Worst hotel I have ever stayed at. Mold in the bathroom, dead bugs in the refrigerator and so much dust on the TV wires looked liked it hadn’t ever been cleaned. The hotel stated a free continental breakfast. There were so many of what I’m assuming were fruit flys on the breakfast foods disgusting

The balcony door did not close all the way very cold in room the water did not get hot in shower or sink one of the lights in room were flickering fruit flies everywhere

This place is absolutely disgusting. The electrical wires were literally taped to the wall. Offered parking, but apparently not for pickup trucks. There was no hot water. Just skip it, not worth the ocean view.

Very convenient close to all the attractions . We can watch the ocean right from our room . Only one complaint was the shower didn’t have hot water for very long . 1-3 minutes . We will definitely go back.

We stayed for one weekend. The family that I believe owns the hotel was sooo nice! The bathroom was very small and the shower was not in great condition. The drawers needed to be wiped out. There were spider webs on ceilings with spiders. I will say the towels and bedding were very clean. And the man downstairs gave us anything we needed more of. The view off our balcony was beautiful but there was a lot of bird poop on the balcony. The ac worked really really well. It was also nice to have a fridge and microwave!

The rooms were neat and clean.
I had 2 major problems
1. There was never enough hot water for showers all weekend. At best it was luke warm
2. I told the lady when I talked to her I was handicapped. She said that was ok she had me on the floor with the check in. What she didn't say was it was a full flight of very steep stairs to get there. She should have told me that perhaps their place wasn't the best for me. I had to navigate 15 steep stairs with a cane and my husband holding me to get up and down.
I loved the view from their balcony but will not be able to stay there again. And I rented 4 rooms to the tune of over $2800 for the week-end. I won't do that again.

My door to the room would not lock. Very disrespectful to their guests. When I went to check in got attitude from the lady who said we don’t send messages but I have it on my phone. They tell you there is parking available but there isn’t any. Had to pay out of pocket for parking. Very deceitful hotel and management.

This is a Hampton Beach classic! Run by same owner last 55 years. Is it older ? Yes. But things were clean, beds comfy, shower was hot and you can’t beat views and location! We’d definitely stay again. I’m not sure what people expect these days. I read other reviews and felt they didn’t accurately depict what’s offered here. Breakfast was basic continental but was good. Nice lounge area and very nice owner.

Older beach hotel which would benefit from some TLC. Great location on ocean blvd. Room was small but comfy. I did not see any staff during my 2 day stay, no housekeeping which is not unusual these days.

I arrived after dark. Free parking lot was hard to find in the dark and very small with cars parked close together behind a pizza place. No gate or attendant. Room was clean. No conditioner or hair dryer. Microwave & frig in the room came in handy.

Location was convenient, right on the Hampton strip. Room had loads of peeling paint and broken door frames. No hot water. Patio door was broken and not lockable. VERY limited parking, we had to pay in other lots to park our vehicles. Lots of furniture in the hallways, maybe a renovation is underway? It worked for our quick overnight.

Really bad first impression, hard to find the entrance, dirty carpet, messy lobby, feels unsafe. The room was fine, clean, with everything there: a fridge, a microwave, tv, comfortable beds, little balcony with the ocean view. Tiny bathroom, you have to wait for the hot water, but it was not really hot but just warm. Basic breakfast, very small parking. The room was fine and I had a comfortable sleep, but would not stay again.

For the price per night it was not a good value, walls are paper thin, two flights of stairs to get to the rooms. There is no parking and for the price to have to pay for an overnight spot was extra. Very out dated decor and tacky decorations. Was really not impressed with the owners, they never asked any questions no mention of good things to do or dining or even offer info about the accommodation. For 300 a night it wasn’t even balcony side. Will not be staying there again. No extras were included in that high price for one night.

Hotel is not handicap accessible and the stairs are steeper than typical staircases. Staff did offer to help carry my luggage up the stairs. Condition and comfort were ok but overall the hotel was not worth the price I paid.

Not as advertised- queen was a double bed. Pull out couch? Well there wasn’t room to pull it out to even try.
Pictures using a fishbowl lens…. I should have known better. Coat rack falling off wall, slider to 3” wide doesn’t open but 1/4 of the way… because the room is leaning to the front of the building. Bathroom was clean, bonus. Otherwise, room was about 8’x8’. Dark,dingy. $300 a night? They should be ashamed.

The Moulton is the definition of New England hospitality. A 100 year old hotel that is clean and well furnished with new mattresses and crisp linens. Care is given to make the whole space feel relaxing. The location is ideal, and the AC works great.
The staff is amazing and treats everyone like family. In fact, the entire hotel makes you feel like you are family. The common area is comfortable and inviting. Complete strangers gather there nightly to visit and share the ocean view.
Thank you to the wonderful family that runs the hotel, we had a better vacation for having stayed at the Moulton.

Our room was too small but checked out some other rooms and they were larger. Owner was very nice and accommodating. Staff were very courteous and helpful. Continental Breakfast was basic but fresh. I would stay again but not in the same room.

Small hotel kinda thought that no hot water for showers told the gentleman up front he said should be all set. Ice cold showers 2 days. Had to move microwave to find an outlet to use it no outlets anywhere really to charge things floors looked very dirty and at almost 300 a night I expected a little better. Might as well not have a balcony I’m a little heavier 330 pounds I couldn’t make it to there bed was in the way my kids 13-15 said it was tight out there and the brackets for railing was falling off. The location was perfect, as we were there for the seafood festival, friendly staff, clean. Hotel rooms could use a bit of an upgrade - the lock on the door was falling off, the bathroom towel and toilet paper holders were rigged up with a piece of wood, one bed was very comfortable, the other was sunken in and squeaking. Balcony was nice to sit out and enjoy the view but only fit 2 chairs facing each other.

The only good thing about this property is location, right across is the beach.
Other than that, the property is almost ran down, receptionist didn’t speak English, so hard to communicate. The “free parking” ad, is very misleading, not clear. My guests ended up paying $10/night, when I told them that it’s free parking.
And last, for the money I paid, I could have gotten much better accommodation. Had a chance to check the are; now, I know better.

Door didn't lock properly, garbage and old matresses in walkway to unit, hot water in building only enough for one very short shower, lots of disrepair in building. Stories of bugs and using car exhaust to rid them, the manager was not willing to talk about any of this
