The unit had everything we needed. We all had space. The kitchen had all the necessities. The high chairs on the patio were great for sitting outside, watching dolphins and boats go by. It was a nice surprise to have beach chairs available. We had a great stay.

We ewre in unit #205 at Las Brisas a week in May 2024. It is a three bedroom, two bath unit that is extremely well equiped. Plenty of cookware, dinnerware, and utensils in the kitchen. Best equipped we have seen in many years of renting. There is a very large washer and dryer as well. there is a very large closet between the second bath and one bedroom that is stocked with a great deal of beach toys, chairs, umbrella, boards and games. That was a huge bonus! There are also rental cabana chairs/umbrella set up right in front of the beach side property if you don't want to carry anything to the beach! The furniture is very comfortable with the large sofa having two recliners built in. A large TV in living area, smaller TV in all three bedrooms. Unfortunately, we could not get the TV in the second bedroom to work while we were there. Did not call maintenance to help. The balcony is exceptional, very large. Has high wooden chairs that are comfortable and allows you to enjoy the beach scene looking over the railing, not through it as most balcony furniture do! There is the Reef Retaurant right across the street that has a daily dinner special which we utilized frequently so we didn't have to cook often. Plenty of other places nearby as well. Only one parking space per unit. We had three vehicles so we had to make arrangements to park the extra vehicles a little further away from Las Brisas. It is very tight parking in almost all of the parking spaces so larger cars/trucks can be a bit of a problem. Check in is at 4:00. We had hoped to get in a little earlier but did not get the code to the lock until 3:58!!! We had already been to the grocery store anticipating getting in a little earlier. Having a code lock instead of keys was great as there were 6 of us staying there. I would highly recommend this unit. Management was very pleasant and helpful with any communication. You can check out with the app that they provide you with on your reservation.

View from the balcony was beautiful. Family had a great time viewing the beach, being at the beach, and the pool. Beds were comfortable for 4 adults and 3 children. There were extra beach chairs, sand toys/buckets, boogie boards, etc. in the storage area of the condo. We had a great stay. Only a 2 min walk to the bus/trolley stop. Close to grocery stores and major food chains if needed. One thing to note is there is only 1 parking space for the condo unit but it is in the outside lot (not under the building) so we did not have to remove our roof box that we had on top of our vehicle (Clearance under building is only 6'6" or so). Would stay here again.

We loved the location as it is right on the beach, but the actual unit itself needs some updating, the kitchen was fine, the bathrooms were not that clean, sinks need to be replaced and bathrooms need to be painted. The living room had a filthy dirty rug in it that we had to roll up and put behind the couch, deck was nice, No Parking which was a problem and no recycling

Overall, we feel there are far better values up and down the beach (or even in Las Brisas) than this particular condo. The positives? The view (which is also available at thousands of other condos) and the building maintenance who diligently kept the grounds clean and welcoming. Unfortunately, that is where it ends. At first entry, it may look great. But it does not take long before you start questioning the return in your investment. The kitchen was not stocked well at all. The beds were uncomfortable, the bedding was awful, and the pillows were old and stinky (had to wash the pillow cases after the first night). The rug in the main living room should be thrown away. It is very dirty and beaten (tripping hazard coming in from the deck). The bathrooms are very dated and in need of basic maintenance. This condo is in desperate need of some TLC! You work hard for the money you invest - look equally hard for the right condo to rent for your time in Florida.

We arrived to see the condo and there were things that needed fixing! The rod that held the curtain over the slider was pulled out of the wall on one end and the smoke detector was hanging down with wires from the ceiling. The floors which were tile were leaving our feet black on the bottoms. Called the property manager and was fixed the next day. In the bedroom with 2 beds the comforter on bed was soiled! Pool was very nice and heated.

This property has a perfect location for direct beach access. We enjoyed the beach access and the short walk to Johns Pass for shopping and many dinner options. Cabby's was close and accessible from the beach for food or drinks.
The maintenance man made sure that the property was clean and was super friendly. He answered any questions we had and was accommodating for the beach wheelchair we rented and need to store on property.
We will recommend this property to friends and family and will be back ourselves.

Unit was wonderful- very clean with new kitchen appliances. Beautiful views of the ocean and we loved the bar height patio chairs to see over the railing for a straight view of the water. We appreciated all of the games and beach toys in the unit to enjoy during our stay. The lock is a little fidgety but we figured it out by the second day. My only complaint is the living room rug either needs to be replaced or washed. However, this wouldn’t stop us from staying again.

Overall this place is great. Positives are the unit is nice, clean, very well stocked with beach activities, and the beds are comfortable. We had an issue with the tub not draining that was resolved very quickly.
Negatives are overall building related. Elevator is extremely slow, and over 100 degrees in the summer. Parking for this unit is awful. The pool is fairly small.

Our condo was the best we have ever rented. The location was perfect and we had the best time. We have rented from Sun Host multiple times and have never had any issues. The only problem we are running into now is trying to find a place similar to what we had this year. Some of the prices (if you can find a unit) have gone up as much as 70%. Not good.

My family and friends stayed in Las Brisas unit 205 for a week and had a great time! The condo is very spacious with a large balcony. I appreciated the great beach chairs (however no beach towels) and cornhole boards in the condo. We had everything we needed for the week. Maintenance addressed two small issues in a very timely manner. I would definitely stay here again. I would recommend purchasing higher quality linens (towels and bedding).

Nice place right on the beach. Plenty of space for everyone and close to many restaurants. It would be nice if they stocked a few essentials for the place. There are no paper towels or napkins. No cleaner of any type for toilets or kitchen. Wrong size coffee filters. No salt and pepper. No laundry detergent. These basics I’ve found to usually be supplied at the VRBO’s we’ve stayed at in the past.

We couldn’t be more pleased with our Las Brisas rental unit. It was a great space for 6 adults in three generations. The place was clean, well stocked with items we needed, and had a beautiful view. Our only issue was there was no guest parking. Friends needed to park down the street to access us. Also the owners should think of puking a shower bar into the tubs for older renters to assist them with stability in and out .

The condo itself is in an amazing location. Beachfront and very close to all restaurants and bars. The condition of the rental was good although i strongly recommend an updated refrigerator. It never seemed to get cold enough. Also plan on buying dish soap and a dish scrubber as what was left wasn’t nearly enough ( a dollar store is nearby) The Rental Company.... 3 interactions. 1st one was fine. 2nd one- elderly woman was borderline rude but chilled out when i matched her tone . 3rd interaction i felt like I was bothering them . All general questions - there were no issues so the responses i received wasn’t appropriate.The property - fantastic . The rental company - not so much . We had an amazing family vacation and the condo was great . I try to overlook the rudeness . That’s all that matters

Cannot beat the views from this condo. Dolphins swimming by morning and afternoon, close to many restaurants ( breakfast, lunch and dinner) x nice warm pool, steps to the ocean.
Mid peninsula location made for short drives to either St. Pete’s beach area, and Clearwater beach.
Could be stocked a little better, starter laundry paks, paper towels, coffee, would be a nice touch.
Cleaning crew could do a little better on fans, and floors.
Overall, would come back for the perfect locale!!

The only glitch we had was parking. It's difficult to unload without taking someone else's parking spot (we had 2 cars). We weren't towed but we were threatened with it.

At some point the plumbing fixtures (faucets, spouts, etc) need to be updated but they function perfectly. This is a perfect location with many restaurants right across the street or easily within walking distance. John's Pass is only 1.6 miles (walking) and offers shopping and more restaurants as well as water craft and fishing rentals.

3 days prior to arriving we were notified there would be a new AC unit installed Monday of our vacation. One our way to the airport, we were called and notified that the washer was needing a new hose and that someone would be there Tuesday to repair the washer. We were told we could use the cold water to wash, but could not use the hot water. Come to find out, it was the opposite. Starting Tuesday morning following the AC unit install, we started having electrical issues. So by Thursday we had an electrician in our unit all afternoon. Beautiful condo, less than relaxing week of vacay with people in and out of our condo 3 of our 5 days there.

We were pleasantly surprised when we entered the condo, as it is much nicer than pictures made it seem. Our only complaint would be the lack of kitchen utensils and kitchen ware. The slider in the master is also very hard to close. Overall an amazing property and we wouldn't hesitate to book again.

After staying at Las Brisas for 30 plus years this was the absolute worst! Besides no elevator the condo was filthy...had to wear shoes indoors or have black feet after seconds. Won’t be back. Staying at Arie Dam from now on.

After staying at Las Brisas for 30 plus years this was the absolute worst! Besides no elevator the condo was filthy...had to wear shoes indoors or have black feet after seconds. Won’t be back. Staying at Arie Dam from now on.
