About the Home
Inside, the home will welcome you with 3 levels of living space. Once you walk in from the convenient mudroom, you will find an open concept full kitchen, dining and living space. The living room includes a wood burning fireplace for those cozy winter nights (wood available for purchase and delivery!), with deck access so you can breathe in the fresh mountain air. The dining table accommodates 8 guests, with 4 additional spaces at the bar.

Upstairs you will find 2 Queen bedrooms, each with its own private bathroom. One has a TV and a jetted tub in the bathroom, while the other one has a shower/tub combo.

Head downstairs to find an additional queen bedroom, as well as a bunk room with 2 twin over twin bunk beds. On this level you will also find a shared bathroom with shower/tub combo, and an additional living area with TV - great for kids! Outdoor access is also available on this level, with a propane grill located outside (per State Law, must be used 10 feet from the building).

These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. -Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.

-Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.

-Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.

- No Unauthorized Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization

-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.

-No smoking inside the unit; $250 fee for violation.

-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.

-Some of our homes are equipped with exterior cameras for security purposes.

-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.

-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
