One year new nearly 2,200 sqf townhome that is professionally furnished and designed with functionality and comfort in mind! Located in a very family friendly safe neighbourhood. Our home is walking distance to stores, restaurants, and shopping centres. Only 10 minutes away from the lakefront and the Burlington Pier. Only 1 minute drive to the 407 Highway and just minutes to recreation centres, golf clubs, Bronte Creek Provincial Park and Oakville Trafalgar Memorial Hospital. The space This spacious townhome is 3 stories and is complete with 3 bedrooms 4 queen size beds, 3.5 bathrooms, and a dedicated workspace! This well-equipped modern home has everything you need and more for an incredible getaway. All bedrooms are complete with brand-new linens, towels, new memory foam mattresses, large closets and their own private washrooms. FEATURES AND AMENITIES - Fully equipped kitchen with all your cooking essentials - Formal dining and breakfast area with seating for up to 10 people - Dishwasher - Coffee Maker and Tea Kettle with complimentary coffee pods and tea - Microwave - Toaster - High-Speed Wifi - Smart TV with streaming services - Crosswords puzzles, Board games. - Central A/C and heating - In-Unit Laundry - Iron/Ironing Board - Brand New Appliances - Brand new linens, bath towels, face towels - Backyard and patio - Shampoo and body wash Guest access CHECK-IN: Check-in with secure smart lock code that is sent to you prior to arrival. This unit is private and not shared. PARKING: One spot in the driveway and also designated guest parking is available for any extra vehicles free of charge. ACCESS: There is 1 main access point through the front door of the building. Other things to note Guests reserved for 28 days or more are responsible for their own consumables after the initial reserve provided is used.

Quiet Hours: 10PM on weeknights, 11PM on weekends

- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property.
**Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time-intensive process.**

- NO PARTIES. **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

- NO UNREGISTERED GUESTS inside the property at any time. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory are scheduled and prepared according to the number of guests occupying the unit.**

- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.**

- PARKING
We provide free parking behind the house for two vehicles. To find our parking area:

1. Head south along Wellington Street from Barton Street East.
2. Turn left on Robert Street before reaching 204 Wellington Street.
3. Take the right turn into the laneway between 244 Robert Street and 246 Robert Street.
5. Continue until you see designated parking spots labelled "204 Wellington Street N Parking Unit 2" on the right side
6. Please park in the designated spot. There are two available
Note: Street parking is also available available via Wellington Street N in front of the house, however, it is restricted during rush hour in the morning and evening.

- GARBAGE is to be bagged, sealed in Black Bags found in the laundry room and thrown out in the appropriate bins at the end of your stay. Failure to properly dispose of garbage will result in additional charges up to $100.00 for cleaning and removal fees.

- MAIL & DELIVERY. Please note that all mail and parcel deliveries should be noted to be “left at the door”.

- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors are closed and locked upon check-out. Ensure doors to the unit are fully closed and locked before exiting.

- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.

- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.

- SHOES are to be left by the front door and not to be worn throughout the inside of the house.

- SECURITY SURVEILLANCE monitoring the entrance and perimeter for the safety and security of the home and our guests. Please DO NOT touch/tamper with cameras. Any evidence of tampering will result in immediate cancellation of your reservation.

CHECK-OUT PROCEDURES
- Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
