Quick trip to Disney and wish we had more time to spend in this house! Great space for the whole family and kids absolutely loved the pool and the game room. Very convenient to Disney parks without the Disney hotel price. Close to grocery stores, restaurants, and other conveniences We will be back for a longer stay to enjoy the club pool/waterpark as well. Would recommend this home for any families traveling to the area!

Great house, very clean and comfortable compared to other houses we have stayed in Windsor Hills. The owners and property managers were very attentive. When we checked in there was an issue with the hot tub not being filled but it was taken care of immediately! We traveled with our young children and parents and it was a great fit with plenty of room for everyone. The game room was amazing and the pool was clean and worked perfectly. Thank you for a great stay!

The house is great. Everything in the descriptions is accurate. Nice supply of items such as garbage bags, dishwasher pods, laundry soap, beach towels. Kitchen stocked with ample items for meal prep. Checkin was very smooth right at 4p. Daily garbage removal is a real plus. Location of house for Disney parks is outstanding. Very secure area. Any house issues dealt with very quickly. I would recommend this house. Kristy was always quick to respond to my questions prior to my arrival.

The home was perfect for our family vacation to Disney World! On our down days between parks, our kids (big and small) loved spending time in the pool and the game room - which was amazing!! Everything was very clean. The property manager was very responsive. And Kristy was so helpful prior to our visit with all our questions. Highly recommend!

We picked this house because of the heated pool and whirlpool included in the cost. (I can’t stand places that nickel and dime you - see the pool that cost extra!) On the first day I wasn’t sure what to do with the pool cover and then realized the jets weren’t working on the hot tub. I called the property manager who was able to quickly send someone over and fixed the pool and tub so that we could us it when we got home after a day of running around. So thankful for the quick fix and the pool / hot tub was good for our whole stay!

This house is very well kept. The 6 bedrooms and 4 baths were perfect for our large family. The game room allowed our grandchildren many hours of fun. The heated pool and hot tub were well kept and the kids had a great time swimming even in February. .We have stayed in two of the ABC Dreams homes and have been very satisfied each time. The homes are well furnished and maintained. We will continue to use these properties any time we are in the Kissimmee area in the future.

Home was clean, beautifully decorated and had all the comforts we needed for our stay. We didn't realize the home had a private pool and hot tub and didn't come prepared to enjoy that feature. We thought it was a community pool but will come prepared next time. We had a couple of small issues and maintenance came and took care of the issues immediately. We highly recommend this property and Windsor Hills Reserve. This property would be an awesome place for a family with children or a group of adults vacationing together.

Our family of 10, ages 3-68, had the best time staying at Arial’s Grotto. Clean, well stocked, great game room, lots of space for everyone to be together yet have quiet areas if needed. We have stayed in a variety of houses in Windsor Hills and this has been the best so far. The heated pool and hot tub were the best ever. We had one minor issue (coffee maker didn’t work) and it was replaced within the hour. Such service! When we come back, it would definitely be at this house or one of the other houses this owner owns. Thank you Kristy.

We would definitely recommend Ariel’s Grotto to an extended or large family or friend group. We stayed here with 3 adult children and their spouses and 2 young grandchildren. We were very very comfortable. The house is as lovely as pictured. And the hosts have gone above and beyond to make staying here comfortable and easy. Little things like a supply of trash bags, dish washer soap, laundry soap and starter toiletries made an impression. The house was super clean and had absolutely everything anyone would need to cook. There was a great supply of floaties and pool toys including pool volleyball and more!! The house is a block from an adorable park and an easy 5 minute walk to the clubhouse that has an awesome pool and club rooms and a little store. The house an easy drive to Disney. Staying here could become a family tradition!!!

Our family of 10 absolutely loved this house. My little ones are 1 and almost 3 and it was perfect for them! The game room was a hit for the little ones and even the adults. We battled for the high school on the basketball shootout game several times. The pool was awesome, maybe a little too warm once we were able to get the heater situation figured out. But having a private pool and hottub was a nice perk. The parks and resorts were less than 15 minutes away which was another added benefit. The resort was super nice and very private. all of us that could ride the slides rode them multiple times. Lots of supplies and very well stocked in the house. We will definitely be staying again! When we were leaving I told my daughter I was sad and she said well we are coming back to Ariel’s house. So I guess we will definitely be back! :)

Everything was immaculate! The instructions as well as the communication was clear and concise. The house was beautifully decorated. The pool was wonderful and warm. This house has everything you could ever ask for or dream of. My family enjoyed it immensely. It was close to shopping and Disney, you couldn’t ask for a better location. This will definitely be my choice for future vacations!

We've stayed at Windsor Hills several times and this house was one of the best! It had the standard- bedrooms with TVs, pool, kitchen, etc. But there was also an amazing game room that our kids loved, especially the arcade game! It also had lots of extras- a Mickey waffle maker, tons of pans, dishes, and kitchen supplies, beyond some of what other rentals provide. And they provided dishwasher tabs and laundry detergent- so simple, but so appreciated. The privacy surrounding the pool was an amazing addition as well. Communication was easy and efficient.

Perfect house for two families vacationing at disney together. 9 people in our group, 5 adults and 4 kids ages 6-14. Everyone had their own space and plenty to do while at the home. The kids loved the game room and we all enjoyed the pool after some long hot days at the parks. We had a small issue with a clogged toilet, the property manager responded immediately and had it fixed before we returned from Epcot. Beds were very comfy. Adults and kiddos all enjoyed our stay here, would highly recommend Ariels Grotto.

We booked this beautiful home for my granddaughter's 12th bday/family vacation. Our group (10) had ages 66yrs- 11 yrs. It was perfect for all. One of the bedrooms has the exact same fanderlier as my granddaughters in her bedroom. My granddaughter LOVED the princess room. It was just as the pictures showed. The house was clean, inviting, and spacious. The game room was AMAZING! Our group (11 families) booked 3 different homes on this street. Ariel's Grotto was the best one! We had (2) living spaces. We had a few minor issues, but our home manager took care of us right away. Our place was the hang-out/gathering place each night. Everyone wanted to know how we found it, I proudly gave out information for future rentals. We were Blessed to be supplied with laundry soap, dish soap, dishwasher tablets, laundry baskets, and extra fans, the thoughtful touch was in each bathroom there were small bottles of soap/shampoo/ conditioner just like the hotels. I would rent again only to really enjoy and take full advantage of all this resort has to offer. We did not use the jacuzzi. Even though the welcome book states that there is a grill, there is not a grill. You will need to rent one. There are (2) sets of stackable washers/dryers but only one is connected. The location is perfect for shopping and amusement parks. The owner Christy was kind and communicated with me in a timely manner. I booked a year in advance, and she answered any and all my questions herself throughout the year. We received our welcome and check-in instructions as soon as our balance was paid. This place is a gem!! Highly recommend it.

This property is beautiful and clean. We felt very comfortable in this home. The kitchen is fully stocked, and the game room is like an arcade that kept the kids busy for hours. It has everything you need for a relaxing vacation. We loved eating all our meals out on the covered lanai. The home is in a great location- walking distance to the club house/pool/playground, and a short drive to Disney. Kristy was very responsive, and I feel confident in booking with her again.

First of all, let me say that this property was exactly as described. The game room was the bomb! My grown children and grandchildren sped to it as soon as we arrived. My husband and I even enjoyed playing all the games from the past! Kristy was so helpful and checked on us immediately. She gave us valuable information about getting to Disneyworld that saved us much time. We actually were at the entrance in about 15-20 minutes (to all parks). The swimming pool and hot tub were just a bonus to our vacation. We were within two blocks of a super Walmart and all the food places that you could think of to eat. I was impressed also by the security for the resort. We happened to be there when it was not "crazy" full and the street it was on was quiet. There is so much room in this house that you are not disturbed by anyone else in it. There are even two washers and two dryers! The security to the pool area was great also. I can't say enough positive things about our stay and the welcome and help from Kristy!

Our stay at Ariel’s Grotto was amazing. The adults and children throughly enjoyed the pool and game room. The beds like sleeping on a cloud. The proximity to Disney so very convenient. We were so sad to leave. Best vacation ever 😃

We have young kids and have stayed at a couple different rentals in Kissimmee, but this one is now our favourite! Kristy was wonderful to communicate with, she answered all my questions so quickly and was really helpful in the planning process. When we arrived, the house was perfectly clean and looked exactly like the photos! (Always a little nervous about that, but you definitely get what you see in the pictures with this one!) The games room was a huge hit with both the kids and the adults, the themed kids rooms were adorable, the bedrooms are a good size, and the downstairs living areas had enough space for our group of 8. All the little touches were so appreciated, too - laundry detergent, dishwasher pods, toiletries, etc... This meant we could relax a bit when we arrived rather than run straight to the store. I would say the one and only downside was there is no BBQ out back, but that was obviously very minor. The house location is a HUGE perk!! It is about a 5 minute walk to the water park / community pool (which was great for the kids), about a 3 minute walk to the playground (again, a huge hit with the kids), less than 5 minute drive to Walmart, and super easy to drive to Disney. We would definitely recommend staying here, and will be back again for sure!

We loved staying at Ariel’s Grotto! Huge house, lots to do, great proximity to stores, restaurants and Disney. We had 9 people and never felt crowded or bored. Kitchen has plenty of pots/pans/utensils so you can cook. Really nice gated community. Would definitely come back.

This was probably the best experience we've ever had renting a house. Kristy, the property owner, was easy to get a hold of. She was very timely and quick in responding to questions. Trust and responsiveness in the homeowner and/or property manager is key in renting a house. I would not hesitate to rent this house, or one of her other homes, in a heartbeat. It was clean. The game room was amazing! A big hit with the kids! Laundry detergent, dishwasher detergent, and garbage bags were provided for the length of the stay. The pool heat was included and warm. Kristy said she keeps the temperature set higher and doesn't turn it off at night like many other properties. The pool was cool one day and the pool guy was out first thing the next morning on a Sunday to fix it. He was very helpful and friendly and confirmed that other property owners usually turn the heat off at nights. That would not have kept the pool warm for us in January! This was our first time going to Disney and staying off property. Windsor Hills was a great location for a Disney trip. There were 7 of us at the house and it was so nice to have all that space and a private pool for less than what we would have spent for smaller accommodations on Disney property. There is a reason for all the 5 star reviews. Thank you for the great vacation!

This house was the perfect place for our extended family’s Disney vacation! Clean, quick communication, great location, and nice amenities. We all especially enjoyed the pool and game room!

This property is cozy and could not be more conveniently located. It was too chilly this December for the water park but the house pool/hot tub and community pool were heated and lots of fun. We also got to enjoy the pickleball and tennis courts. The host is so easy and accommodating and provided extra essentials that we didn't have to buy for ourselves. 12 of us stayed here very comfortably. I would highly recommend it!!

It was a great stay. The house accommodated all of us comfortably. It was a perfect location for Disney and it created a lot more relaxation than staying at a Disney resort. We had plenty of food options near by and loved having the pool just outside the back door. This was a wonderful experience for our family vacation.

We stayed at Ariel's Grotto October 8 15, 2022 and had 6 adults and two children, 7 and 9. The kids and dads absolutely loved the game room! Everyone loved the pool and the hot tub. The house was big enough for everyone to spread out and enjoy themselves. We would definitely stay here again!

This property is incredible. The house is huge! We had a group of 10 (9 adults, 1 child) and had more than enough room for everyone. The proximity to Disney World was fantastic. Pulling out of the driveway and pulling into a spot in a Disney parking lot took 20 minutes tops. We really enjoyed the patio area with pool and spa. The pool heater malfunctioned during our stay, but the owner quickly worked to have it resolved. The arcade room in the house was a lot of fun too. The Star Wars mural was awesome, especially when the blacklight was on. Gave it a cool retro feel. The resort community playgrounds and pool were very nice as well. We built a couple of "days off" unto our stay and these amenities were perfect for us to keep occupied on those days. Overall, this was truly the perfect place to stay for our Disney vacation. I would recommend this property to anyone and would absolutely stay here again.
