Our family of five just returned from a nine-day stay at Coastal Breezes Belize. The house was meticulously maintained and spotless, everyday we returned to a clean house which was very welcoming. The property is every bit as described, and exceeded our expectations. Though we arrived in hot rainy season, air conditioning was working well for all the rooms. Some days, we just enjoyed ocean breezes and not needing air conditioning. Location couldn't have been better. Beautifully set on the beach, golf cart ride 10 min to secret beach, 20 min to town. Jose and Noelia are the husband and wife house keeping team lived on property, they were very courteous and attended anything we needed. We asked Noelia to cook dinner twice, and thoroughly enjoyed the most wonderful meals both times. We went to town (San Pedro) a few times, for dinner, for grocery shopping, etc. But always loved returning to our cozy and paradise-like home. A fabulous scuba dive shop (Scuba Daze Belize) is within a few steps walking from our property. We did many days of scuba diving, snorkeling, fishing, lobster hunting with them and had the best time. It was extremely convenient to walk over to the pier every morning at 8am to start our day of water adventures. We love to travel and always seek comfortable homes that brings quality and comfort. This home (we all call it home) is on very top of our list. We will definitely come again! Thank you all for the memories that will last a lifetime.

The caretakers of the property were wonderful and helped us out every step of the trip. Felt very comfortable during our stay. Great house with a great view. Couldn’t swim at the beach off property due to sea grass, but our excursion with Clinton provided the most amazing experience!!

We wanted a special trip for our graduating senior this year and this checked all the boxes! From the excellent communication with the owner and staff during the planning, all the way until our departure, everything was fantastic! First and foremost, the homes are fantastic! We stayed in the main house and the view is spectacular! It was very clean and well supplied too. Noelia and Jose, who live on site, are very approachable lovely people. They are a true asset to the whole experience! For instance, Jose introduced us to Clinton with Ali Mermaid for cave tubing and zip lining. Ali Mermaid was very professional and helped create the highlight of our stay. They met us at the ferry and sent us off with Omar, our guide for the day. They took care of everything! The ferry, taxi, lunch, snacks and the excursion. Omar never left our side and our driver stayed at his van with our personal items and a cooler of refreshments all day. It was very well done with a friendly crew. We felt safe and satisfied. Then we returned home to a delicious family style meal prepared by Noelia. We paid for the food and she did all the shopping and cooking. And she is an excellent cook! That was the perfect ending to a perfect day! Noelia is available for refilling supplies or tidying if you need her. Jose keeps the grounds in immaculate condition and he would set out the kayaks when we wanted to venture out to the reef from the pier. They're just great! Some convenient restaurants we enjoyed were Jam Rock, the restaurant in Hidden Jewel, Tipsy Lobster and Blue Bayou at Secret Beach. There was also a guy who would sell breakfast burritos at your door everyday if you wanted. That was a real treat!! Some activities we did included snorkeling at Hol Chan and shark alley with Scuba Daze, fishing and going into San Pedro for some shopping. We also went to Secret Beach twice and enjoyed some mixed drinks and snorkeling. Finally, regarding transportation, Coastal Breeze arranged everything! We decided to fly in rather than take the ferry (1.5 hour vs. 20 minutes). That was an easy experience too. We boarded a plane with Tropic Air when we arrived, not at a set time. Then Coastal Breeze arranged for a taxi to pick us up. When we got to the house they had a golf cart reserved and there for the week. All great experiences! I just wish we had an extra week to do more!

Comfortable, well-appointed 2 story home with 3 beds and bathrooms and an additional room with another 3 beds. Kitchen well equipped, grounds beautifully maintained. Excellent communication with managers who arranged for golf cart rental and departing flight. Scuba/snorkel outfit right on property at end of pier - super convenient and very easy to schedule with Scuba Daze Belize. Small pool. The beach is lovely, but not a swim beach. Sargassum present and continually removed like everywhere on the east coast. Quiet, peaceful place to stay. Coffee and small market within 5 minute golf cart ride. Secret beach is a bumpy 20 minute drive away (much closer than it would be from in town). Downtown San Pedro is probably 30 minutes by cart. Safe. Secure. Great out of the way place to use as a snorkel/scuba hub.

The property was as fabulous as described. There were wonderful on site caretakers. A huge plus was that you could go out your dock and join diving and snorkeling tours. Communication with the property owners was a breeze.

House was amazing. Sunrise from the bedrooms/deck is unbeatable. Caretakers Jose and Noelia were the absolute best. Nice quiet spot away from the center of town.

The location is very quiet. Onsite site staff were amazing, but still allowed us to have quiet enjoyment of the property. Pre-arrival information and contacts provided made arrival very easy. After our flight home was cancelled, Jose was so helpful to organize alternatives.

The property is beautiful. It's well maintained and luxurious. The views and layout of the house are fabulous. The pool was amazing. Our stay couldn't have been more perfect. The caretakers were so friendly and helpful. We enjoyed them very much, and we enjoyed our stay very much also.

We stayed at Costal Breeze for my husbands 40th. There were 8 couples and we wish we were back in the sun and sand. Things that were important to our group that made the stay. We all had our own king suits with private bathrooms (times 4). The main living area was a great place for games, breakfast, and hanging out. The private pool is in the back yard and surrounded by lush greenery which made it seem very secluded. The beach was right out the living room, master, second master, and down stairs suite (with living room kitchenette bedroom and bath). There was space to share but also space to be separated which is nice for a big group. Noelia was the “host” with her husband Jose. They took care of any and all needs. If I would have known I would have contacted the management company right after booking!!!! They will plan your whole trip and it is included in the stay. She set up excursions, golf carts, transportation, kept our Casita clean, did our laundry for a nominal fee, made us dinner and grabbed the groceries (you put for food and what you feel she deserves). The towels for the pool were always available and any concern they handlers. There are kayaks and life vests for the whole crew( it was windy so sadly we did not utilize). If we were to go back we would come here again. The only negative it due to the wind the beach was in usable as the sea grass was to great to enjoy. We headed to secrete beach on the protected side and enjoyed it there.

We were not expecting how amazing Coastal Breezes would be! From the private access to the beach, cute room arrangements, the pool, and the help on site from Jose and Noelia, hands down our favorite place to stay! I can not recommend this place more and we will definitely be coming back! Thank you for a phenomenal stay!

The house is in great shape- right on the water. The caretaker on property is excellent and a great cook! They took great care of us. Highly recommend this property!

My friends family and mine stayed here for an amazing trip over Christmas. The property is absolutely stunning. Jose and Noelia were spectacular. Super sweet, helpful, and informative. I learned a lot about the plants on the grounds which was a great bonus to learn from Jose. The main Beach House was spacious and adequately stocked for basic meal prep. The casita was a great little hideaway and a great size. The attention to detail on the design and materials used for the bathrooms, etc were top notch. Pool was great, and the beach was just stunning. Within walking distance of a restaurant which is nice. Please note: The description of location of the property is not accurate. This place is about a 20-30 min golf cart ride into town. Not a problem for me at all, but if your looking to be in San Pedro more, you should know that. Honestly, this was a perfect location for a getaway and relaxing retreat. Still close to secret beach and other places to eat, like the Truck stop, etc. Massages were arranged for on site which was a nice little Christmas treat. Golf carts were preordered and already on the property for us. Top notch service. I would 100% stay here forever if I could….

We had an amazing stay at Coastal Breezes! Noelia and Jose were awesome hosts. They both were extremely helpful and willing to answer any and all questions we had. We will definitely remember Coastal Breezes the next time we visit as we loved it so much!

What a PERFECT getaway, both in location and atmosphere. Coastal Breezes beach house is right on the beach (like, walk out the door, grab the kayak and 20 steps later you’re in the water), but if you’re not in the mood for salt water - there’s a pool!! It’s big enough that I did laps most mornings while my husband kayaked out to the reef to fish…which he then brought back and had that fish cooked for us! We were looking for just a quiet place to escape to, and this property is located about 20 minutes north of San Pedro by golf cart, close enough to go to town easily, but also far enough away to not be disturbed by bunches of people or goings on. We are also divers and there is a scuba diving shop two minutes walk down the beach, on the pier of Coastal Breeze’s sister property. This was INCREDIBLY convenient, and the diving was stunning (we saw manatees!!) We stayed in the main house, which has two big bedrooms and a beautiful kitchen/living room, but there are lots of rooms and I’d be happy bringing my (big) family back here. The caretaker - Jose - was incredibly hospitable, he picked us up and dropped us off at the ferry from Belize city and took care of our needs when we couldn’t figure something out…including when a big storm hit us on the 3rd day and we woke up with branches EVERYWHERE. Jose had it cleaned up in hours. Jose’s wife Noellia was our housekeeper and would go shopping for us if we needed. Plus, for an additional fee, she cooked us breakfast and dinner when we asked. All in all it was a very chill, relaxed atmosphere - if we needed something - we asked. If not, we just did our thing at our own pace. I was extremely happy to have found this place. We will be coming again!
