Clean, comfortable, and quiet. A great place to stay. No neighborhood boat ramp and no ability to tie off a boat or boat lift. There was flooding on the LLANO river so couldn't put the boat in the water due to debris. The Colorado where the house is situated is beautiful. A great place to stay! Would definitely stay again!

Location is great! Home was clean and overall a good property with lots of potential. The following is meant as CONSTRUCTIVE criticism. Amenities - not one grill worked. Yes there were full gas cylinders at each one but the grills themselves were in-operational and rusted out. Boat slip - When we arrived both lifts were not working. Maintenance man came promptly and after two trips they finally worked. However, the slip itself was woefully narrow. Not sure what type of boat its meant for but not a runabout. Shame since we mainly picked the property for the use of the slip. We had to trailer the boat back and forth to the ramp ;-( The owner did specify that "modern wake boards boats" would not fit. We figured our boat would since its by no means modern or a wakeboard boat. I suggest the owners update the description to read "slip will only accommodate a boat with a maximum 7'6" beam. All furniture with the exception of the family room's sectional was quite fine. The couch can double as a canoe as the cushions gave up the ghost a long time ago and when you sit you are essentially sitting on the frame of the couch. Departure note asks you to leave the dishwasher going which we would have loved to do if it wasn't for the fact that there was no dishwasher detergent. Again.. conflicted as to the review since the house/location was great, specially if the condition of the amenities would have been better/usable. We made the best of it and still had fun.

So minus the uncomfortable couches and humidity, everything else was pretty great. The fishing was amazing we caught about 15 catfish. The story I heard from a local was the original lady that lived there used to feed the catfish and wouldn't let anyone fish. I also hear she pass 5 year ago. So the fishing has been good for 5 years. Thanks lady! Great spot.

While the overall house itself was nice, comfortable, and furnished well, we had only luke warm to cold water for showers, and the floors were extremely dirty. The dock area, boat house, and yard needs attention. The grass was 4"-6" tall, sand covering the back stairs down to the lake, a lot of splintering and rot on the deck and boat house. There was no mention of the boat house/lift being too small for most of today's boats, as well as it was not told to us until we rented the unit that a boat could not be tied up to the dock for an extended time due to the rough nature of the river. We rented a house on the water so that we could keep our boat on the water for easy access while there for our stay. Having to trailer the boat back and forth to a ramp 15 mins away any time we wanted to use it was an extreme nuisance and should have been mentioned in the listing. While our overall stay was nice, I wouldn't recommend renting this house if you intend to bring a boat and use it consistently during your stay.

Great place for a weekend away with the family! Fishing in the lake was great. The coffee pot was broken and leaked, but otherwise everything was perfect.

Pretty view, plenty of room and communication was great.
