Second visit to Sweet Tea. The house is clean and comfortable. It's just a short walk to the beach or to the Center of Folly Beach. We love it here and will be back next year ❤️

Another great stay! Had a blast with my friend and my dogs. Enjoyed the house and easy access to the beach and downtown.

The property was great for our family and two dogs, the location is amazing and the house is comfortable. My only complaint is that the dishwasher was not functional during our stay, so we had to wash and dry dishes by hand after every meal. In addition, my daughter complained that her bed was not comfortable ( the second queen sized bed). Aside from this, we had a great stay.

This lovely, cozy 3bd/2bath home is everything we seek in a home away from home… beautifully equipped and very comfortable with enough space for us plus any kids and pals who might come to visit.
Its location: a one block (as the crow flies…)/two block walk from the beach; access is a breeze. Sit on the front deck and listen to sounds of the ocean…
We will definitely be back!

This was our second stay at this property and it was wonderful (as was our first stay). The property was clean and well-appointed. We cooked a full Thanksgiving spread using only pots, pans, utensils, etc., provided - we did not have to bring anything from home. The location is an easy walk into town to eat, get a coffee, stroll on the pier, etc. The neighborhood is quiet and safe. The front porch is a great place to sit and listen to the waves. There is a beach access path across the street. Kevin provided all the information we needed well before we arrived and has always responded quickly to any questions. The beds are so comfortable that I took note of the mattress brand. The living room had plenty of comfortable seating for 6 adults to watch football and the dining room table sat our 6 for nightly card games. As soon as the dates open for our next trip to Folly, we will be booking here again!

The place is great. We had a family of 5 total and it was perfect. Plenty of space for everyone and even our 2 dogs. Very close to the beach and short walk to town was perfect! Kevin was great and everything was as advertised.

This home was cozy but offered plenty of space for our family of 5 and 2 pups. We loved being able to walk everywhere we went, and the proximity to the beach was fantastic! The beds are extremely comfortable, and the fans in each room for white noise meant we all slept great. The kitchen is extremely well-appointed, too--I was even able to make my son a cheesecake for his birthday! 10/10 recommend this property, and we look forward to visiting again sometime!

We had the best stay here during our week in Folly Beach with our 2 kids and dog. The house is in a perfect location with easy access to the beach and a short walk to Center St. It was super clean and had everything we needed! We had a minor maintenance issue but it was taken care of promptly. The owner (George) and Property Manger (Kevin) were super welcoming and accommodating. Would highly recommend staying at The Sweet Tea! We can’t wait until our visit! Thanks again!

The house was perfect, the listing doesn’t serve it justice. Very clean and incredibly easy to access the beach. Kevin was extremely accommodating and made sure we where happy and comfortable. We will be back for sure!

The home had a wonderful location and it felt very homey. The place was very clean and had a well stocked kitchen. The outdoor shower was very convenient to rinse off after a day at the beach. The proximity to the beach was incredible. It was a very enjoyable stay and the ability to bring our dog was a big bonus!

This 3 bedroom cottage was perfect for a beach vacation. House easily accommodated 5 adults and family dog. Well stocked kitchen and gas grill. Easy walk to beach and downtown Folly Beach. We will stay here again.

Stayed in this beach house multiple times. It’s a perfect size for our family of 4 with plenty of space, very close to the beach and the restaurants. Will repeat again!

The house was very nice and clean, alittle quirky but that is okay. Had everything you needed which was nice. Location was great!! Lived sitting on the porch and so did our dog. Was nice to have a pet gate. Will definitely stay there again. Met the owner George as well and he was very nice and accommodating.

All was good, all had a good time.
Wish the grass had been cut, also screened in porch was very very dirty. Also need to edit things left under the porch. Most are broken. Also front room closet was full of stuff so couldn’t use at all.

We really enjoyed our five-day stay at Kevin's place in May, 2023. Location is awesome, so close to the public access beach paths. Made it very easy to go back and forth in the day for bathroom breaks and to re-stock the cooler. The house is fantastic, lots of amenities, well-stocked kitchen, and everything very clean. We loved having the deck in front, and the screened in porch, too. Made if feel very spacious. We give this place our highest recommendation.

We rented this cottage to serve as a base between graduation ceremonies in the historic peninsula. Though it took us 30 minutes to drive into downtown and park, having access to the beach between events was really nice.
The kitchen is well stocked and there are two beach access points half a block away in either direction. The door access code was easy and we never tried the keys that were left for us on the table. AC worked great which is always important to a Northerner!
The road in front can get very busy so we ended up backing into the parking for an easier departure.
Overall a comfortable place to stay and it was awesome to be able to have our dogs along.

We loved our time in Sweet Tea! The beach access is fantastic! The house is well equipped with fans in each bedroom, a well stocked kitchen, a washer and drier, beach toys and chairs... It was clean and comfortable and charming. It was a joy to stay here and we will definitely be back!

Super cute and cozy beach bungalow. Stocked with anything you could possibly need. Great size house for a small family or two couples. One block to the beach and walkable to Folly village. Will definitely stay again.

We truly enjoyed our stay at Sweet Tea. There was plenty of room. We especially loved the newly remodeled kitchen, the front deck, and the screened-in porch. We also loved the location. It’s just 1 street across from the beach and there were 2 close major accesses to it. We also liked the close access to Center Street. Kevin was a very helpful and friendly manager. We appreciated how easy it was to work with him.
