Love this house! It has so much character and a really close walk to Main Street. We didn’t know about the tank pool, so we didn’t bring our swim suits, but that was a nice feature. Perfect house for our girls getaway!

You are also walking distance to the action of Main St. from a quiet corner home down the street. ***Tip: if you are thinking about having a special/nice dinner during your stay - ask about Chef Leo! He came to the house and cooked the most amazing dinner. Such a special experience!

I’ve never stayed in a cuter, more thoughtfully decorated VRBO! The owners were lovely and communicated well, answering any questions I had quickly. The beds were exceptionally comfortable with luxury grade linens and PILLOWS! Pillows might sound like a weird thing to be excited about but nothing is worse than cheap or thin pillows while traveling.The house is walking distance to Main Street and well lit in the evenings. 10/10 would recommend this property!

Everything about the Cotton Haus was wonderful! It was very clean, decorated so unique and the perfect location! The owner was always available for questions and very helpful. We even had the best breakfast delivered the first morning. We had such an amazing time and will definitely be back again!

Lovely house close to the shopping in town. Beds were really comfortable. Wish there would’ve been more comfortable seating in the living room but overall we loved this place.

We absolutely loved our stay at Cotton Haus! Kathy was great and messaged before we got there and the morning after arrival to make sure everything was okay. The house had little treats, makeup wipes, and bath salts, showing how much thought she put into making it as comfortable as possible. Cotton Haus is a girl’s dream! From the cute decor to the amazing claw foot tub, this place was so photo-worthy! The beds are also super comfortable and perfect after a day of wineries or walking around town (which you can get to with a 5-minute super convenient walk up the street). Overall, this was a great place to stay! Highly recommend!

This house was the perfect size and plenty comfortable for our family of five. Kathy was amazing and communicated with us prior to the stay (had the house ready ahead of time) and during our stay to make sure we were happy. A short, easy walk to the main street. We would stay there again.

We had a wonderful stay at this centrally located, charming home in Fredericksburg! We rented the house for a weekend Bachelorette party and had plenty of space to cook together, relax in the living room and get ready. Kathy was absolutely lovely to work with and the house had well thought-out amenities (like multiple charging usb docks in each room and an Amazon Dot for music) and everything we needed to make the weekend wonderful!

We had a fantastic time on our weekend trip. The home is very walkable to dowtown and restaurants and we were very close to the 290 Shuttle for visiting wineries. Would stay again!!

I have lots of experience renting and have never seen a house that is this well appointed - meaning that Kathy has thought of everything and provided it! The linens and beds were amazing. The kitchen was very well stocked. The decor was on point for the city and surroundings. You will not be disappointed. Thank you, Kathy.

What a great place to stay! We go to Fredericksburg a few times a year and have never stayed at the Cotton Haus. We will definitely look to book here again next time we are out that way. The house has beautiful decorations, and is in a great location. It is just a few blocks from the main street. Kathy, the owner, was very responsive and checked in on us to make sure we had everything we needed. She even offered to let us do a late checkout. There were a total of 3 couples, and we all had plenty of room and didn't feel like we were on top of each other. I would recommend this place to anybody that is wanting to stay in Fredericksburg. Thanks so much Kathy for your hospitality, and we will be back soon.

Great location. Just a couple of blocks from Main St. Perfect for a Girl’s Getaway. The house was decorated so cute! There were a lot of little extras to make our stay comfortable like a variety of teas and coffees , snacks, make up wipes. Beds were super comfy! (The living room furniture was very stylish but not very comfortable.) Overall, though, we had a great stay! Owner is very quick to respond.

Allow me to be a little cheesy with song lyrics! Cotton Haus was the perfect place for a girls getaway. It was just the right size for 5 of us. It is perfectly decorated, a wonderful mix of farmhouse eclectic. The beds were so comfortable. Kathy made sure we had some snacks, coffee and tea. I knew I could contact her if we had any questions or issues but it was not necessary. The house is very convenient to Main St. Within a few short minutes you can be in the heart of Fredericksburg. I would definitely book here again!

Six of us stayed at Cotton Haus and had the best time! The house is decorated beautifully and is so comfortable! The beds and linens were high quality, and the kitchen was well stocked with everything we needed for coffee and tea in the mornings. There were even snacks and candy to enjoy! The location was ideal to walk to everything on Main Street. Kathy made sure we had everything we needed and was a pleasure to work with. We can’t wait to come back!

The place was as advertised! Owner let us check in early and checkout late! She left my wife a balloon and wine for her bday! A terrific experience!

What a wonderful cottage to rent for the weekend to enjoy Fredricksburg. We had a blast! The beds were like heaven. And the decor was exactly my taste. Well done :)

Great house with lovely decor and convenient location. Loved the kitchen! Only recommendation would be a few more comfortable or functional seats in den. The plaster and plastic chairs were super cool but not functional seating for a group of more than 2 or 3, so 4 people were squished into the couch to watch tv in comfort.

Location was perfect, house was clean & quiet. Owner was great and easy to communicate with and very accommodating. Highly recommend.

We loved the Cotton Haus, it was perfect for our group of 7 (girls' weekend). There were a few minor maintenance items that needed to be addressed, I recommend that someone do a detailed walk-through prior to each check-in.
