We had a wonderful stay at the property which was fantastic. The property is lovely and the staff brilliant. Thank you to Meena and Jagath for their excellent hosting skills. Nothing was too much trouble. Nickel is a fantastic Chef who can prepare literally any meal you could care for to an excellent standard. The housekeeping ladies did an excellent job of keeping the rooms and property maintained and clean snd the gardener who kept the gardens beautiful.
The pool was enormous and kept very clean by Jagath. A lot better than many European properties we have stayed at. All in all a great holiday and we will be back!

Cliff House - Heaven on Earth
We had the most amazing holiday here. Beautiful and extremely well managed property. All staff were courteous, super efficient and friendly. Gorgeous food too! Swimming pool extremely clean and child friendly. Better than any five star experience I've had. Will certainly be recommending to family and friends and hope to visit again sometime.

Unparalleled taste of Indian luxury
After two weeks of hustle and bustle in Kerala, this extraordinary home fell nothing short of an opulent oasis. The design of the home is truly spectacular with its open and expansive entrance onto the pool (a constant invitation); the building's unique contrast of concrete and chestnut wood; and its charming ornamental antiques. Altogether the home blends southern India, its warmth and tropical surroundings, with sleek contemporary architecture and elegance.
The most memorable part of our stay would have to be watching the hundreds of fishing boats twinkle on the sea at night. The view of the ocean was hard to take eyes away from at any point during the day - especially sunset when gathering for a delicious meal by the pool.
From the start to the end of our stay the food we ate eclipsed all other meals we had eaten on our three week journey through India. The chef is highly talented, accommodating and diverse in his cooking (providing western food or traditional Indian as desired). For breakfast he kindly prepared our favourite local dish which was appams (local rice pancake), coconut chutney and dahl, alongside a pot of masala chai and fresh fruit. Another favourite dish was his spicy tandoori paneer which he made especially for the vegetarians at the table. Needless to say, we felt like royalty when we sat down for every meal.
Finally our stay would not have been the same without the special Meena. She made us feel at ease from the moment we stepped out of the car and insisted on helping us with our heavy bags. It was such a pleasure getting to know her and hear about the cultural festivities taking place nearby and within wider India.
I am already daydreaming about my return to this special place with more friends and family. There is truly no other place like it.

The house and pool are better than in pictures. Meena and Jagath with staff are the best hosts. Cooking is exellent for everyone. Incl kids🖒.

Beyond our dreams!
We had the most wonderful holiday at the Villa and already hope that one day we can return.
The Villa is even more impressive than it looks online, the view is stunning and there so much space. The pool was the most enormous private pool I have ever seen and many hours were spent using this fantastic facility by the whole family. Ten of us stayed, 3 generations of family including four children aged 4, 6,7 and 9. We were very warmly welcomed by Meena, Jagath and all the staff. All the meals were beautifully cooked, well thought out and always fresh. One benefit for us was that the children enjoyed the freedom and space within the house and gardens and felt very relaxed from the minute they arrived.
When we managed to drag ourselves away from the villa Jagath took us to two 2 different beaches in Kovalam . The waves at Lighthouse Beach were lots of fun to play in and the children learnt to snorkel at a calmer bay nearby where you could also go diving.
We also did a couple of tours, one to the elephant sanctuary and one on inland waterways. Neither trip was disappointing and we saw plenty of wildlife including a couple of fish eagles and best of all some baby elephants.
We fell in love with India and Kerala, the people and the culture and would encourage anyone to experience this stunning area. We could not fault the staff or the villa and would highly recommend this to any family considering a very relaxing break away.

Paradise Villa, great location, brilliant service!
3 families with children from ages 2 to 13, we had a wonderful time. location is good, villa is beautiful, swimming pool is amazing, the service was great. Meena and the team where brilliant, on hand for everything we needed.
We recommended for a luxurious break with the family.

Perfect simply perfect!
From the moment we arrived, when Meena and her team greeted us, the whole experience was fabulous. Nothing was too much trouble we were looked after and fed beautifully. The villa is everything you see in the photos and much much more.
The swimming pool was a huge hit with the adults and children alike and all I can say is we will return if we are ever lucky enough be back in Kerala. The views take your breath away as soon as you walk in through the door and continue to do so every time you catch a glimpse of them.
There were 10 of us 5 adults and 5 children, two families, there is so much space it feels like a boutique hotel and not a single residence at all.
If you are even considering staying in this fantastic place stop thinking and just do it, you will absolutely not regret it.

Stunning House, Glorious Food and Hospitality
We spent 4 days at Visaya to celebrate my father's 70th birthday. Jagath and Meena who took care of us, and Nakeer the fabulous in-house chef, made sure that we had a splendid time and never wanted for anything. The house is beautifully designed, full of large, airy spaces to gather and admire the views over the cliff onto the Arabian Sea below. The sprawling pool, which looks out onto the ocean was probably the most popular feature of the house and we spent the majority of our time idling in the shallows. The bedrooms are all vast and thoughtfully (and tastefully) decorated, and the bathrooms all have open-air showers so that you always feel in touch with the beautiful surroundings outside. The food was exceptional. All we had to give Meena was the barest indication about what we felt like eating and she and Nakeer would figure out a sumptuous feast for us. We were treated to local specialties like jackfruit puttu, green banana curry, beautiful shrimp cooked a million different ways, crab curries--I could literally fill this entire review with praise for the marvellous food! Jagath and Meena took care of us in so many other ways, too--organizing a masseur to come to the house, coordinating multiple shopping trips into Thiruvananthapuram, and being wonderful company, too! On our last night we had a big birthday dinner for my father, and Meena and Jagath made sure it was a big hit, helping us decorate the house, organizing platters upon platters of delicious hors d'oeuvres, and putting on an exquisite feast that we'll all remember for years to come. We are already looking forward to our next trip!

Beautiful, luxurious, perfect
A beautiful, architecturally fascinating house perched on a cliff overlooking the Arabian Sea, beyond the huge infinity pool. The house has a full complement of friendly and highly efficient staff: housekeeper-manager Meena Singh assisted by her husband Jagath; a superb cook who can cater for all tastes; three charming cleaning ladies, gardeners. The rooms are vast, the bathrooms too with a 'rainforest' shower open to the sky. Amazing meals are served at a long shady table overlooking the pool and the sea. Jagath is full of precious local information and will drive guests into town, to the beaches, to visit the famous backwaters of Kerala - and provide transport to and from the airport (45 minutes away). Nothing is too much trouble. I have been twice and already long to go back.

Amazing holiday at Visaya House
The villa was stunning, beautifully designed - both luxurious and comfortable. The view out to see and the setting is unbeatable. All the staff were helpful and friendly, we couldn't have asked for more. The food was so good, the best of traditional Kerelan cooking with fresh fish every day. It was the perfect house for our group of friends to come on holiday. Everyone of us were totally satisfied with the villa and thanks to Meena and the team!

One of a kind
This is place is heaven on earth! It's a gorgeous property, which you never want to leave, and the cherry on top is the amazing hospitality that comes along with it. The staff is great, welcoming and accommodating. The food is fabulous as my carnivorous friends enjoyed their finger licking meals, special vegetarian meals were prepared for me which were delicious too!
We had a fabulous time here and hope to visit again. For anyone looking for a place to unwind, relax, enjoy, party with a view, look no further!

A small piece of ur own little heaven
How does one even describe heaven!! Well you can always go to those chaps who have had near death experience !!! Or you could just come here.
That bright light which people keep talking about, chances are that all it them were just looking at Visaya house !!! The place is just an absolute stunner.
The beauty of this place is that you don't even want to step out of the front door! That's how captivating it is and how it keeps you entangled with its gorgeous rooms, cool sit outs and of course the breathtaking pool and its views.
Life was surreal for us while we stayed there. Meena and Jagath, who handle the management of the place ended up being good friends for life now and it almost felt like we owned the place and stayed lik it as our "Home" just cause of their wonderful hospitality.
Suggest you there once!! You certainly might not ever ask for going to haven again!!

Incredible house and hospitality
Sometimes when you see pictures on a website you try not to get your hopes up- with this house my hopes were far exceeded! Went for 5 days for Mum's 60th and it was a perfect holiday. Absolute relaxation, superb food (every meal was delicious with plenty of choice for non-spicy, non-seafood palates) and total attention to detail by Meena, Jagath and their wonderful team. We were pampered in every sense of the word. They planned a "gala night" for my mum's birthday and decorated the whole house with flowers and candles, with lobster and curries and fireworks to finish! They are a credit to their employer and to the Indian service industry, nothing was too much trouble.
I would stay in this house again in a second! The pool and the architecture of the house are things you will not get over- it is breathtaking.
Ps. Be careful of the curious hawks when you are in the pool (the only downside to watching these birds ride the cliff air currents)!

Best Part of Kerala Tour
When planning the Trivandrum-leg of our Kerala trip, we wanted to rent a house that had a big pool (& not a mere plunge pool) and sufficient rooms for our family of 9. Also, we did not want the house to be right smack in the middle of the city. Visaya House fitted our needs perfectly.
We spent a great week there: swimming in the marvelous pool, enjoying the glorious view, taking a stroll to the fishing village down below, relaxing with a massage at the adjacent Ayurvedic resort, hosting a party for friends / relatives, etc. The husband & wife team of Jagath and Meena, the resident-managers of the property, were primarily responsible for the great time we had. They are a credit to the Indian hospitality sector in general, and to their employer in particular. They were proactive, attentive and responsive. Visaya House would certainly be our first-choice base in any future visit to Kerala. But without staff like Meena, Jagath and Chef Nakeer (who catered to our palate with an array of flavoursome dishes, including lobster masala), an outstanding piece of property like Visaya House would not be able to provide its guests with a memorable experience. Viva Visaya Veedu!

Oh what a holiday! We stayed here for 10 days at the start of the dry season (so a few late afternoon showers which were actually lovely to watch or swim in even) and could not recommend this place more. We had looked at the house on the internet briefly beforehand and were expecting to have a lovely holiday but the pictures really do not do this place justice. My partner and i were close to tears as we walked through the main doors for the first time. You cannot be prepared for the view and sheer beauty that you are welcomed into. Our room was spotless and the facilities excellent. The pool was definitely a high point. Also the service was impeccable. Our hosts were there whenever you needed or space when you wanted it, gave us great advice on the local activities which we wanted to do. We ate like royalty! The seafood, the fresh food. WOW :) Honestly, we are hoping to return as soon as we can get some more time off work because it was perfect in every way! If you want a relaxing holiday this is definitely for you. We had some time by ourselves and the rest with 3 other couples and not once did it feel overcrowded! We explored the local area and there is lots to do, but with a view like that even very active people like ourselves just wanted to sit and take it all in. After this holiday I never want to stay in a hotel again as this is all that you get in a hotel and more.

We arrived in Trivandrum with family and friends ( eight plus one for a brief, two day visit) and were met at the airport by Jagath, co-manager with his wife Meena of this fabulous property. We were whisked in the middle of the night to one of the most jaw-dropping experiences of our lives - up a subtly lit, manicured drive, through a massive front door to be confronted by an illuminated infinity pool backed by a black velvet sky above the twinkling lights of fishing boats on the Arabian Sea.
After that things began to improve....
The house itself is a wonderful example of modern architecture, immaculately modern, clean, and yet sympathetic to its location.
Meena and Jagath are the most wonderful hosts - discreet, hospitable, endlessly helpful, and a mine of information about India - their own family history is as rich and complex as their homeland.
Excursions at the drop of a hat, massages in the local Ayurvedic centres, tailor made clothes for next to nothing delivered to the door, endless
moments in and around the pool,superb Keralan cuisine from your private chef - if this sort of thing appeals, then this is the place for you.

I celebrated my 60th birthday with my siblings and their families at this picture book location. Meena and Jagath who manage the property liaised with us via email ensuring that the bar and pantry were well stocked prior to our arrival. Shiju the cook excelled at cooking for a variety of tastes from Children who only pasta, chips and marmite to adults who had never eaten a chilli before! The rest of us enjoyed the Kerala cuisine Nothing was too much We had pre-arranged a backwater trip from Quilon, but the buzz of a full house and conversations arounbd the dining table that accommodated all of us made us reluctant tourists, apart from a trip into Trivandrum and to the Kempinski one afternoon for lunch. An ayurevedic massgae lady came and pampered us one afternoon. The rooms are a delight with the outdoor showers and we never tired of the views from the uper balcony A daring architectural effort incorporating local materials with a contemporary feel.Truly an unexpected experience opening those front doors to Paradise. Everything spotless every day, thanksto the smiling ladies who worked tirelessly both inside and outside.Something about the house , the staff and the Kerala air makes me feel it will be difficult to top this holiday

I stayed in Visaya house for 10 days, it was 10 days of complete perfection. The house itself with its bold modern architecture; the huge stunning pool which seemed to hover above the sea just as the seaeagles hover in the sky above; my wonderful cool room with windows on three sides and a 'rainforest' shower open to the sky; the delicious food fresh from the sea, the market, the orchard. The house is run by a staff of six, the cook made us wonderful dishes for both those who like spicy food and those who don't. Pitchers of freshly pressed juices (orange, water melon, mango) awaited us a breakfast over which we would discuss the day's menus with J. before he went off to market. The house manager is charming, friendly and discreet. She makes it seem effortless while ensuring that nothing is out place. It is perhaps the most perfect place I have ever spent time in. None of us wanted to go anywhere else.

Wow. Just wow!
I have been to Visaya House twice now. Both times have been absolutely superb. The pictures on the website give a good impression but nothing like actually being there. The rooms are vast, the bathrooms are fabulous, and the swimming pool is beyond belief.
And then there is Meena and the team who look after you. I can honestly say you will not have stayed anywhere like this before.
The food is whatever you ask for, brilliantly cooked by a cook who comes from a top hotel.
Overall, the feeling of being at Visaya is one of total comfort and luxury. You will want to stay forever.
If you can go, go. Even if you can't go, go!!

Just magical
After a life-time of travel, this has to be the most beautiful place I have ever stayed in. It's a new, architect-designed house set on a cliff-top overlooking a fishing village, complete with it's own coconut tress and eagles flying overhead. This very private house is larger than it looks in the pictures and is built mainly around a HUGE swimming pool. The rooms were very simple but lovely, including the bathrooms, all of which are open to the sky. Everything you need is there - and stylishly so.
But what made our stay really special were the people... the housekeeper "Meena" is simply lovely - nothing is too much trouble and anything is possible. She is supported by a generous staff of about 6 more - including a driver and the cook was outstanding too.
We had a list of sights we were going to see, but in the end we hardly wanted to leave the house!
Sorry if this sounds rather gushing, but I was genuinely impressed - it was like having your own private luxury hotel and I can't wait to go back.

Heaven on Earth
Simple luxury, spacious, wonderful design, excellent service! We will make this our 2nd home every trip to India. The pool is simply amazing, bigger than 5 star resort pools. Family friendly. The hosts are warm, welcoming and service orientated. Food was amazing, from local cuisine to international specials! Recommend for anyone!

Beautiful House
This was the second time I stayed in the house. it is every bit as beautiful as it looks and managed by a wonderful and professional team. Meena and Jagath speak very good English and they ensure you have a great holiday. The food is a highlight - totally delicious - we looked forward to every meal.
We have had a LOT of fun in this stunning house, and it is a great stop off for all Kerala sights and the ayurvedic clinics.
And the swimming pool is amazing!

Incredible
Visaya House is quite simply the most amazing place we have ever stayed. The house itself is an architectural gem, an "Inside - Outside" house with no glass in any windows (shutters though don't worry!). Nothing can prepare you for the first time that you walk through door to be greeted with the most beautiful vista in front of you, the house opens out in front of you before your eyes meet the huge infinity pool before being led to the tops of the coconut trees and then eventually the beach and the sea in the distance. The sense of calm serenity is palpable.
The house is however only a small part of the Visaya experience. Our hosts Meena and Jaggart really make Visaya House what it is. Nothing is too much trouble and everything is done with a style and ease that we have only experienced in luxury hotels. Similarly the food was delicious and the versatility of our chef was astonishing, western food, Chinese food and, of course, Indian food was all prepared to a superb standard.
Everyone at Visaya house approaches life with an infectious good humour and charm that is impossible to ignore.
Quite simply we fell in love with a remarkable house, run by charming people in one of the most beautiful parts of the world. We can't recommend it highly enough.
