this place is awesome! the deck and pool area are the best.

This is our second time to stay at Summer Breeze and we have already booked for next year!! The breeze was non stop and so refreshing. The new deck made for lots of fun in the lake! The new outdoor Kitchen was fantastic for Summer grilling. The Game room is a big hit with the younger kids and the pool is where we hang out all day!! Five stars +

Summer Breeze was the perfect house for the 7 seven families that we had over the weekend! There was enough space for everyone, plenty for the kids to do, and cozy enough that it felt like home. And the view looking out over the lake was SPECTACULAR! Our only note was there was not enough towels, but there was a lot of us and we made it work. I’m recommending this property to everyone I know and we will definitely be back! We all had a great time!

We enjoyed the pool, hot tub, sand box, kayaks and grassy lawn. Being on the river, seeing wildlife on the opposite bank, and watching boats go by was amazing. A great place for a family. It is a bit pricey. Pool not heated except for added price (hot tub is free). Extensive list of small chores to complete before departure or $50 fine per incomplete chore seems excessive for this expensive property. A second dishwasher would be good for a house that can house 20. Nice touches include good quality TP, Kleenex, industrial ice maker, and ample seating outside.

We had a wonderful time at your home! The kids caught lots of catfish and enjoyed the outside area alot!

It was a perfect start to the Fall season! Loved our stay at the villa with our friends & their teenage kids. Weather cooperated for all kinds of outdoor & water activities. The backyard porch & pool helped us relax & unwind! There were enough utensils, electric cookwares & outdoor grill to prepare a decent & elaborate lamb-chop meal for the whole family. We would love to come back enjoy the house & surroundings once again! Thanks.

Air Conditioners work well. Nice facilities. Pool worked well. Kitchen needed updated utensils and some TLC to the pots, pans, etc. we will be back again

This property is amazing! So relaxing and it has everything you need. Hosts are super responsive and friendly. We celebrated my husband’s birthday with our adult kids and grandson. There was plenty if Ron for everyone-the spot if the lake is active but not too busy and close to everything. We’ll definitely be back!

Everyone had a great time at this house ~ plenty of room for everyone ~ the boys enjoyed the game room ~ the adults even had a friendly Pac-Man competition ~ bathrooms were nice ~ plenty of bath and pool towels ~ kitchen was well stocked with a nice pantry for storage ~ air conditioners kept up with the oppressing summer heat ~ pool was a nice size for everyone to enjoy ~ overall a great vacation!

We loved the house! Lots of room for us to spread out but still be together. Very impressed with how well stocked the kitchen was. Appreciated the multiple washers and dryers and commercial ice machine. Nice big back yard with mature shade trees. The pool was the biggest hit though. The kids practically lived in the pool! We are already planning on coming back next year. Thank you so much!

We have definitely found our favorite house on LBJ. Love the view, the pool, boat dock and toys! Also multiple rooms so our large family can spread out. Amazing!!

What a beautiful place! With the game room, kayaks, pool, books and beautiful lake view, there was something for everyone. We agreed that it was the most relaxing family trip ever! I just want to live there......

Had an absolutely amazing time at the lake house! The house and grounds are beautiful!!! My family and I would LOVE to stay again!!

Our family of 10 adults and 11 children stayed here for a summer vacation in 2023. The property has 3 separate buildings which makes it unique for everyone to have their own, private areas. Our grandchildren especially liked the game room and bunk room as this was their area to have fun and play games. The infinity pool overlooks the lake and made for a perfect spot for everyone to swim and cool down. There was a big back yard for the kids to play in and having access to a canoe and kayaks gave everyone another activity to do on the water. The covered porch that overlooks the pool was a great shaded area for relief from the sun. On top of all the amenities, one of the things that impressed me the most was how clean everything was. The cleaning crew really did a nice job. And finally, Greg was a fantastic host. We had questions about things during our stay and he was extremely responsive always answering my phone calls and texts. Everything about our stay was fantastic!

This is our family's 6th year to stay at this property. Everything about it is absolutely wonderful....house, location, owners, etc. Always hate to leave, but always look forward to coming back!

Beautiful house great layout lots of room will come back again

We were very pleased with our stay at this awesome lake house. We came with 5 of our 6 kids and their spouses. It was the prefect set up and amount of space for each couple. The view and pool area are spectacular! Highly recommend this home would definitely stay again if in the area.

Perfect setup for long weekend with my kids and grandkids. Everyone loved the game room & large hot tub!

The drive in was pretty scenic and the view from the back patio was absolutely amazing. The amenities were great with plenty of tools in the kitchen and the large ice maker was huge life saver. The fridges were a tad warm, but it was nothing that couldn't be dealt with. The property is geared to families with small children where you can just stick them in the game room or let them go crazy in the sand box. My group was comprised of only adults so we had to get creative with the sleeping situation, but again, nothing that we couldn't deal with. The A.C.s blew cold and the beds were comfy. The grill and kitchen cranked out tons of great food and the heated pool (worth the $200 up-charge) really rounded out weekend on the perfect note. Overall, it was a great property to rent for a cool weekend on the lake. Great space, great views, and responsive management. Couldn't ask for more!

Great location and is the perfect house for families. The game room was a big hit with all of the kids and adults. We had so much fun in the pool, on the lake, and playing games that we never left the house.

We gathered friends and family for a New Year’s Eve celebration on lake LBJ. The house is a perfect place to gather and celebrate. Probably the best game room that I’ve encountered in renting these types of places. Hot tub and pool were excellent and the location was an easy walk down to the boat Town burger bar for a bite. I would highly recommend

The house is very comfortable, well-maintained and convenient for a large group. It’s close to HEB. The house’s backyard slopes gently down to the lake. The pool and large hot tub in the large backyard are perfect and the kids (and adults) love the game room with the large TV, foosball table, and video games. The kayaks and canoes provide fun recreation on the lake. There are plenty of washing machines/dryers, two refrigerators, and a large ice machine. The property managers/owners are responsive, accommodating and helpful in making for a relaxing, enjoyable stay. This is our third year staying at Summer Breeze and we hope to return! I would like to see a new dishwasher and a new TV/CD player in the living room. Thanks for a great family stay!

What others have shared is true - this house is big, beautiful, well-stocked, full of comforts and amenities, and the perfect place for a big group. Four days was not enough for an 8-person bachelorette party to take full advantage of everything the house offers in terms of entertainment and relaxation. So, let me add some hot tips for your stay! While this house is technically not fully accessible, it has very few stairs and many walk-in showers. Someone could realistically access most of the property using only 2 one-step entryways if they stayed in the poolside room/cabana. The house is very secluded. Even though it has neighbors and looks close to the main road, once on the property you enter your own world. The kitchen is particularly well stocked with everything you need to make meals at home. Every room has its own A/C unit to allow for individual comfort, in addition to the whole-house system. The fire pit and grill both operate on piped gas so you don't have to worry about propane tanks or firewood. There aren't instructions for how to use either, so: on the grill, look on the right side on the ground and turn the knob past 1 (it's a timer) to turn on the gas. On the fire pit, open the drawer on the left side and look underneath for the knob, turn the gas to High and push in to light it. Full ice machine in the outdoor shed between the main house and the game room. You don't need to buy ice at the store! The jacuzzi is the upper part of the pool in the pictures. You press a button and after about 20-30 minutes the water warms up and maintains temperature for 4 hours. Super easy and completely lovely. The pool can get cold! During our October visit the pool was unusably frigid. It costs $200 per day to heat the pool so we opted out but you might feel differently if being IN the pool and not just looking AT it is important to you. But it's a beautiful view from the pool deck either way, and we were not upset about it. Nicki and Greg are very responsive hosts. Not everything is accurate or up to date in the welcome emails, VRBO check-in materials, or in-home binder, so if you can't find the answer just call or text Greg. The wifi details are especially outdated in all but the front of the binder. Hope you enjoy your stay as much as we did!

This home was perfect for my family to gather and celebrate our parents anniversary. We had everyone from my 93 year old grandmother to my 12 year old daughter and every age in between., 22 people total. There was plenty of room for everyone to be comfortable. Additionally, there were plenty of activities to keep everyone busy and happy. We all had a wonderful weekend.

This home was amazing. Lots of room for a big group. Beautiful pool, boat dock for your boat. Game room for the kids, awesome back porch, plenty of sitting for many. An ice machine, may not sound like a big deal but it is. Saved us time and money for icing down your beverages. The owners were great, checked to make sure we’re had everything we needed. Worth the money for sure.
