Cozy, charming inn with friendly staff and a great pub for dinner. They make sure to reserve a table for guests as the restaurant can fill up quickly. Very grateful that they have parking right outside as there is little to no street parking in Hawkshead. A wonderful Peter Rabbit gift shop full of all things Beatrix Potter is right around the corner, as is a lovely shop and cafe called HoneyPot. We all enjoyed exploring the town very much.
During such a heatwave in the UK, since the inn has no air conditioning, they really ought to supply a fan for each room. It can be very difficult to sleep otherwise and the windows don't open far enough to provide adequate ventilation.

Nice pub seen this a few times when visited for a day, so decided to book to stay. Rooms are old and quirky comfortable and clean. Host went out of his way to make sure everything was fine.
Should have stated before booking that bar wasn't serving food. Would have liked to have had a meal there. But breakfast was included, which was nice.

Rooms traditional and really nice - good facilities. The man running the place was so friendly and was even cooking all the breakfasts as his chef was ill. Good breakfasts too! As well as running the bar at night, Great stay made even better by the boss.

The staff were very helpful and friendly. The room was clean and very comfortable, thinking of all possibilities from wet clothes to sore feet. The shower was powerful and hot. The floor was characteristically uneven as it’s such an old building.

Location. Room.
Check in times.. 4pm check in was too late - I became unwell and had to wait in the busy pub for well over 2 hours for our room to be ready. No option of early check in, I understand the staff are busy but when you suddenly come down with a stomach bug you need the privacy of your own room and not a busy pub toilet (especially when you’re miles from home and have no other options)
The next day I still felt exhausted and unwell but had to get up and ready early as breakfast started at 8:30, lasted for only an hour and then check out was at 10am. All felt very rushed

Breakfast was great
Kitchen boiler broken and so no evening meals which we didn’t know until arriving. Couldn’t get a reservation anywhere else in Hawkshead so we had to get a takeaway pizza for tea. Pub let us eat in the bar which helped but not the same as a menu choice.

We were well looked after from arrival to departure,I had told in my online booking that I had a disability and would have problem with stairs.They could not do more to help and gave me the use of one of their parking spaces and a ground floor room.
My wife and I hope they prosper well.
