The room I had on the 4th floor, 409 was very quiet. Renovated and clean. Comfortable firm bed and good pillows. I also liked that I could turn of the HVAC system and crack the window.
The breakfast choices were also excellent.

Breakfast was better than expected, with several hot dishes each morning as well as the usual breads, waffles, yogurt, etc. It would have been nice to have some fruits beyond apples and bananas. Our room was comfortable and quiet.

The Portsmith Hospital is on the same street, about half a mile away. Needed a place to stay while a family member was in the hospital. Helpful caring staff.The breakfast buffet had a good variety of food. Made it easy getting a bite to eat in the morning.

Not great. The room smelled musty and moldy. Theres mold on the walls… we were there only overnight. If this was a longer stay for me or anyone else - no good at all.

Therefore, one night the staff is very helpful and pleasant. The rooms were nice and couldn’t tell you too much because we’re only there for one day anyhow enjoyed staying there.

The service was excellent and all attendants were polite and helpful. The location was convenient to travels we had to downtown and into Maine
However, we found our room extremely damp and having dark spots on ceiling. The staff said it was the air conditioning overworking. Our clothes felt damp and paper products as well. If that did not happen, it would have an ideal spot. We were a first floor room.

I got here to check in and the person at the front desk was on the phone. Didn’t acknowledge that I was even here. Had to wait awhile before I asked if anyone could help me. Normally if someone is on the phone they should at least say something. At least I only am staying one night but disappointing service.

The breakfast buffet was quite good. The location was safe and had a lot of dining options. There were a few renovations going on in the hotel that time. Despite this, our hotel stay was still quite comfortable.

Wet good place to stay. They were presently undergoing much-needed updates to an older hotel, but the updates will make a difference to the hotel appearance and quality. Staff was helpful. Breakfast was good.

We only stayed one night, and i would stay again in a heartbeat. The rooms were totally refurbished, clean and sleek. The bed was comfortable. The entire property was spotless and the staff were friendly and helpful. Loved that they had fresh coffee, tea and hot chocolate available all the time. We did not have the breakfast there, so I can't comment on that. Free parking was a plus and an Uber was about $7.00 one way to downtown Portsmouth. That was a deal considering parking in Portsmouth could cost more than that, and the hotels downtown Portsmouth charge an additional $40 to park per day. I'll be back for sure!

I am comparing this stay with one year ago. This time, it seemed not as clean, particularly one of the pillow cases. It smelled like a man's cologne. Maybe the person servicing the rooms wears cologne? Or the sheets were not refreshed from the last guest? Either is concerning. I know there are signs everywhere about the renovations taking place, but this has nothing to do with that.

This is the place I stay whenever in the area, for at least 7 years now. Continues to be excellent!
Courteous and helpful desk staff. Saw the manager around quite often.
Clean, comfortable, quiet. Designed with a lot of places to put stuff. Flat area next to dresser, at right height for your suitcase, with rolling seat beneath it. Double shelves at the nightstand.
Breakfast is amazing. Real eggs, bacon, lots of carbs.
You might see reservation sites mentioning construction. I did not encounter any inconvenience. They don't start until 830am. Minimal noise. The workers were very polite, like when they had to use the elevator to move equipment.

Long weekend in NH and Maine to search for sea glass and work on my photography. Fairfield/Rye location was prime between 6 different beaches. Staff very friendly and accommodating. I will return
