Large property and the proximity to the beach was fantastic so could come and go throughout the day. No noise could be heard from pub below and hopefully they couldn’t hear our noisy kids!

Well presented apartment, with three large bedrooms all with double beds. Location was great for the beach and for the town with plenty of amusements and little shops to keep everyone happy . Really handy having the Beck restaurant below, which served great food.
The apartment only had one toilet and one bathroom. The bathroom would be big enough for another toilet. The separate toilet did not have a hand basin., and there would be plenty of room for one. The main bedroom would be large enough room for a en-suite.
The accommodation was initially set up set up for 4 people, and the dining table only had four chairs. As the apartment is advertised for use for up to 8 people, there could be some fold up chairs available to use if required. However saying this it did not disappoint our stay.

2nd time visiting this flat and just as good as before, very clean and well equipped. Restaurant below closes sufficiently early so as not to be obtrusive. Bonus having secure free parking for th whole stay.
The air conditioning from restaurant is noisy and I believe one of the outside lights by the window of the bedroom facing the sea buzzed until late at night so I had to close the windows to shut out the noise. Thankfully I had brought a desk fan with me otherwise the room would have been incredibly stuffy.

The flat had more than enough space, and the little extras were appreciated.The location is excellent. Food at The Beck's was amazing, plus no noise from the pub.

Lovely modern, clean flat and being out of season, wonderfully quiet. Incredibly convenient for beach and shops. Very friendly, helpful caretaker. The hallway downstairs provided a really convenient space for shoes, wet coats etc being kept away from the living space.
Thank you for the parking pass, great to have free, safe off road parking for the whole stay.
Wonderful that the town is so dog friendly. A great way for the town to demonstrate individuality.
The flat was on occasion just too hot. A little more control over the heating would be good, having to ask someone to come and adjust it just isn’t really convenient when weather and timetable change from day to day.
FYI but not a criticism, the internet frequently dropped out on the Tv. Don’t know much about smart tvs so that could well be normal…
In the kitchen lots of cupboards with a few utilities in could possibly be consolidated to give a bit of a more convenient cupboard space for food items? No grater and no sharp knives.
Town disappointing as few more up market eating establishments and not much variety.

Lovely spacious flat, well laid out, clean and comfortable. 2 minutes to the beach and 3 minutes to the town centre. Would certainly recommend it.

We was amazed of how spacious the apartment was and how clean it was.The grandchildren loved thier bedrooms. Also was buckets and spades for the youngest one to take to the beach. Even though it was above The Becks, it was still quite at night. .we are going to book again for next year.

Loved the property, clean with good facilities. Although above a restaurant it was quiet.
One draw back is the stairs up. Not recommended if you have heavy bags.
For eight people the dining table would have been too small and another bathroom needed perhaps a en-suite to master bedroom?

There were just the two of staying, but we picked it as it looked good value for money: which turned out to true. It is above a bar/restaurant, but we never had any issues with noise & as we went slightly out of season, most patrons had left by around 8:00pm. We did eat here and had the carvery, which was excellent. The flat is nicely laid out and has all the facilities you would expect in this type of accommodation these days. There were nice touches, with milk & tea & coffee available on arrival & most of the equipment was modern and everything we used worked. All was nice and clean and tidy. It is in a convenient location; close to the beach & main streets around the town. Parking behind the restaurant is more than adequate. Overall a place we would return to & the more of you there are, the better value it is. The owners are easy to contact and helpful. Yes, all in all we were glad we picked this place & enjoyed our stay here.
There were a few little improvements we though could be made, but there was nothing of major significance that spoilt our enjoyment of the 5 nights we were there - the only thing to mention here is that some of the windows were stiff to open and close, but we had good weather, so this wasn't really an issue.

The flat was very spacious and deceptively much bigger than we expected.
The location is excellent, everything is within walking distance and the food was lovely in the pub downstairs.
There was no broom to sweep with! Lol
Suggestion would be to also install a handrail on the small steps up to the bedrooms/bathroom to aid those with mobility issues.

We liked how spacious the flat was and how clean the beds were, great that it was virtually right on the beach
The wifi didnt work only in 1 bedroom which we didnt actually use so ended up using all our data! The only other thing we werent told about was that we were staying above a pub but apart from that a nice stay!

Myself and my daughter visited for 3 nights. We hadn’t been to Lincolnshire before so didn’t know what to expect. But as soon as we walked into our apartment we were just blown away! Our first impression was just WOW. It is HUGE. So spacious and airy. Very clean and so well equipped. We arrived to some snacks and cold water left for us; which we really appreciated after a very hot 4 hour drive.
The decor is lovely and it feels fresh. There is one huge king+ bedroom with a very comfortable bed, and 2 smaller (but still a good size) doubles, both comfortable. There is plenty of storage for your clothes and shoes. The lounge area is just lovely, with a tv with free-view, a dining table and a big comfy sofa. There are books and board games too! The kitchen is fabulous and well equipped with everything you’d need cutlery and utensil wise. It also features a kettle, toaster, microwave, fridge freezer, dishwasher, washing machine and tumble dryer, with laundry detergent available. There is a little breakfast bar which we used to eat our croissants from Lidl (really close by) of a morning. Teabags, coffee and sugar are also provided, as are some little milk pots to get you going.
The bathroom is very spacious with a walk in shower. Plenty of clean fluffy towels were provided. They also provided us with hand wash, shampoo and conditioner! The toilet is separate, which in an apartment that sleeps 8 is a really good idea.
This apartment overall was just fantastic. The location is excellent, very central to everything. Considering it’s above a busy pub it’s absolutely dead quiet inside. It was very hot outside during our stay but the apartment stayed very cool. It’s clean, tidy and homely. I would honestly live there and I wouldn’t hesitate to stay again.
The hosts were very communicative before arrival and very accommodating to us checking in slightly early. Free car parking is available directly outside and you get a parking pass to display. 10/10!!

The Flat is huge! Didn't realize it was above the Beck pub, but, honestly you do not hear any noise from the pub at all.
Wi-Fi wasn't brilliant as kept dipping and the remote wasn't working for the TV so had to use the on/off button to use, would be better if you could access Netflix from the TV via your own account. Other than that we would definitely go and stay here again, spotlessly clean and all the things you need are available
The food and service is brilliant, definitely have a carvery!! It's the best one we've ever had and value for money.

The Accommodation was really nice and to a very good standard. It was a very large 3 double bedroomed apartment that was perfect for our family, with a lovley kitchen and living room. It was in the perfect location, just cross the road and you are on the beach or wonder a few minutes up the street and you were in the center of town. David and Anna were very helpful with any questions we had. I would not hesitate to re-book this accommodation.
