We make this trip every year, and this location on the river is by far our favorite spot. This cabin is perfect for soaking up all the beauty and fun the Guadalupe has to offer, and the rental experience was top notch. We will definitely be returning again next year. Thank you for having us!

This is the second time we stayed in the Villas. We rented both Villa #1 and #2 because we have a large group of friends. The Villa was very clean and as a bonus, the linens on the beds were provided. Previously, everyone had to bring their own, so that was a nice upgrade. I would highly recommend staying here and will do it again. Thanks!

Loved this house with the easy access to the river where you could put your chairs in the water. With children this was a big selling point for us.

Loved staying at this property for MDW! We all enjoyed the location and size. The kitchen downstairs was great for hanging out and cooking!

Good property near the river. Caps Crossing is within walking distance from the property and we used them to float.

As far as location goes, it's great. The house backs to the river and has a shared backyard for the 10 unit gated community. The downside was that you had to bring everything with you, which made packing that much heavier. The photos should be updated with no pillows and blankets on the bed since that's not provided. You have to bring kitchen towels, hand towels, all your linens, hand soap, literally everything. And the kitchen amenities there were not the best and barely operable. The patio is the best part for hanging out and relaxing. However, when we arrived the outside was still dirty with trash cans filled with standing water and trash on the ground. If there are maids at the house, they should also tend to the outside. The communication was great and the owner responded quickly. Would definitely book again, but not a huge fan of having to bring basic amenities like sheets, towels and soap.

We had the best time with our friends on our annual Labor Day River Float! The house was perfect for multiple families and access to the river was easy! We will definitely return!

Nice large home with plenty of room for everyone to stay. It rained a couple times over the weekend, but with the large covered patios, outdoor kitchen, and covered carport, there was plenty of room to be outside and still have fun. Definitely will be coming back!

We really enjoyed our stay. The house is large and accommodated our group of 14 well. The downstairs kitchen was great for cooking while enjoying the scenic view. Looking out on the water from the front porch is so serene and the river is just a few steps away. The host communicated promptly to all of our questions. We can’t wait to stay again!

The house was very nice but was not cleaned the floors where filthy, we did call and they sent someone out to clean who mopped the floor without rinsing the mop. Sewage cabs were all under our deck and we smelled sewage all weekend long

Very nice property right on the river. Property was very clean upon arrival and fit our group perfectly. A couple disappointments: 1. The refrigerator in the downstairs area was UNPLUGGED upon our arrival. As we had 8 people in our group, it was needed for our food. It took hours to cool down. 2. Photos show bedding. Our bad: didn't read the fine print - THERE WAS NO BEDDING IN THE UNIT. Guests are expected to bring their OWN bedding. Have never paid a reasonable amount for a unit in the past and had no bedding provided. Suggest putting this instruction (bring own bedding) IN BOLD LETTERS AND put pictures of the bedrooms with BARE MATTRESSES to emphasize the point. Caused some scrambling for our group.

House is in great location and maintained well

This property is great. My family has vacationed at this locaton 2 years in a row. This house is nice with upgraded down stairs kitchen. Only issue we had was both refrigerators/ freezers weren't cooling. We didn't know this fast enough. We had to throw away $100 worth of meat.We had to make some adjustments to settings and were able to keep our other food cold.

The house is nice, nice to be close to the river, but I think should to include sheet bed, pillows and towels.

Spent the weekend here with family and friends. We stayed during off season and it was so peaceful and has a fantastic view!!! Tracy was fantastic and responded quickly anytime we had questions. We will definitely be staying here again!

The property was lovely with direct access to the river. There was plenty of space for our family, which was visiting the area for a wedding. Check-in and check-out was extremely easy. The open kitchen and dining area is very helpful for large group. The washer and dryer were much appreciated. An iron and ironing board weren’t provided. If those were added in the future, it would be helpful. The floors were sticky and the fridge could be wiped down. And when checking to see if we left anything behind, we found some bits of bread and candy between the bed and the wall. We didn’t eat in the bedrooms. But overall, it was clean enough and very comfy, and we’d be happy to rent it again. It was too chilly during our stay to enjoy the outdoor kitchen, but it looked great. Someone was celebrating loudly after midnight one night, but some of the noise was coming from a neighboring property. Overall, my family was very pleased with the property.

Location was amazing! The lack of necessities provided was disappointing, and difficult when traveling.

Our stay was great, the house is just as described, and beautiful. The proximity to the river is convenient as well as the short trip to Gruene. We had a great time. A few small problems but the manager was right there to alleviate the issues.

House was clean, lots of room for a group, beds were comfy, and very convenient to tube rentals. We enjoyed the outdoor kitchen area, we cooked breakfast and dinner daily out of it. Would stay here again in future.

The house was beautiful, location especially, no obstructions from the river view. The downstairs kitchen was the cherry on top and gave us plenty of room to hang out after a long day on the river. The cleanliness was much better than expected since reading past reviews, however both refrigerators/freezers needed to be wiped down. There were some drops of something in both the up and downstairs fridge/freezer. The kitchen had everything we needed to cook three meals a day, even measuring cups, which was awesome. The management team was very responsive and just a short text away with lightning fast response times, almost immediate. Even before our arrival, I had some questions about what we would have on site and they were very helpful and kind. Only reason I couldn't give it 5 stars was that linen isn't provided. It's such a great convenience when you don't have to worry about bringing pillows, towels and blankets in an already packed full vehicle. We WILL be back next year and we can't wait.

The property is very nice. I had read reviews about the property not being clean but we did not have any issues. The cleaning staff was finishing up when we arrived and they were very friendly and helpful. The only issue we had were poison ivy vines (a lot of them) growing over the deck rail. We trimmed them back enough so no one would accidentally touch them. The fourth bedroom and third bathroom are on the lower level. This worked fine for us but people with small children might need to know that in advance. We loved the outdoor kitchen and used it instead of the main kitchen. It worked very well for our group. It is a nice property. We will stay again!!

I never leave reviews. But, I felt it was absolutely necessary after staying here. We loved the location. We loved the outdoor kitchen. We loved the spacious living area and the bed set up in the bedrooms. The beds were comfortable. However, this place was very, very dirty. The floors made the bottom of our feet black and were absolutely filthy. There is NO way this place was cleaned professionally before we got there. If your cleaning lady says it were, you need to fire your maid because she’s stealing money from you. The toilets had rings around them and very clearly hadn’t been cleaned in quite some time. The bathroom counter had a hair tie with hair stuck on it laying on counter and long dark hair in sink. The bathroom had NOT been cleaned since the last people stayed there. We had to empty the dishwasher when we got there. The “clean” dishes on the kitchen counter were also put away by us when we got there. I would think a cleaning service would’ve done that. It didn’t smell clean, not even a little bit. There was a package of moldy beef jerky under edge of the bed. The kitchen counters had sticky spots and dried food on them like they hadn’t been wiped down in weeks. There were several buckets of old charcoal outside by the grill that had been rained on and filled many many times. It was extremely unkept. We brought our own linens and towels and that didn’t bother me. Although, you’d think for 500/night it’d at least be clean. We were given the door code but had to call for the gate code when we arrived. It seems this should’ve been in the check-in information. We had a great time on the river and cooking out. The overall layout of house is great but it was very disappointing to stay in such a dirty place. Something needs to be done about this. I neglected to read the individual reviews before booking. After looking at them now, cleanliness is obviously a common complaint about this place. It’s unfortunate because it’s a beautiful house in a beautiful location.

Great place! Easy in and out of the river. Everyone was really nice. We will be back. Just a heads up, the upstairs dishwasher needs to be bolted in. House could use a good power washing.
