Extremely clean and comfortable, well presented rooms and communal areas. Fabulous attention to detail all round. Excellent breakfast choices cooked to order. Quiet location. 20 minutes drive from central Cambridge with option of Park and Drive only 5 mins away. Highly recommended.

This is a gem of a B&B. We were contacted by Faye before we arrived with the instructions on how access the property which were easy to carry out. The property was warm &
welcoming which was great as it was a very cold outside. The room & ensuite bathroom were tidy & clean. We had a King bed which was luxurious and comfy.
There were tea & coffee making facilities in the room which included biscuits, yummy!!
Cooked breakfast is chosen in advance on a form & the items to choose from are substsntial. There is also porridge, muesli & fruit. The form needs to be returned to the table in the entrance by 8pm.
We were visiting family in Waterbeach & the location of the property was 5 minutes away.
There is a lounge which is a conservatory. It has a ceiling fan, widescreen TV, coffee/tea pod machine, dinnerware (plates, utensils, wine glasses).
Cooked breakfast is served once you sit down at your table in the breakfast room. You can make toast from several types of bread, croissant, tea, coffee, 3 types of juice, yoghurt, jams, Marmite along with several other items.
The cooked breakfast arrived within 10 minutes freshly made & brought to our table. It was tasty & items were locally sourced rather than from a supermarket.
Faye is a darling who treated us so well. She reflects the atmosphere of the property, comfy, immaculatestylish but comfy. Faye even went out her way to text us to confirm our choices for breakfast when we completely forgot. Will stay again for sure.

The room was well appointed and clean, everything you could possibly need was provided, breakfast was excellent and made fresh to order, and the hosts Lisa and Phil were helpful and attentive to every detail. We will certainly stay there again!

This is a very nice, small hotel. All units on the ground floor. Excellent service and very good breakfast. Posh towels and toiletries. Good signage, but SatNav can take you to a pub, which is actually across a green park area from another street with the same name. Their sign is black and you park in the back of the property. The staff were all very kind. Lots of great coffee pods and tea and cookies are provided. A sweet little place and we hope to go again.

Totally surprised by this lovely accommodation (cocooned in quiet, we didn't even realise there were other guests staying). Despite having worked in 5 star hotel chains, this little gem exceeded my expectations in every way.
Wonderful bed, bedside lamps with integrated USB chargers, delicious breakfast. Generous tea/coffee/biscuits in the glass conservatory. Can't recommend highly enough.
Charming building opposite the village green, easy check-in instructions despite us worrying about out-of-hours arrival time.

Definitely one of the best b&bs we have stayed in. Friendly welcome with easy arrival arrangements, comfortable room with ample storage, spacious bathroom with walk-in shower and quality toiletries. Garden and conservatory to relax in.

Such a warm and cozy place. Love the old time architecture of the school building. Lisa was a wonderful host, and we had a very enjoyable chat with her over breakfast! We also met one of her staff, Faye, who was also very sweet - or “lovely” as the British like to say! Lol It’s all about the people when we stay at BNBs and these ones were top-notch! And this includes Lisa’s partner - whose name has slipped my mind! 😂

Stayed for two nights, visiting Cambridge but wanting to avoid the city-centre hotels. Great location - Waterbeach Station is 5 mins walk from where its 2 stops / £3 to Cambridge Central. Accommodation was ideal. Lisa made arrival simple, and the room was comfortable, quiet and well equipped. Breakfast was delicious and Lisa very friendly and helpful. Will definitely come again.

We stayed overnight as we were in the area to look at a greenhouse. Great stay and very comfortable - massive bed! Self check in worked fine. Breakfast was included and was delicious abd plentiful. Could not anyone to say bye to and thank you so self check out too. Yea at local pubs - they were fine. Handy for Cambridge as was just 20 mins away.,

Well situated with on- site free parking and convenient for Newmarket Racecourse and park & ride into Cambridge. Very friendly and efficient host. Room was small but very clean with modern bathroom and everything we needed including coffee / tea making facilities. An additional sitting room with fridge provided extra coffee/ tea, biscuits, milk and water which was very welcome as the room cannot be restocked if staying more than one night with COVID regulations. The breakfast was excellent with a good choice of foods and we enjoyed a freshly cooked delicious full - English on both days that we stayed. Would definitely recommend staying here if visiting the area.

An excellent overnight stay. We had booked the room with a king-size bed - the bed was extremely comfortable, the shower hot and powerful, towels soft and fluffy and the room was very quiet. There was a kettle in the room but also a coffee machine in the conservatory with an excellent range of coffees and teas. Lisa has put in place a range of Covid19 measures, including social distancing at breakfast (which was delicious) All measures seemed appropriate and in no way detracted from first class service. We would definitely book to stay again and recommend to friends and family.

Lovely two night stay in comfortable accommodation with character.Very welcoming hosts who provided great service at reasonable cost.Breakfast was delicious with plenty of variety of choice. Ate evening meals at one of the local pubs within easy walking distance.Overall out visit could not be faulted.Even managed to back a winner at nearby Newmarket races!

Highly recommend. Have re-booked for next expected trip too. Owners are warm and friendly and breakfast was lovely. When I woke up, I thought i was at home for a moment so that shows the bed was comfy!

Lovely hotel, very welcoming.
I had the most amazing bed, it was so comfy I didn't want to leave. I didn't have breakfast (preferred to stay in my bed) but my colleague did and he said it was delicious!
Highly recommend if you are in the area and I will definitely be staying again when I'm back in the area.

Really enjoyed our stay here. Very friendly hosts, well appointed rooms, large communal space with a toaster etc for our convenience. Breakfast was excellent and included in the price. Free parking at the rear of the property was very handy. The bus stop into Cambridge was across the road and very convenient. Walk across the green to convenience stores and restaurants etc. A happy stay indeed.
