The location was super, well kept park and lovely village with bus service to Filey, Scarborough etc running every hour. Ivy had a good space especially the kitchen which allowed for more than one person to be in at a time. The bedrooms were a good size and the lounge was comfortable. Reception were very helpful and kind when we engaged with them and we enjoyed the Friday evening 'entertainment' at the bar too.

There is a definite smell of 'dog' in the cottage which wasn't pleasant even though we had our dog with us! I tried to contact the 'hosts' via email, and the Booking.com app to inform them of our necessary late arrival (9.30 -10:00pm) to find out how to access the property or keys but did not hear anything back other than the standard message that had been sent a month earlier. I tried to contact Sykes but could not get any help there either. We arrived at 9;40 pm to find the window of the property open and the TV on but no keys! There was no-one to ask at that time of night so we went to the local pub to enquire about other available hotels etc. They were able to tell us that the site manager lived on the site so we went back and tried to contact them but they were not at home. We passed another 'cottage' that had the keys in the door so we decided to sleep there for the night despite feeling like 'Goldilocks' and the fear that someone may come in and claim as theirs! All was sorted in the morning when the site manager was available and we moved into Ivy Cottage as agreed but it was a very stressful beginning to our holiday, especially for my husband who has Alzheimers and was very distressed. We found that the lightbulb in the double bedroom didn't work and couldn't turn the heating off despite using the switch in the property - it was way to warm for us and made it uncomfortable especially through the night.
