Very short walk to Great Island Common, a beautiful beach! Inn provides beach chairs and towels.

This property is super cute, immaculately decorated, and super clean. The location is great and this little island is so special and idyllic!
We were on the 2nd floor and there was a family with kids above us and because it's an old building the sound traveled and it was SUPER loud. It sounded like they were moving furniture all night and we couldn't sleep. We also got hit with $29/per day parking fee and a pet fee of $50/day after the fact - this should be made way more clear on the listing (noticed another reviewer mentioned this same thing) - the parking fee feels super excessive on an already pricey stay since it's 1 spot per room? If we knew about this, we would have just street parked. There were also notes to not leave dirty dishes upon checkout, which felt gratuitous because there was also a pretty high cleaning fee included. Overall between the noise and the price it did not feel like great value so while we loved the area, it's unlikely we'll be back.

The property was extremely well kept and our unit was amazing. The location was also very convenient. We will absolutely return for a longer stay.

BEAUTIFUL place to stay. uncanny attention to detail. perfect location.
there was absolutely nothing to dislike about the property

We liked the bathroom and the decor
The room is animal friendly which I didn’t know when I booked last minute. I found this out because my allergies were SO bad as I’m extremely allergic to dogs. Paying for parking when you have a one spot assigned to the room seems excessive to me…. I could see to it extra for 2 cars but park should come with room. It puts a bad feeling on the whole experience!!other than that I’d recommend this Inn!

I've been traveling for a very long time, staying in a lot of hotels. But I have never stayed in such a comfortable studio, location, environment. It was our first time to Portshmouth. Really perfect place! I liked it very much with its delicious food, restaurants with magnificent landscapes and colorful boutiques. We came back to the city relaxed and recharge. I really respect that this kind of work is done with such hard work and kind. So thank you Mr Dunn and his team. We went during the Christmas period, but I also want to see on the summer what it's like. We definitely will come again!

Wow. Fantastic place. Super clean. Everything appeared brand new and it was wonderful to have a full kitchenette. If we were staying longer would have definitely used the washer/dryer. Great location with a lovely cafe next door!

I’d rather stay here that a large chain.
I really wish they kept more of the woodwork, floors, windows (they can be restored and often cost less and last another 100 years) & historic features. I hate it when an old house is gutted like this

I loved the decor, the comfortable bed and couch, how clean it was, how peaceful it was, the eco friendly products, the location...
When watching a movie, the TV connection would pause at times. I’m not sure why.

What a find! Head and shoulders above most cookie cutter hotels and inns. A real Gem. Excellent location, close enough to everything you’ll want to see and far enough away from it all when you want some quiet time. I was looking for somewhere different to stay whilst visiting my Son at UNH. I usually stay in downtown Portsmouth and felt like a change.I had my dog and Bicycle with me on this trip and there was ample room for both. The location was great for exploring the coastline and surrounding towns by bike and my dog was in heaven as we were 2 minutes from the beach.
Fees could be made clearer. Partly a booking.com issue I believe. There is a $50 per night pet fee and parking fee of $30\night plus taxes. This added $80\night plus tax to my bill which was an unexpected and unpleasant surprise and may affect whether I stay again. The Management responded very quickly and courteously and broke down the charges for me within minutes of my questioning them.

it was clean, cozy and well maintained. It also had character and felt so comfortable to be in.
We didn’t have hot water one evening but the owners were beyond accommodating which was greatly appreciated. We would go back in a second!

We stayed during a winter storm, but even with the season we could appreciate the attention to detail the owners have put into this property.
The property is beautifully appointed and in a lovely location.
When staying you are in a cove with water in very close proximity.
Our studio was clean, comfortable and tastefully decorated.
We had everything we needed, and travelers needs are anticipated by the host. We really appreciated the washer and dryer as we hadn’t anticipated an extended stay.
Looking forward to a stay in warmer weather where we can enjoy the grounds and beautiful surroundings.
I love to see historical buildings revitalized, so kudos to the owners on their restoration of this property!
We also very much appreciated that they had clear rules about silent times and being respectful of other sojourners.

Beautiful location with 3 min walk to the beach - perfect New England winter "beach" day. Easy no personal contact checkin, excellent frequent communication from property manager. Nicely appointed king suite on first floor with on site parking.
We only stayed 1 day day! Would love to have spent a week - unfortunately time was not on our side. Maybe next year.

The room was really lovely - great taste in decoration and overall feel of the room was premium. Fully stacked refrigerator (Snacks and drinks) which was really great.
The price was quite high for my stay - maybe I was in some kind of high season but I ended up paying $ 600.- per night. However I chose to stay here so it didnt have to do anything with the location.
