Great location with a designated parking space. The flat is well decorated, which was very nice. Everything you need for a great stay is in provided. The shower is perfect.
It was difficult to find the property. The entrance hall is a bit off putting. We had the TV on with a normal level of sound - someone knocked on the door and complained that the noise was too loud, saying the walls are paper thin so the TV needs to be at a very quiet level.

Location and size of flat.
The bed was too small, should be at least Queen size. The sofa bed was very uncomfortable. Taxi driver had some difficulty in locating place.

The location of the property was spot on for what was needed. Host had also left milk and a bottle of fizz for arrival - perfect after long drive!
We booked the apartment for a group of 4 adults. Unfortunately on arrival, the sofa bed was extremely small and suitable for one small adult .. more suited to a child to be honest. There was not room for 2 adults on it and when one got up from one side the sofa tipped. We ended up having to buy a blow up bed for our stay. The host did offer to get one to us, but we had bought one before we got the reply.
The double bed wasn't in great condition and on inspection there was a kitchen unit door under the mattress. Assume this was to make it a bit more secure. We actually cut our stay short by one day amd night as we couldn't face another night in the bed / blow up bed.
It is a residential property and we were asked to keep the noise down by a neighbour - we were chatting and laughing round the dining table, so it seems clear that the walls are very thin.
The property itself was of a decent standard, lovely decor, but there was also a bit of a funky smell and we had to buy air freshener. Not sure if this was from the actual apartment or from the block of flats itself. The cupboard in the hall had a soaking carpet which could have contributed to it. No smoke alarm either, although there was a holder for one on the living room ceiling.
The property was only equipped for 2 people. 2 plates, 2 wine glasses, 2 juice glasses. It certainly isn't equipped for 4 adults.
Although there is an iron, there is no ironing board.
Location was great though and the fact there was a designated parking space was great.

the toilet seat was broken; the bed was broken and very uncomfortable; the sofa bed was not fit for purpose as it was so uncomfortable and actually tipped during the night

everything, was absolutely disgusting and uncomfortable. we back home with very back pain. All the property dirty and dusty, even the bed was dirty same sofa. I wouldn't recommend it. neighbour from top flour just knocked the door basically everyday because the heating was noisy so he asked to switch it off all the time.

Entrance doesn’t look the nicest, and appears you are amongst people that actually live there who weren’t overly impressed it’s booked out, if you stay here bare in mind you need to be quiet really quiet or the neighbours do come knocking. tv had to go of by 9pm and whispered voices. the sofa bed is extremely small & uncomfortable and flips easy.

Host was rude.Property smells of damp.It is terrible,and it should not be rented until improves.I mentioned to my Host that I have asthma and I would like to leave after first night.He was not bothered and answered that he was in the property previous days and no smell of damp.Whole building stinks of damp.Rubish in front of back entrance (which I was supposed to use).The worst experience of my life.I will never go in private accommodation in Warwick again.I thought that Booking.com has higher standards.
I don’t think anything can be done.Whole building stinks of damp.Bed should be changed( old metal frame bed,mattress is horrible).I slept on the small sofa for 3 nights.Windows dirty and can not be open easily.If open requires support to stay open.

Great location, so close to town. Basic apartment, very clean and homely.
The radiator in the bathroom didn't work and it was very cold out, the rest of the apartment was lovely and warm.

When we got to the apartment and after the damp smell in the corridor and then the smell of sewage in the apartment and barely a mattress on the bed, we decided not to stay

Apartment is located near the castle and in a quiet area, the allocated parking is a huge bonus. The apartment is clean and simply furnished. Host very easy to communicate with and helpful.

The kitchen and bathroom have been well renovated. The parking was free , that's a big plus.
The flat had a very unpleasant smell. The bed and bedding were very old and uncomfortable. No instructions for using the heating, etc. The entry was smelly and not welcoming.

on close inspection it spreads there is a rancid grill pan in the oven no one has cleaned for years

went to bathroom and obviously not cleaned as toothpaste in sink and dirty toilet broken loo seat
bath not scrubbed .
lined clean on bed and clean towels dumped on top so obviously only thing cleaner had done .
the mattress on bed is thin with springs that stick in you .
In kitchen no tea towels or clean washing up sponges crumbs around cooker job so no thorough clean done … no cleaning products around .

windows frames and doors need a good paint
with a thorough cleaner every visit and welcome basket and maintenance kept on top of this could be a good flat
also check in was not good I was due to check in at 3 but on arrival had still not been sent the lock box code this meaning i had to stand outside trying to phone the host to get access .

really good location and the property manager sent us good directions to the free carpark and answered questions promptly
the bed and sofa bed were so uncomfortable. there was barely any sockets in the apartment and the bathroom needed a bin and more toilet paper

Close to town centre.
Location was on busy main road. Entrance reaked on cigarette smoke and there was garbage / bottles piled up. Fold up bed collapsed and was so small it was impossible to sleep on. Main bed was a very small double and you could feel all of the springs in the mattress.

Even with sat nav and decorations from the owner it was tricky to find. Eventyally we asked directions from a local resident, parked in nearby car park and walked around to find it.

Extremely convenient stay! Clearly newly renovated (very tastefully done too) and perfectly located in the town centre a stones throw away from the castle. It also comes with 2 parking spots - would highly recommend!

Very modern in a great location (with parking). All was very clean. Great value for money. Host was very responsive to messages. Wi-Fi was a welcome addition.
Some simple things over looked - that we would class as basics for a property such as this. As the property was listed as having a double bedroom and then a sofa bed - this means it can accommodate at least 3/ 4 people. However there was only two dinner plates and bowls meaning the 3 of us had to take it in turns to eat. There was an iron but no ironing board and a lovely big wardrobe but not one coat hanger. There was also no toilet roll on arrival. We would of course not expect to find lots but one roll was expected.
Would have been helpful to have a welcome booklet detailing things like which parking spot to use (as a neighbour told us is was allocated parking?) and where to empty the bins etc.
Whilst the above were absent, they are easily remedied and we would not hesitate to stay again.

Good place to stay, the apartment was clean and comfortable and would be ideal for a city break whilst visiting Warwick due to the location.
Unfortunately the host has refused to issue a VAT invoice which they are obliged to do and because of this I have been unable to submit my expenses so effectively I am out of pocket. I have been using booking.com for over 10 years and this is the first time I have ever stayed at a property and not been issued an invoice so be advised if you are thinking of staying here while on business.

Could do with a couple of extra pillows on the bed but I'm fussy and normally take my own and forgot.
