Villa is exactly as pictured, amazing view, well appointed for 2 guests. Everything you could need for your trip was provided, and the white glove service with the property manager Dwight was a game-changer as we arrived near dark and the first drive to the villa would have been challenging without someone to follow and navigate. The host included a lovely welcome gift, which was definitely appreciated. Truly a 5 star stay!

Check in and check out are super easy. Kelly, the property manager, was great to work with and has lots of recommendations for food and activities if you’re looking for them. The house was very clean and the provided beach towels, chairs and small cooler were great to have. My only advice is to make sure you have good sneakers /sturdy sandals if you plan to walk into Coral Bay or down the hill to the bar and restaurant. The walk is doable and we made the trek several times but the road is very steep so bring appropriate footware. We rented a Jeep and drove all over the island to the different beaches and did several hikes as well. I highly recommend a trip to Windmill Bar, the view is amazing and the drinks are great too. We loved our trip to St John and would stay at Dave’s place again.

I’m about as behind on this review as I am on my wedding thank you notes…but had to share our amazing experience! We honeymooned in Dave’s beautiful home July 3-9, ‘22 and had the most perfect stay. The home is exactly as pictured—beautiful views, a constant breeze, every creature comfort you could possibly want, a well stocked kitchen, grill, coffee maker, ice maker, A/C, beach supplies, and bonus points for a TV in the bedroom. Dave couldn’t have been a more kind and hospitable host. We used all of his recommendations, the private transfer from the airport to Red Hook and Courtesy Car were both fantastic. Dave’s directions to the meet up point were clear and easy. He led us to the house, gave us a tutorial on how to maneuver the driveway, (which really isn’t that scary once you’ve done it) and showed us around. During our trip he was having trouble with the pool pump, which in no way affected our stay, but proved what an amazing host Dave is. He dropped some floats so we were still able to use the pool. He made sure we knew what time his pool guys would be there so we weren’t startled. He truly went above and beyond for the small inconvenience, which was very kind. We fell in love with Coral Bay and really appreciated the quiet side of the island. Skinny Legs and Rhumb Lines are not to be missed! Love City Market was perfect for breakfast/lunch staples, snacks, sunscreen and booze. You’re still at those amazing North Shore beaches in no time! We hope to have the opportunity to stay in this beautiful home again! If you’re looking for the perfect vacation spot, look no further. You’ve found it. Tip to the wise: Pack light. Had we checked a bag, we might not have made our flight home. Pack a carry on and get your sunscreen on the island—it’s better for the reefs anyway! (Hi Dave! This stay was everything that my wife and I could have hoped for. The house was very clean and modern. The morning sun rise views were amazing and the private pool was perfect for relaxing. Dave was awesome to work with as he made the process seamless and had great suggestions. Huis Aan Zee is a must. I cannot wait to go back!

An amazing stay! My husband and I went to St. John’s for our honeymoon and loved our stay Huis Aan Zee! Dave was great at communicating with us and helping us along the way with recommendations and guidance whenever needed. He helped ensure we had a smooth stay and got to enjoy all the island had to offer. The home was so cozy and had the greatest views, I would highly recommend this stay in St. John’s VI!

This was our first time using VRBO and it went flawlessly. The location was perfect for us as we were looking for a quiet and relaxing getaway. The property was modern and well maintained and had everything we needed for a comfortable stay. The views from the pool and deck were stunning and we enjoyed the constant island breeze. We loved the Coral Bay area and actually never ended up visiting Cruz Bay. We hope to visit again in the future!

The property is amazing, even better than it looks in the listing. Dave was an awesome host, gave us really good tips on dining and beaches as this was our first visit to St. John. The views are fabulous, as is the pool and outdoor shower. Would give more than 5 stars if I could!

You absolutely will not regret staying here. We had never been to St John before and other than beautiful beaches we really didn't know what to expect. Dave is an outstanding host and incredible helpful. Coral Bay is beautiful, so quiet and peaceful and the house is just perfect inside and out. Could not be happier with our decision to stay here.

My wife and I stayed at the Villa for nine nights in July. The views were incredible. Kitchen and showers are very modern and the bed is very comfortable. The pool gets sun all day (in Summer at least) and was very comfortable to hang out in. The location is great because it’s not too far from the stores and restaurants in coral Bay as well as the beaches. There was always a nice breeze.

This villa is even more fantastic than the pictures. Stunning views and everything you could need. Dave is super helpful and great to work with! The outdoor shower is AMAZING! Staying in the town of Coral Bay is such a nice change of pace from Cruz Bay. I want to go back! Book it.

Dave & Huis Ann Zee are amazing. He met us in Coral Bay to show us to the house and around. The house is better then the pictures. All the essential amenities were provided. I didn't realize how helpful having beach chairs/cooler/travel mugs would be. This definitely made the beach days more enjoyable. By far one of the nicest places and host we've experienced. We look forward to returning.

Staying at Seagrape Hill was an amazing experience for my husband and I. The home is nestled up the hillside with spectacular views. Our entire stay was awesome! We thoroughly enjoyed sitting in the pool and balcony watching the bay and boats come and go. The house is very well kept and very clean! The house was well stocked with everything we could possibly need (aside from food). It was a short drive to several restaurants and bars which allowed us to venture out for dinner most nights after spending the day hiking, beaching, or just relaxing on the balcony. Dave was an excellent host and we appreciated his thorough communication and suggestions while staying on the island. We hope to be back very soon! Thank you Dave for allowing us to stay in this amazing beauty on St. John!

The house and pool were clean. The cleaning person does a great job. I was up at sunrise every morning because i didn't want to miss the view of the sun coming up over the east end of the island. We visited beaches and did a few hikes on the island. The pool was great to cool off after a long day at the beach or after a hike. Thanks Dave for making our 10 year anniversary perfect.

We had the most wonderful time at this property. The house is perfect for a couple, and the views are stunning. The wildlife including goats and donkeys in the area were the highlight of our trip. Dave was great to work with and easily reachable — although we had zero issues. The house had everything we needed and is in a very convenient location in Coral Bay with a market/coffee shop/restaurants near by. We hope to return soon. This property made our stay in St. John!!

My wife and I were long overdue for a beach vacation and our experience staying on Seagrape Hill was WELL WORTH the wait. The house is perfectly situated on Seagrape Hill to catch a steady cool breeze and perfectly built to allow that breeze to keep us cool. No matter where we were in the house, the views were spectacular. Whether we were looking to relax on the beach, hike to see petroglyphs or grab a burger and a Pain Killer we were never more than a few minutes drive away. And when we wanted to cool off in the pool, it was only steps away with a perfect view to Hurricane Hole. We cannot wait to return!

We can't say enough about Huis Aan Zee! The views are spectacular! Very clean and comfortable. Kitchen has everything you could need. We felt right at home immediately. The way the house is situated provides privacy and there is always sun and shade to be had. Fantastic views from everywhere, even the outside shower has a great view. During our stay there was always a nice breeze and we never needed to turn on the AC. We enjoyed the pool and of course there is a great view while in the pool too. Great location convenient to markets, local restaurants and north shore beaches. Property manager Gwen is very nice and was very helpful during our stay. Gwen met us in Coral Bay and showed us the way to Huis with a walk through of it's features, nice touch Dave! Dave the owner is great to work with, always available, friendly and helpful. The owners attention to detail is obvious. The house has a nice modern design, great views, and is very clean. A well equipped kitchen has everything you need for your stay. The private pool and comfortable outdoor living space was great for relaxing evenings. Nice location in Coral Bay, quiet and peaceful yet close to stores and beaches. Dave was great to work with, can't wait to book our next stay!

Wow! Hard to know where to begin. Surpassed my already high expectations. The house and the views are incredible. It is a brand-new home that is simply gorgeous. It has a master bedroom and bath downstairs, and a cathedral ceiling upstairs with kitchen, living room, bath, outdoor shower and pool. There is another pullout bed on the upper floor. Spectacular views from both floors, each of which has its own deck. It is on the eastern side of the island (on Coral Bay). However, it is a short drive to the north shore beaches: Trunk Bay (our favorite), Cinnamon Bay and Maho Bay. You will need to rent a Jeep. Rent early, they go fast.

This a beautiful, new home with great amenities and we highly recommend it! Fabulous views from both decks and shade from the sun when you want it. The pool is great for soaking in after a day at the beaches! The bed was very comfortable and the kitchen was stocked with all the essentials for meal prep. The house is nicely decorated and very clean. Great location in Coral Bay with easy access to the North Shore beaches as well as the south side of the island. Be sure to go Miss Lucy's for brunch and great snorkeling in Salt Pond Bay. If you want to hike, the house is not far from Ram Head.

We came here for our honeymoon and stayed 5 nights and we loved it. You can tell the house is practically brand new with all new modern features. The view is incredible! The location was nice too because we felt secluded from everyone else and it really felt like we "got away from it all". There are a couple of great restaurants in Coral Bay as well. Aqua Bistro was good. If you are planning on staying here, Please follow Dave's recommendation and rent a Jeep. The roads can get very steep and we felt comfortable doing everything in our Jeep Wrangler. We rented from Courtesy Car Rentals and they were very good. The property manager, Gwen, met us in Coral Bay and took us to do a walkthrough of the place. She was great and was able to give us a lot of great tips for the house and for our time on the island. If you are looking for a quiet place to yourselves on St. John, I would highly recommend this place. -Marcus

My wife and I stayed here just before Christmas and it was an amazing experience. The home is new and extremely clean. We loved the outdoor shower and the beautiful views with it. Views from the private pool and outside seating area were even better. You can tell a lot of thought went in to the location and design of the house to maximize the views. You can even watch the sunrise from your bed in the master bedroom. It's beautiful. The appliances are all up to date and very nice. Dave (the owner) and Gwen were super nice and very welcoming and accommodating. Their walk-through of the house at the beginning of our stay showed how much they care about the place and keeping it in perfect condition. We would stay here again without hesitation and hope to do so in the future. Thanks Dave!
