Not a big fan of preordering breakfast but understand the hosts’ reasoning and the timed seating system appears to work.

Everything! Jim and Alison are perfect hosts. Great choice of breakfasts which were brilliant. The rooms are really clean and well maintained. The lounge area is comfy and stylish. Location is ideal 5 mins into Filey town centre and free tennis courts a minute walk away. Jim even brought water to the court for us after seeing us struggling in the sun! Had a great long weekend with the family made even more special by the hospitality shown toward us by the hosts. Oh..and the bed was the comfiest we’ve ever slept in! So much so we enquired about the mattress! If you are looking at staying in Filey I would strongly recommend staying here!!

Nothing, genuinely 10/10!

The room was very spacious and clean, bed very comfy, en-suite really clean. The hospitality tray was well stocked and replenished daily. The on site parking was a definite plus. Location at the top of the hill near the gardens was great, and only a short walk to the town centre. The breakfast was excellent, with the added delight of a 'surprise appetiser'. We would certainly stay here again and are already recommending it to friends.

Everything about our stay was absolutely fabulous, Jim and Alison are such lovely people and went above and beyond to make our stay the best it could possibly be. As for breakfast out of this world. Excellent choices and cooked to perfection. We will definitely be going back.

Quiet and convenient location within easy walking distance of the town and beach. The room was very clean, warm and well presented. Hosts very welcoming and helpful. Breakfast of excellent standard. The surprise breakfast appetiser each morning was a lovely touch. The guest lounge was also comfortable for a different place to sit and read/watch TV on a rainy day.

Lovely updated modern facilities, warm and welcoming. Great bathroom/shower. Exceptional breakfasts. Car parking available near property. Hosts very friendly, could not have done more for us. Close to seafront and town and gardens.

Thought breakfast was not the best organised, & never been to any b&b before , were you don’t get a cereal option. Thought menu was a bit limited, not a great deal of options. A bit strange that it was just chunky mugs on the breakfast table, nice size cups & saucers , would have been more appealing.
