A fabulous unique property with views to die for, this well equipped cottage has everything you need for a short break or holiday.
Karen has done everything you need to enjoy your stay. The cottage 'handbook' is the best we've seen, giving you all the information you need or would ask, and a few places to visit too.
Parking is outside the cottage on the drive and entrance through the front door you have a galley style kitchen with everything you need, fridge, freezer, dishwasher, washing machine and a coffee machine. To the right you have a living room/dining room and downstairs toilet and conservatory leading to a lovely cottage style garden.
The garden has a shed with clothes airers and garden furniture in, Further down is a bench style table and BBQ. Most mornings we had a rabbit in the garden eating the grass!
The second floor of the cottage has two big bedrooms and the bathroom.
What gives the cottage the ultimate wow factor is the loft conversion. There is a huge bed, victorian style bath with handheld shower attachments, dormer windows looking west across the coast to Eastbourne and Beachy Head. The two big veluxes on the other side give you views eastwards across the bay to Dungeness, and on the clear days across to France. You can sit for hours watching ships up and down the channel. We had a couple of nights of storms that we sat and watched. Truly impressive!
I can't not finish this review without saying that the neighbours were lovely too!

This was a lovely long weekend away for my birthday. The photos do not do this property justice. The location is beautiful and the views down the coast from either side of the house are stunning.
There was plenty of space for myself, my husband, my son my mother and my sister along with two spaniels. Karen kindly provided a Stairgate as we never let our dogs upstairs and there was plenty of room in the dining area section for the dogs to sleep their crate. The whole area is wonderful dog walking country with lots of footpaths and stunning views. There are also lots of rabbits so should you have a rabbit happy dog You may need a little more work keep them under control!
Our dogs Were very keen to get out of the garden to chase said rabbits and one of them did manage it but I have told Karen about the hole in the fence and I have absolute confidence that she will secure this as Karen has been incredibly communicative and very helpful.
There are lots of stairs in this property and the beautiful main bedroom at the top does have sloping ceilings near the bed so you just have to remember that!
Thank you, Karen for a lovely stay And it would be lovely to come back one day.

Wonderfully situated in countryside near cliffs with far views in all directions. Close to nature, sea air and peace. Easy access, parking, well-appointed cottage, friendly neighbour and welcoming host made for a care-free time. We were blessed with the finest weather this year yet, which was a delightful bonus. Would be happy to return for a longer stay and recommend to others.

We spent 3 nights in this lovely cottage within the country Park, the cottage is incredibly well equipped in the kitchen , the views are amazing, all the way along the coast, Pett levels, Rye, Camber sands, Dungeness and in one particularly clear night France!
Karen responded to queries immediately and was an excellent host. I certainly recommend this cottage.

We had a great 4 night stay at this property. The location was unusual with outstanding views across the cliffs in both directions for miles. Great walks on the doorstep but near enough to Hastings and Rye that there were towns within striking distance.
The cottage was well equipped and had everything anyone could need. It was also lovely to have our own parking space which made arrival and departure very easy. We were comfortable in spite of howling winds outside and equipment for cooking was great.
What is listed as a third bathroom is a bath in the third bedroom and this would not be suitable for older visitors or anyone with a disability. As there were only two of us we were fine using the bathroom on the middle floor and would highly recommend the cottage as a holiday destination.

Comfortable and well supplied.
Only very very slight gripes- the light over the bathroom mirror didn’t work; and only the one smaller size saucepan with lid didn’t seem quite enough!
Everything else was beautifully supplied, clean and well chosen! We loved the location, quiet and spectacular and the neighbours were friendly too.

The Coastguard cottage was much bigger than we thought
from the pictures on the internet. We could have done with
more hot water as there was 6 of us and 4 would have liked a bath. the log burner was great really cosy and warm.
The National reserve was lovely great walks and scenery.

The property is a beautiful old house with high ceilings and stunning views of the area around it. Set off on a very quiet road.
The house is well maintained and had all the amenities that we needed. Also a lovely touch of a bottle of bubbles as we were staying over New Years Eve.
The only thing we didn't realise when booking that the third bathroom is a bath tub in the top floor room as appose to an actual bathroom/ ensuite, but that was maybe down to us not checking the listing properly.
It was perfect for our little break and would higly recommend

Apart from the fabulous views, the property was very well equipped, comfortable and we enjoyed every minute of our stay. We invited family over for a celebration lunch and it all went very well. We had no idea we were virtually inside a gorgeous nature reserve, which was the icing on the cake. Thank you so much.

Cute Coastal Cottage
We enjoyed our time at this cottage. It was a quiet getaway for us after a busy 10 days of driving and visiting so many wonderful National Trust Properties. The cottage is decorated perfectly for a coastal feel and we were welcomed by some fabulous fresh bread. I don’t think the pictures quite displayed how close we were in proximity to the other cottages in the row, but the neighbors were helpful when we were trying to sort out which cottage was ours and helped us locate keys. We heard very little noise from the neighbors. It was great to walk right out to the park/coast area and explore. Sadly, I have a health issue that reacts sometimes in older properties and there was a musty smell that was a trigger for me. Not sure if there is a way to ventilate to prevent that when your guests arrive. Otherwise, it is a lovely cottage. Oh, also very little toilet paper was provided and maybe a bar of soap - or let guests know to bring their own.

Wow! What an amazing location
We’ve had the most amazing time staying here. The location is just wonderful. Dog walking heaven with spectacular walks and views in all directions. Great communication and flexibility from Karen the owner, we’ve had just the most wonderful break from real life! We can’t wait to come back.

Very pleasant stay in amazing location (if not too windy!)
We had a lovely stay, only slightly diminished by the very strong winds (which turned an otherwise amazing location into slightly less pleasant experience for part of our stay). But Karen is a wonderful host (responsive, helpful and clearly cares abt her guests having a nice time) and her house was impeccable, cosy and stylish with all we needed for a weekend of exploring and overeating :)

Coastguard
This is a delightful property but unfortunately water escaped from the small bedroom ceiling on Friday night which caused me to sleep in the upper room the remainder and following night with my son. The heating also needed updating as some of the radiators did not work

A Very Relaxing Stay in This Little Gem of a Cottage
Spent a very happy holiday with our family & two dogs in this well equipped cottage in a stunning coastal location. Great walks on your doorstep & lovely places to visit nearby. Will definitely miss the panoramic sea views!

Wonderful cottage to have for Christmas
We all had a truly magical time at the cottage. It had a really well stocked kitchen and the provisions left for us were much appreciated. Very comfy beds. Panoramic views from the roll top bath. Our dogs had a great time on walks. And luckily the weather was perfect. Thank you Karen for letting 4 generations of our family spend Christmas together.

Beautiful cottage, amazing views, wonderful location.
Well where do I start ...
We (a family of 6 adults and 2 dogs) stayed at Coastgaurd cottage over the wonderfully sunny May bank holiday week. The weather was glorious and what a place to be to enjoy it!
The cottage has everything you need. Is cosy and welcoming, the beds are comfy and Karen the owner is super helpful. The kitchen is full of plenty of glasses and plates etc and there was some bread, milk, butter and jams waiting for us on arrival which was also a lovely touch.
If you enjoy the outdoors then this is the place to visit. It sits on an amazing national park with stunning views and there is a quiet secluded beach just a 20 minute walk through all of the wonderful wild garlic. The property is also close to towns such as Rye with quaint little shops meaning that there is plenty to do.
I would say that the property is perfect for a family get away with children, adult escape or couples retreat.
We will most definitely return and I have to say this has become one of my favourite places in England :)

What views!!! Bed a delight!
We managed to arrive a day late because of illness at the start of the coldest and snowiest week in decades, and it was cold having been unoccupied the week before, however we huddled round the wood burning stove and got the place warm ( I have to state that I do not think that would normally be a problem!!!) Upstairs seemed warmer and the bed we slept in was sooooo comfortable!! Next day there was a little snow which transformed the views to something quite ethereal. However we were not well enough to visit our relatives which was our main purpose in being there and we left on the Wednesday, having worked out that it was the best chance we had in making it home in one piece and not being snowed in. We had a wonderfully clear journey home A21, M25 and M40 had never been seen so empty!! I hasten to add that the accommodation was fine and quite quirky and comfortable. I would happily return there and look forward to doing so, - it was our misfortune that our illness, the weather and my brother's state of health combined to work against us.

Stunning location and cozy, stylish cottage
We had a lovely week with our 2 children and grandparents. We even managed to walk to Hastings which was a very muddy but beautiful 1.5hr walk. The coastal path is partially closed but still worthwhile.

Stunning views and very comfortable accommodation
The property is in a fabulous location with stunning sea views in all directions. An added bonus were the lovely sunsets to the front of the house and a beautiful sunrise from the back. The nature reserve is right on the doorstep, affording easy access to great country walks. The house was really comfortable for 3 couples for a New Year break and the owner thoughtfullly left welcome provisions for our arrival including milk, bread, eggs and butter.

Beautiful house in great location
The house was lovely and comfortable for all six of us. The views from the upstairs bedroom were amazing - especially watching the Hares in the field opposite! The country park next door was great for walking the dogs (secure and far enough away from the cliffs to let them off the lead) and we enjoyed being only a few minutes by car to Hastings. Karen was great throughout booking and the welcome gift was very much appreciated! We do a family holiday every year and according to my dad this was the best yet - so thanks!

Cosy Comfy Cottage with amazing views nt
We stayed in the cottage for just four nights this July with our friends, another couple. It was comfy, clean and tidy with freshly made comfy beds.
The tearooms up the lane from the cottage serves good abd well priced food. Please note to date this business is for sale.
The views from the windows upstairs of the cottage were lovely and far reaching on clear weather days.
As I requested 2 pints sof fresh milk was left for us in the fridge. Also thoughtful extras of a small loaf and small pots of jam.
The main snag was despite this cottage being listed as " suitable for the elderly or infirm " it wasn't. Both baths were overly deep and getting in and out was positively dangerous. The main bathroom with shower over bath it's ventilation was poor. There are badly cracked floor tiles just as you enter this main bathroom. There was a suction handle provided but the area to enter and exit the bath was narrow due the the toilet being right beside it. Plus the shower door only opened out or in a small amount.
Have messaged the owner Karen that we liked the cottage but due to the issues with both baths and to take a shower being risky we wouldn't book again.
That is unless a walk in shower was put in place and instead of the cramped shower over bath arrangement.
Our party was made up of four physically fit adults aged 52 to 62 but we all struggled with getting in and out of both baths.
So sadly our rating of four stars instead of five was down to the bath and shower issues.
