated between Zion and Brice. House was very clean and has all the basic amenities.(except tv) Loved the wood stove as it was a little cool in April. Furnishings were a little dated but comfortable-all in all very pleasant stay.

Great location between Zion, Bryce and Kanab. Home exactly as pictured. Very clean, quiet and comfortable with all ammenities you could need to cook, even grill spotless. Terry's grocery/hardware just south in Orderville was well supplied. Enjoyed our stay!

This property is in a very good location. About 30 minutes to Zion, and just under an hour to Bryce. Two bedroom with one bathroom, so the group needs to be able to share. Just us noted in the write up this place has a pond, fruit trees, grape arbor and, while right along Highway 89, is far enough off the road to be quiet. Owners house is on the property. Owner is very responsive.

Excellent location between Zion and Bryce Canyon and other areas. Lots of scenic roads to drive. Home is well kept and maintained. Very cozy and comfortable! Landscaping is beautiful! Creek running thru property, water fall, turkeys and horse. Amazing! Check in simple, Candy is very helpful and responds immediately! Would definitely stay here again!

We enjoyed the peace and quiet. The hummingbirds were lots of fun. The deer and turkey came by every morning, which was enjoyable. We were able to visit Zion, Bryce, North Rim Grand Canyon and Cedar Breaks from this location. Great spot, and would come back again!

Tranquil & relaxing setting
This home was such a beautiful setting to unwind in after visiting Zion, Bryce & Escalante Grand Staircase. The home was comfortable & completely equipped. The property was lovely with deer visiting in the meadow in the back & constant hummingbirds visiting the feeder. Relaxing on the porch & eating inner outside was so nice. We enjoyed every moment of our stay. Thank you, we hope to be back soon!

Peaceful and lovely
We thoroughly enjoyed our stay. The house was immaculately clean, well stocked, and in a very tranquil location, among blooming apple trees. The host, Candelaria was quick to reply to questions and offered useful information about grocery stores and activities in the surrounding area. We highly recommend this lovely place and gracious host.

Perfect comfy location
My senior aged Mom and I used this house as a base spot for our national park adventures. It was in a perfect location, distance wise, from everything as well as being very private. The house was bigger than we expected and all of the furniture super comfy after many a fun days’ hike. They also had quite a few neat boots to peruse! Thanks for letting us stay. If we’re ever back in the area we’d love to again.

Great location between both national parks.
No frill but very comfortable accommodations. The outdoor sitting area and the gas grill were great after a long day hiking.

A nice restful place for a beautiful area
This house is located in a perfect place to visit multiple parks and national monuments. We enjoyed our time here and kept our cost down by making our meals. The kitchen was well equipped. We enjoyed the games and puzzles and history books in the home. There was no TV and the internet was down but this helped us interact more and disconnect more. A wonderful vacation. Also love star gazing in the backyard in the evenings. Although the hosts were gone while we were there, they were very responsive to our questions (thanks Candy).

Peaceful location close to Zion and Bryce
We very much enjoyed our stay at the Virgin River C & R Cottage. It is in a remote location, which makes the stay very peaceful and quiet. You are close to activities in both Zion & Bryce, as well as Kanab. The cottage is well equipped, clean and comfortable.
It is a bit hard to see the drive coming from the south, but if you read other comments, it is very helpful.
The owner was very helpful and answered all of my questions very quickly.
We enjoyed our stay - it was actually fun to be wothout a tv for a week!! Amazing in this day & age!!
Thank you!

The property was very clean and well equipped (we only would have wished for a towel rack or similar to hang wet towels). It is in a great location for outdoor activities as hiking and serious bike riding. For someone living in a big city, it was very quiet and relaxing. It has WIFI but we were not able to make/receive phone calls with our Verizon Service (which we did not mind). BASIC groceries and beer are available locally. Anything else you will need to obtain further away. Overall, we had a great stay at the property and would return to it in the future.

Great cabin with pefect location
The cabin more spacious and well-equipped in the kitchen. The location was absolutely perfect in between Bryce and Zion. We also found a slot canyon very close by that was a great hike. Would highly recommend using this cabin.

Beautiful spot!
This home is nestled in the trees right off the main road. Watch carefully for the signage after mile marker 92. Perfect location between Zion and Bryce and. It too far from Grand Canyon either! You won’t be disappointed!!

Great Unit, Beautiful Property
We were very happy with this rental. Everything about it was perfect for us. Although we are only 2 people, this property can easily accommodate 4 or more. The 20 acre property is very nice and peaceful. It is located between Bryce and Zion. Be prepared to prepare meals as restaurants are scarce.

BEAUTIFUL
We loved our stay here. Loved the horses. So peaceful. My only criticism would be to water the orchard and mow before guests come and have a fan in each room for circulation on hot days. Other than that everything was great. We will come back for sure.

Great Zion/Bryce base camp.
Need to revise directions to: if you pass milepost 92, you've gone too far. The sign to the property is obstructed by a bush when driving northbound and you don't see it until last second. There is a house on the premises, but you're staying in a separate outbuilding or cinder block cottage. The cottage was well appointed, and thankfully had a washer/dryer in external laundry room because our clothes after hiking either national park were filthy with dust. After a day of 118F in Zion, it was nice to crank the AC until the night got cooler. The property was tranquil. It was nice to prepare a quick meal, as there are limited places to eat/food shop in the area. We shopped in St. George, after reading a few posts to bring groceries from a bigger town, which we did.

Peaceful
Was a little worried at first since I didn’t know where the key was located. Candy had actually emailed me this but I overlooked this email. They had a dog that at first was a bit agitated but quickly decided that we were not there to cause any problems. The house was clean and had everything we needed. There are horses out front that would let you run their heads. Not many places to eat so make sure you take food to cook. We only stayed 2 nights but it was very nice.

Perfect spot for seeing national parks!
Was well located to afford our planned trips to see Bryce Canyon and the North Rim of the Grand Canyon. We had been to Zion about a year and a half ago, otherwise would be very convenient to that park as well.
House is cozy, and while a bit hard to locate at first, once we got there it was easy afterwards. Loved that it was remote and it afforded us glorious night sky viewings each night off the back porch and back yard. Creek, pond, and waterfall on the property were lovely.
We would stay here again if going back to this area. Candy was accomodating and responsive. Thanks for providing the lovely spot to stay in Utah!!

Perfect Location for Visiting Zion and Bryce
This property is a wonderful home away from home. It met and surpassed all of our wants and needs. When locating the property look for the sign that says Virgin River C&R Cottage. It is on the right hand side of the road (if you are coming from Glendale) just before reaching mile marker 92. The house has a very homey and comfortable feel to it. The house is dated but is very clean with very nice bedding and linens. The owner has went out of her way to provide every possible amenity to make the stay enjoyable, even down to the smallest detail. This property provided us with a wonderful retreat to relax in after a long day of touring and hiking in Zion and Bryce. Just be aware that there is no tv and cell service is sketchy or non existent but internet service worked beautifully.

Visited the canyons
Great little house. Perfect for my wife and myself. It was halfway between Bryce and Zion canyon. Beautiful, quiet location. Very clean. Had everything we needed, if we didn't bring it ourselves. Had fun in the area, but also just enjoyed sitting on the back porch watching nature.
