Rustic construction, simple furnishings, very comfortable bed, excellent linens, every room has a terrace with chairs either private or shared, kettle and fridge in room, every floor has a water cooler with hot water option. Convenient restaurant downstairs. The top level is all open, has a bar and large dining table, and a 360 degree view over the whole area. Wifi was great. Staff friendly and helpful. Way better than some other hotels nearby that charge 3 x as much!
Shower didn't really ever get hot. Walls very thin, could hear the next room's people talking. There wasn't much to dislike at this hotel.

They had a lot about out doors space you could use fourth floor and several common share tables around the grounds.
The restaurant I felt was a little expensive

L’emplacement de l’hôtel, le Rooftop
Prendre une douche dans cette salle de bain, c’était un cauchemar, l’eau coulait pas 0 pression l’eau était salée donc pas du tout agréable .

The accommodation was very nice and well located in the hotel zone in Tulum. You can walk to the beach via a neighboring hotel. The staff were super friendly and the roof terrace was fantastic.

We had an excellent 1 night stay and wish we had longer. We only booked one night to break up our journey to Bacalar. The room was very fresh and clean and we loved the quirky and cosy feel to it. It was a great location with a bar and restaurant as well as other restaurants and bars close by which we visited.

Beautiful little hotel in jungles, the rooftop, spacious nicely decorated room, across the street from the beach - has a free access via Dos Ceibas beach club), drinking water provided in coolers, nice terraces on each floor with chairs and tables to sit outside. The coffee/breakfast place, small deli are across the street, as well as taco/beer place - all very good. there’s a restaurant next door too.
Wifi was pretty bad and unstable, salty water from shower (didn’t really bother me but for someone could be a no).

Gorgeous, boho-chic rooms with tons of space! The pool is great, and the view from the roof is INCREDIBLE. The location is excellent, in an area that's quiet but with plenty of places to eat and drink nearby. It's also right across the street from the beach at Dos Ceibas that Suites Tulum guests can use, which is breathtaking. You can easily take a taxi anywhere (they're always waiting right outside), although I recommend taking the colectivos that run regularly and only cost 35 pesos per person. The staff are very helpful and responsive, and they will be happy to help you take the right one. It's only about a 15 min drive to the major clubbing area of the beach if that's your thing or only 30 min into the town center, which has many great places to eat, drink, and shop. The rooms are very clean and well cared for. I highly recommend Suites Tulum!

We loved the location, quick access to the beach and within walking distance to many shops and restaurants. We enjoyed watching the sunset from the rooftop pool, and the staff were very friendly and helpful.

Tulum itself is unbelievable touristic trap.

Suites Tulum was along the beach road, but away from all the loud clubs. While not on the water, it did offer beach access through Dos Ceibas. The air con and wifi worked great, the rooftops were scenic, and the included gated parking was much appreciated. Dante was always responsive through Whatsapp. Wonderful stay in Loft 1 - Casa Mia.
The septic outside the room smelled a bit (nothing too concerning though), and our room had a sliding glass door as the entrance. It was difficult to slide and it hurt my arm one time. Also the padlock latch on the outside of the door made me nervous that someone could lock us in. Most rooms had a standard door though.

Beautifully decorated room with a rooftop that overlooked the jungle side with a sunrise and sunset. Wifi and aircon were excellent although we didnt need much aircon and just used the fan. Dani the host was extremely helpful and responsive on WhatsApp. We didnt use parking but there had a nice area to park cars and motorcycles behind Loco. We recommend Loco restaurant next door for breakfast/brunch and Kosmos coffee across the street for lattes
Not an issue for us, but the shower was salt water which was luke warm. Also please note, there isnt any public access to the beach unless you stay on the beach side. This is not a fault of Suites Tulum, but something to note. As a guest at Suites Tulum, we had access to the beach by eating at the restaurant called Dos Ceibas (very good smoothies and kind staff!) but if you want a sun lounger than Dos Ceibas will charge you 1000 pesos for the day. Also there is no reception desk so you need to coordinate check-in by communicating with Dani on WhatsApp

property is clean, pictures reflect the reality.
the owner is very responsive and very helpful.
the place is apx. at the end of the zona hotelera so you won’t hear the music or any kind of loud sounds, I could work remote, and enjoy the beautiful jungle view. I will definitely be back in this hotel.
nothing ! all perfect !

Our stay at Suites Tulum was incredible! We cannot wait to go back and stay here again. The whole place is beautifully designed and carefully managed by Dante and his team. Our rooms were cleaned daily and had great air conditioning during hot days. They even helped us arrange a ride to and from the Cancun airport during our travel days. The location was perfect - secluded on the jungle side of the road away from noisy clubs or bars but close enough for a short walk to all the attractions Tulum has to offer. The plunge pools and rooftop decks were perfect to watch the sunset or chill after a day on the beach. This place is amazing and made our trip to Tulum that more special.
Honestly cannot think of one bad thing during our stay. The location, room, ambiance, price point, and management of Suites Tulum were all incredible!

the ambiance, the staff, the authenticity, the accuracy in the ads.
no closet setup or storage setup.
4.5
Great facilities with the pools and rooftop spaces. Close to the beach. Room was clean and the staff were always super friendly and helpful.
The large sliding glass entry door was extremely heavy to move and the lock required quite a bit of jiggling to get the door locked and unlocked.
4.0
Spacious room with comfortable beds.
Nice warm shower was available.
Parking was too small for the amount of cars.
Cars were often blocking you form leaving (especially the ones form the staff). They will move the car so that you can leave. But it's still a hassle. A lot of manoeuvring needed.
the rooms are located near the party street. Hence it can be noisy at night.

Location is fantastic, with a multilevel viewing platform looking out over the jungle and even a roof pool which does the same :-)
Not the hotel's fault, and as far as I can tell this would apply to ANY hotel on this beach strip, but a lot of other establishments have generators running 24/7 (and maybe their mufflers could do with a service ??? )
I realise there is no mains power and it has to be done, but the hum can distract from the peace and night song of the jungle.
Like I say NOT THE HOTEL'S FAULT, and it is not intolerable but maybe consider it before hitting this location.

jose was really helpful guy during our stay. Daisy as well.
there was internet connection and electricity problem.
