We booked this place for the outdoor space and it did not disappoint. Pool and hot tub were both clean and ready for our use. There are things about this property that could be cleaner. The siding up by the gutters of the house in the backyard were very dirty and unsettling to look and there are places inside the house that could use some maintenance for the price of this place but overall it was a nice stay and our group had a great time.

Everything was wonderful. Location is perfect. We walked everywhere. It was very clean and pool was wonderful. The grandkids could have swam all day.

My overall rating is primarily due to the inaccurate and what now appears to be fraudulent billing practices by the host and lack of response to my messages and concerns.
I received an extra payment request beyond what was outlined in the agreement which was a clear error. I had changed the dates of the stay (well within the defined policy terms) but the total cost/payment schedule was never updated to reflect the fewer dates. The total requested amount was paid in full to secure the property for the trip, but upon asking the host to rectify this error she has not complied or responded to any messages which is concerning given the significant amount of the over-charge.
Beyond this issue, during our stay we were unable to use the pool due to its condition which was disappointing given this was a primary reason for booking the property. It was full of algae and dirty and apparently there were problems with the filter. The host did respond during the stay to my complaints related to the pool and refunded a portion of the actual total cost due to inability to use.
Overall, the house is large and the inside mirrors what is reflected in the photos, it's in a nice area walkable to town and has a large backyard which would have been great if the pool were usable. However, It broadly could use updates, repairs, and some deeper cleaning both inside and out.
Overall- my experience would have been rated very differently if not for the problems with billing and responsiveness.

House setup was great. Perfect location, not on the busy main drag but close. We rented a golf cart which was perfect for going to the beach and restaurants. Backyard was awesome, pool is huge. Only thing I could say is the outdoor house/chairs/patio furniture could use some heavy power washing/painting.

The area around the house is nice and quiet.
The house is an older home and could use a good deep clean and some TLC. Backyard set up is nice and has a lot of things to do for entertainment but same as the inside it could use some upgrades.
Overall we had no issues with the house and it’s a great location with good amenities.

We just spent our 4th summer visit to this great New Buffalo house. Everything was clean and perfect for our family. The pool and hot tub is where we spent most of our time, and we had such a fun week. Thank you for allowing us to stay in your house!

Celebrating our friend's retirement from teaching. House was perfect. Plenty of room for all of us, inside and out. Perfect location to food, shopping, wineries. Highly recommend! Eveything was great!

We loved the location, close to great places to eat. The property itself is secluded yet doesn’t feel isolated. The house layout is welcoming and the backyard is the star of the show. The host was always quick to respond and very accommodating.
Some minor improvements (but not enough to reduce the star ratings): We played musical beds as it was hard to find one that’s completely comfortable. Could use an update. The pool area needs a little cleaning. The pool itslef is super clean. It’s the furniture and pool surroundings that can use a little dusting.
Other than that, this place is definitely a repeat for our family. Thank you Heather for being a great host and offering this wonderful property!

Very good minus the pool boy showing up unexpectedly and being rude to us. Tossing chemicals in hot tub with not warning us and they blew in all of our faces and food as we ate at the outside table.

The house was perfect! We had a girls spring break trip with our daughters and had the best time. Loved the hot tub, fire pit and all the space in the house. The location was perfect, walking distance to shops, restaurants and the lake. Wish it was nicer so we could have enjoyed more outside since the backyard at the house was amazing!!

This is great vacation property that houses a big group and has a great outdoor space. The host was kind. I suggest making some updates to enhance the experience, like a digital thermostat that would allow guests to arrive to a warm house in the winter, and a digital entry as the key was hard to work. The house also wasn't as well stocked as other VBROs in the area, but if you know that in advance it would be okay. Thank you for a fun weekend.

We were there for a Girls Weekend while also participating in a virtual conference for our businesses. There were 6 adult women. They layout of the house is nice, and we all had our own bed. The openness of the main living space was great. The large dining room table was perfect for meals and game night, and the extra drink fridge was a bonus. Of course the hot tub was amazing.
There are some maintenance items that should be addressed, and we encountered a few things the cleaning crew missed from the last guest, but it didn't ruin our stay. Also, the oven in the kitchen is very low to the ground and quite small. Something to note if you plan to cook anything large in the oven. Our casserole sized dishes fit fine though.
Heather was helpful with recommendations. We enjoyed a spa morning at Evolve Spa (HIGHLY recommend). We had great meals at The Stray Dog and Brewsters, and due to great weather enjoyed a walk down at New Buffalo Beach to take in the beauty of the area. We also did a wine tasting at St. Julian Winery and made a donation at the casino. It is a great area with much to do, even in the winter.

Heather’s home is in a quiet neighborhood just a block off Lake Michigan which you can see and hear from the home. A walk or drive is feasible to downtown New Buffalo. Plenty of space inside and also outside! We would return!

We didn’t get to really enjoy what’s the best about this house - the backyard due to inclement weather. And I wish there had been local access to Lake Michigan. But on the positive side, while the interior of the house is a bit worn, it’s spacious and was comfortable for our group of 5.

The house is nice and spacious, and the location is very convenient. We weren’t so lucky with the date we chose because it rained half the time. However, we did get to enjoy the pool, although it wasn’t really heated. The place could be spectacular with better cleaning and some tlc.

We rented this house for 2 nights and we loved it! There were 9 adults celebrating a birthday and a going on a wine tour, and there was plenty of space for all of us. Loved the house layout with the primary bedroom on one end of the house with sliding doors to the outside. Super easy for us to take the dog out quickly. Can't even say enough about the outdoor area - very nice!! The pool was so nice and was heated which we needed in early October :-) and we all used the hot tub which is another perk. There is a firepit that we intended to use but didn't get a chance. We all said that we need to come back for a longer period of time during summer to take full advantage of the outdoor amenities. Heather was very responsive and communicated promptly when I asked questions before the check-in date. (didn't need to contact her during our stay). She is friendly and sent information on how to walk to the nearby beaches which was appreciated.
We had dinner at The Terrace Room (more formal dining) and the food was so good!! Beautiful ambiance at this restaurant. We also ate at The Stray Dog for lunch and it was delicious!! This place has a more casual vibe and there is a rooftop terrace. Highly recommend both of these restaurants. Overall, a great trip in New Buffalo!!

Another fantastic visit to this property. Close to downtown, walkable to everything, and we love the area. House is clean and comfortable for my wife and I plus our dog. Plenty of restaurants in the area, we did a few winery tours, casino, and went to the outlet mall during our stay.

This property was perfect for our family. There were plenty of beds, and lots of gathering and eating spaces for all of us. The neighborhood was great for walking, and the walk to downtown and the beach was easy. We also enjoyed seeing the boats at the nearby marinas.
The children enjoyed the pool, but, this time of year the water was chilly for the adults. However, we put the grill and hot tub to good use

The property was a vintage property that had been beautifully and thoughtfully renovated. The location is walkable to the beach. The pool is well maintained with many chairs for guests, poolside. The great room concept, living room, dining room, and kitchen blend together perfectly for the "Modern Family" to have a comfortable time together.

It is a great weekend place for my bachelorette party- It fits 10 girls very comfortably. Loved the pool & hot tub. The only bad part was that one side of the house didn't have any air conditioning. I messaged the property manager 3 times about having more than 4 cars in the driveway and she never responded. All of the beds and pillows were old and uncomfortable.

Beautiful property but needs to have more oversight by owners of the things that are obviously wrong. When we stayed the kitchen sink faucet leaked flooding the counter, the master shower didn't work properly, the grill was unusable, the pool was green and one bedroom had broken dresser drawers falling out, the closet door was broken off and unusable. Also the the bed was broken so it was difficult to sleep in as you rolled off. The owner was responsive to and during out stay brought out a new grill, had the plumbing fixed two day before we left and finally the pool was clear by the end of the week. The are very nice people but need to pay more attention to the property. The were nice enough to give us a gift card to a restaurant but did not return the cleaning fee as promised. Overall, a good trip but for the money we paid which was a lot, it should have been better maintained.

Heather was a very responsive, accommodating host and very nice. The place was absolutely perfect for our group. I couldn't recommend this place enough. Walking distance from downtown New Buffalo. The beach itself is a bit further walk than downtown, but doable. The place was spacious and clean. Good for a big group. A few things that didn't work but that didn't stop the fun! The backyard is a great space for entertaining. The pool and hot tub are great!

We had a lovely time and truly enjoyed the outside space! Bring some extra pool towels. There are some but not enough for a group of kids going in and out of the pool all day. They loved being able to go back and forth between the pool and hot tub. It was an easy mile walk through the marina into town and to the lake/beach. We like to cook and some of the kitchen items (like the pots and pans) could use a bit of an upgrade but there were plenty of plates, cups, silverware and cute serving bowls/trays. The grill was great with a nice outside dining set up! We would stay again ❤️

This was our third time staying at the property. The location is convenient and very close to downtown. We can walk to the beach and there are many restaurants within walking distance. The privacy and the pool area keeps us coming back.

We had an amazing vacation in new Buffalo. House was nice but there were a few things that didn't work properly. The front and back doors were very difficult to open. The pool heater didn't work like we hoped. The pool umbrella was broken, we tried putting the umbrella up and parts just fell out of it
