This was a great location and perfect set up for our family vacation. The kids loved the beach and it was a great spot to take the boat out for quick ski and wakeboarding trips. The house was comfortable and had everything we needed - including an amazing back porch.

My family had a wonderful stay here. House had everything we needed. A/C was great in all the rooms and beds were very comfortable. House was very clean. The views from the house of the water and mountain are absolutely beautiful. Morning coffee on the patio was so relaxing and peaceful. The kids ranged in age from 1-9 years old, They had a blast swimming, playing in the sand, and fishing. My son in law caught a big yellow catfish from the boathouse. We rented a boat and jet ski one day. Easy to ride jet ski on river by house since there is not much boat traffic in that area. Ken and Kathleen were wonderful hosts and answered any questions we had right away. We rent a house every year for family vacation. Before we left kids and adults were asking if we could rent this house again next year!

We had a great stay over the 4th of July weekend. There was 7 adults and 3 kids. The house was spacious enough for all of us. Loved being able to walk down to the water and use the kayaks. The owner was quick to respond to all of our questions. We would stay here again.

This is a perfect location for families, especially if you have younger kids. We had a group of 4 adults and 4 kids, ages 2-8. The sand beach is amazing for younger swimmers, as they can walk right into the water. We said over and over how glad we were that we were on the sandy part of the lake! And the sun shade over the firepit was a great addition - we didn’t have to worry about umbrellas to keep the kids in the shade while they built sand castles. We rented a boat one day and were able to have it delivered right to the dock at the house, which was perfect. We also enjoyed the kayaks provided. We had plenty of room in the house for all of us. The adults took the main bedrooms and the kids took the bunk room. The beds were comfy with nice linens. The owners live next door and are super friendly. We would definitely come back - it was a wonderful setup!

The house was awesome! Very clean and easy to find. Perfect for us and the kids! Having the kayaks and the beach was the best!! I wish we could have stayed longer but hopefully we can go back. Thank you for sharing your place it’s awesome!!

Where to even begin.... first off Kathleen and ken are amazing hosts and definitely know what renters are looking for. There was 11 of us and the house fit us all perfectly. The kids loved the bunk room and hanging out with their cousins. The master sweet is so spacious and fit my sister and her husband perfectly with their baby boy. The guest room my husband and I stayed in was perfect and our pack and play fit so well with our daughter . We loved how the home was so clean but there wasn’t all sorts of little decor for our kiddos to break. lol. The outside is dream! From the nice long grassy area to the sandy beach. Our kids are begging us to go back for our next trip. I would definitely recommend this property to anyone looking for a nice getaway

This is a great place to go if you just want to get away from the city for a while. It was so quiet other than the occasional boat going by. The sandy beach was great for the kids to play and dig in. The kayaks provided a nice opportunity for exercise and to get a little closer to the varied wildlife on the other side. We had a problem with one of the AC units, but the owner was quick to look into it and offer a temporary solution.

We had a great time! The home was extremely clean, and well stocked. Our family enjoyed the outdoors. The fire pit, kayaks, and sand made for a perfect getaway. The kids had so much fun and the adults were able to relax worry-free!

I love the beach. Anything with sand and water, waves, sun. It has been difficult traveling with two children, 2.5 year old and a 7 month old, more so in a pandemic. It was even more difficult searching for a get away that had a beach, privacy, safe calm water. This place is literally all that. I wish I could keep it a secret but that would not be fair to Kathleen who is so so welcoming! So easy to contact, responds immediately, approachable. This property is beautiful, especially with how clean it is, beautifully laid out. It literally has everything. Kathleen has thought about everything one would need- from laying out kayaks easy to access, paper plates just in case, clean towels, you name it, it's there. The beach area even has a shaded area, no umbrella needed. I would definitely go back; actually already planning on going back, just have to figure out dates if we can! The beach is great, kids loved playing in it. The water has small fish the kids saw; was cold so didn't swim. Across are no houses so it really feels like you are away in the mountains somewhere. So quiet and peaceful. Pecan tree with pecans we had a blast exploring. Only had a few hiccups, including the water filter in the fridge but Kathleen responded swiftly and was taken care of . The king bed was a little uncomfortable but the other beds were fantastic. All in all, I can't wait to go again. What a beautiful place. I wish I could keep it a secret.

This was a beautiful home with a relaxing view. We all had a great time sitting on the sand under the shade and enjoying the lake and mountain views. The house has huge windows where you can always see the gorgeous views. Kathleen was very responsive and let us check-in early with our infants. Overall, very nice home, location and excellent communication with Kathleen. Thank you and we'll be back :)

We’re so grateful we found this gem of a place! My husband and I wanted to get away to a waterfront place, and this was wonderful. The beach is clean and absolutely beautiful! We went kayaking a few times and the water was perfect for it. The house itself was super comfortable and clean. We loved the area with local restaurants close by and everything being super convenient. Kathleen was a wonderful host and communicated well whenever we had a question. We highly recommend!

Property was prefect size for 10 to 12, we had planned on 8 adults & 3 children. My son was able to make trip at last minute, so we were 9 adults & 5 kids. The sand beach area was prefect for our young kids to play safety in the water.

We had the best time staying at this property! It was super clean, spacious and had incredible views. The sandy entrance to the lake made it feel like we were at the beach. The beds were super comfortable and the kitchen had everything we needed. We couldn’t have ask for a better vacation with friends. We look forward to returning!

We had a blast Labor Day weekend even though the weather did not completely cooperate. Ken and Kathleen have the gift of hospitality, and made us feel like we were old friends. The lake is gorgeous here, but away from a lot of the traffic. While touring on the jet ski we saw deer, geese, cattle and even a rainbow! Really! Gorgeous place, lovely pecan trees - I sound laike a realtor, lol. We will be back.

This was our first experience at a lake. The location was great for kids. The backyard leads to a sandy beach and shallow water so the kids could be comfortable. Further out it gets deeper. They really did provide it all. Full kitchen with all the gadgets, beach towels, beach unmbrellas and chair and even a kayak and life vest that we enjoyed! It was so easy to rent jet skis and a boat and from where we rented it was just a short 5 min jet ski ride to drop them off. We loved it so much I hope to own a place just like this one day. Thank you for providing such a lovely place for my family and kids to enjoy.

With all that has been going on, we just needed some time away together in some new surroundings. This rental was perfect for us! It had everything we needed (inside and out). The beach was a huge plus and the lake entry was sandy too. Not having houses across the way was great and meant little watercraft traffic. Kids had a blast playing on the beach and swimming while we could float in the pleasant waters of the Llano. It was just what we needed: relaxation and fun! Will definitely keep this place at the top of our list the next time we want to come up to lake LBJ!!

The house was a great lake spot. The back yard rolls into a nice sand beach to the lake.

Our family had to cancel two out of the state trips this summer, so we decided to find a lake house in Texas. This one exceeded our expectations! The views, the amenities, the kind owners, and the BEACH! Oh my, that was such a huge bonus to have. We can't wait to go back!!! We would have stayed longer if it wasn't already rented for the day we left, ha!

We absolutely loved staying at this sweet lake house. The house was very clean and well laid out for our group which included 4 adults and 7 children. We absolutely loved the sandy beach area leading into the lake. The property owners were very easy to work with and very accommodating. Highly recommend this property. We will be back!

We stayed here twice in the past two weeks. It is the perfect family vacation. My kids could play on the beach for hours. I’m sure we will be back again.

This place was perfect for our quick family vacation. The house was very clean and had everything we needed. The yard and beach were amazing. My kids (3&5) had the best time building sandcastles and swimming. The water is shallow at the shore and had a very gradual slope which was perfect for them. We also enjoyed fishing right from the shore. We had such a great time we are going back again next week!

We had another wonderful time on the Llano arm of Lake LBJ. The house is perfect for a couple families and the backyard and beach is ideal for young kids. The owners were great and so attentive leading up to our stay. We will definitely be back!

The house is wonderfully stocked with everything you need to enjoy yourself at the lake. The view of the water is beautiful and the area of the lake isn’t very crowded. The owners are easy to communicate with. We would love to visit again!

Wonderful place to stay especially if you have children. The kids can play on the beach or in the shaded yard. Clean and updated house with everything you need to cook and enjoy the lake.

This property was perfect for a 3 night getaway. The house is set back with a beautiful lawn and access to a little beach. Perfect.
