The house was lovely and well equipped, there was a beautiful garden too for the children to run around. Walking from the house was lovely, but you did have to drive several miles to get to the nearest shop, pub or beach, especially as we had young children with us who couldn't walk that far. The house isnt really suitable for those with mobility issues as the stone spiral staircase looks great but was tricky to use and really needs a handrail or at least a rope banister.

This was a holiday cancelled from two years ago. The house is amazing plenty of room for all eight of us no one got under each other’s feet. The living room was cosy on a n evening especially when to fire was lit. It is in the middle of nowhere but it would not put us off staying again
It was so lovely and clean when we arrived and everything was there that we needed. We found the secret toilet two days in.
Can’t recommend this property highly enough we didn’t want to leave.

Huge property with enough space for us all to spread out to do our own thing in the evenings. Clean and well equipped.
Mind your head if you are over 6ft (which was three of our group). Internet is restricted to around the sitting room due to the thick walls, but was more than adequate for our needs.
I would definitely come back another time.

Stunning house and garden running stream next to the patio. Kind of isolated due to the very long lane but worth it. Lovely retreat!

A wonderful place to get away from the hurly burly. There was plenty of room in the house for our group of ten of ages from 11 to 78 - everyone could do their own thing.
To have a grand piano in the lounge was beyond any expectations and the teenagers loved it.
The narrow roads around are not for the nervous driver, but everyone is very friendly and gives way, when needed.

So very close to absolute perfection and I'm not the only one of my party who is planning a return visit both for work and pleasure. (If you wish, see below for why it's a 9.5 not a 10)
Location - complete rural bliss. No mobile signal (there is a land-line if you need to give people an emergency number or call for the AA - yup on my last morning!) limited wi-fi (living room only - so rest while you're here), proper 'drive with care' country lanes and Zero neighbours (unless you count the sheep in the fields and deer and wild ponies on the moor) - If you use the Worthy Toll Road you will need £2 cash each way each trip - so pay heed to the directions given to enter from the A39.
House & Gardens - literally my fantasy home - this is what has been in my head since I was a kid. The garden with brook and ponds for sounds that wash away your cares, trees that speak to you of wisdom, and lawns for grown-up roly-poly down the hill. (Yes, we did!)
The house is decidedly spacious but also delightfully quirky (we didn't find the secret loo until the last morning!!) For this particular retreat the sun room became our workspace, the kitchen our hub and the living room our resting place.
(There ARE 1000 pieces in that puzzle - even when you think 'it must be missing some')
The bedrooms are all good size and the beds comfy - even the smaller bunk-bed room which has no photo on here, I was worried because of lack of picture that it would be a teeny box-room, it's not, it's a nice size cosy room for one adult. (Do not put two adults in here - the top bunk is very close to the ceiling)
Kitchen - super warm thanks to the range and under-floor heating that runs through to the living room. Very well stocked with utensils and equipment (bring your own oil and salt&pepper) and if you like a pint I didn't find a pint glass. We all fell in love with the fridge - it's HUGE!
Talking of food - not related to this property but I used Bramdowns Cafe in Porlock to cater my whole retreat - Anita was AMAZING! She did our lunches and suppers for every day and brought them to us - I HIGHLY recommend (and if you don't want any catering buy some of her home made crumpets from the cafe - you'll thank me!)
For a walk - I suggest you find Culbone Church!
(Our one and only disgruntle was the lack of an upstairs freestanding shower awkward to use the hand-held bath shower attachment in the mornings and I was really aware of the water spilling on the floorboards )

Fabulous house, garden and position for a get away. The house is very spacious for 10 people, large bedrooms with comfortable beds, well equipped kitchen, and great seating areas - kitchen, lounge, conservatory and patio.
Beautiful views from the tranquil garden and plenty of short or long walks to go on. The write up and images for this house are spot on, also the reviews are correct.
Positives - beautifully decorated, spacious, tranquil garden, views, underfloor heating, comfortable, piano, large kitchen, conservatory and patio, walks.
Negatives - Difficult to adjust heating, took us a few days to get used to the oven. Could be difficult for toddlers or elderly to use steps/stairs. Steep hills to drive up to get to the property Porlock hill or you can use the toll road (we used the toll road) but this is still a bit hair raising if your not used to this kind of driving. That said, I would still recommend this property for a retreat, getaway or celebration we all absolutely loved it!

Australian reunion!
We had such an amazing time at the Exmoor house visiting family on our travels from Australia. The house comfortably slept 9 people and two dogs. We would definitely return if we were to visit the area again!

Gorgeous house in glorious isolation!
This house has been incredibly beautifully restored, with lots of unique features and touches, to a very high standard. It made it a joy to stay in. The underfloor heating gave it a cosy feel, although the thermostat wasn't working in the main bedroom when we stayed which made this one a bit chilly. The wood burners were amazing and wood was plentiful.
The oil fired aga and heating/hot water were efficient but unfortunately caused a strong smell, especially at the start of our visit. The local contact person came out quickly and helped advise on the use of this which helped, but it still caused us a problem. Let's hope this gets sorted as it is such a lovely house to stay in.
For young children and any elderly visitors, some hand rails in obvious places such as on the stairs would have been helpful. There are a lot of steps, in and out of most rooms, just to be aware of. They formed part of the character of the house.
We really enjoyed gathering round the amazing kitchen tables and had many happy meals and games there. The sitting room was a lovely place to be at any time of the day and evening and the piano got good use!
The bedrooms were beautiful and the beds very comfy. I hope that some summer weight duvets or a choice of a sheet and blankets might be made available for the summer months, as we found the super warm, down duvets, beautiful though they were, far too hot!
The house was truly tucked away in a sheltered yet open position.
A very special visit and highly recommendable. We miss it already!

Excellent Property for Family Holiday
We had a fantastic week staying in this cottage. It is just what you need to get away from it all.
There were 9 of us staying from ages 70 to 5. There was plenty of room and the property is very well finished. Everything you need is there.
Lovely for walking, cycling, and exploring the local area.
The garden was great fun with the stream flowing past the house, the children spent a lot of time playing in there.
Exmoor is fantastic, we will be back!

Expectations exceeded
As host for a family holiday for 8 adults, 2 children, plus 2 dogs, I was the first to navigate my way down the narrow lanes full of suicidal pheasants. The further I went the more nervous I became that I might be confronted by a version of Cold Comfort Farm, with ‘something nasty in the woodshed’. However, as Pitt Farm came into view, my fears were blown away and my exploration of the house brought delightful surprises as each door was opened. The interior of Pitt Farm has been most lovingly created by a master craftsman, whom we had the pleasure to meet. His account of the renovation just added to our appreciation of every aspect of the house, from the beautiful doors to the wooden ‘chandeliers’ in the grand lounge with minstrels gallery. A sheer delight! On a practical level, the house was beautifully warm, and for the pyromaniacs amongst us, the biggest wood burner ever and ample supply of logs for additional heat. Our one regret was that none of us were musical enough to take advantage of the baby grand piano...! Yes, the house exceeds expectations on every level. Everything is of the best quality, bed linen, crockery, furnishings. So unexpected in a holiday rental. The gardens and location of the house were a safe space for the dogs, who were so outnumbered by the pheasants that they soon gave up giving chase. The children loved the stream and ponds and (under instruction from Dad) learnt how to divert and release the water flow between ponds. With dog walkers, mountain bikers and runners amongst the party, the location was ideal and family trips to Minehead, Porlock, Porlock Weir, Lynton and Lynmouth provided entertainment for all. A lovely family reunion in an ideal house and spot. I also have to say that dealing with Tim was straightforward and helpful and I was grateful for the prompt return of my deposit within a week of returning home. Thank you so much!

This lovely house made our stay in Exmoor a magical experience.
What a fantastic property! My family and I, ten of us in all, simply loved this place. Ten of us were celebrating my husband's 80th birthday and Pitt Farm was the perfect setting. It has been beautifully and very sympathetically restored and certainly has the wow factor. We loved the space, the nooks and crannies, the grounds, the stream running by the terrace, and the superb location in a beautiful valley. Wonderful memories.

Wonderful family retreat
Pitt Farm was everything we expected and more. We were a party of 7 adults and 4 children. The garden was so spacious that the children could play to their hearts content. The house was wonderful. The large kitchen diner had ample room for everyone and still had a cosy feel to it.All the rooms were well decorated.
And of course Exmoor is magnificent.
In short we had a wonderful week with all our children and grand children.

Well furnished and secluded cottage
The house was well appointed and equipped. Easy to find, once you could navigate down the narrow lanes. The garden was a delight and the grandchildren loved the stream. A few 'how to guides' would have helped with the appliances.

Wonderful house, wonderful location with walks from the door.
Just perfect.

Glorious location
The property was immaculate, very high speck BUT unsuitable for folk with mobility problems e.g steps at every doorway,no handrail on a circular walled stairway .Difficulty finding light switches, often behind an open door with a step. No key to open conservatory doors, had to go the long way round to use the sunny terrace;thermostat gone on range so dangerously hot at times...would have been good to have a conventional oven in an otherwise lovely kitchen.Property needs checking throughout for suitability for 10 people ,we were only 7

Heavenly
Genuinely stunning house and grounds. Really well equipped with quality bed linen and kitchenware. The photos don't really do it justice. It is much more spacious than it looks, and the views of the surrounding hills are sensational. We were so lucky to find this place for a family celebration. It was absolutely ideal, and we were all delighted with it.

Just wonderful!
My family and I were lucky enough to stay here over Christmas. 5 adults, 2 under 2's plus our 2 Labradors.
Upon arrival I must have walked around this house and its grounds in amazement for at least 10 minutes. This place is stunning, the photos do not do it justice. It has been refurbished to a extremely high standard.
The area itself is stunning, we went on so many nice walks.
The local town of Porlock is great to visit too, lots of nice pubs.
There are so many fantastic areas to visit near by.
We really did have the most special of weeks and can not wait to come back.

Had a lovely stay with the family set in a beautiful rural location. All the amenities you need. Completed to an excellent standard. You can see the love that has been put into finishing it All the adults and children loved it. I especially enjoyed the cosy lounge with the log burner. I'm sure we will book again. Thank you
