mostly as advertised but facility was a bit "tired." Oven failed to work, 3rd bedroom was just a "day bed" not single bed as the ads suggested (a bit small for a full size adult.). Lighting was poor, low watts, resulting in dark areas. Baths were fine but 2nd bath was only accessible thru one of bedrooms. Patio facing east was a plus. Also a plus side, the garage was ample in size.

Location is great. Place is a bit tired and the kitchen organization is lacking.

The cottage was in a perfect location to walk anywhere; stores, restaurants, beach. TV, basic cable and apps, did not work in all locations; i.e. living room. Feeling the breeze and having all the windows open was enjoyable. Just an FYI,the cottage is in the direct take-off flight path of John Wayne Airport. You do hear the jets constantly during the day.

It was clean and the tiny kitchen was well stocked. The garage and laundry facilities were a plus as was the keyless entry. We found street parking as well. The property management people were responsive. The only reason I give it a 4 star rating is that the lighting was very dim so it was difficult to read in the cottage which I love to do on vacation. Because it was Christmas week, I didn't think to call the property manager about this but she indicated that they would have provided better lighting if they had been informed...and that is customer service.

We love Balboa Island!! Such a unique area of Orange county to bring the family. Walking the bayfront and riding bikes on the Ferry to the Beach front is so relaxing. This house is perfect for a small family that enjoys the cottage feel. Prime location on the Island. Newport Beach Vacation Properties is so friendly and makes the check in process so easy with the guest portal and automated system. We want to come back every year!! Some kitchen items were missing or broken, windows needed cleaning. Unable to use the barbecue as it needed a good cleaning. We felt that the place needed updating and newer furnishings. Zabrina was very helpful and gracious and took care of our requests promptly. Traffic on Park was constant and some times annoying. I would not request this location again.

Reviewer Comments: Pros: -Staying on Balboa Island (instead of the craziness of the peninsula) was a good fit for our family. -Ruby Street itself is the only street on the island to have a beach (on the bay) with calm water, roped off from boat traffic, that is great for little ones . -Marine Street (main street with shops and restaurants) is a 10 minute walk. In those 3 respects, the home is in a great location. -When a key wasn't left at check-in that we needed to get into the garage to access our vehicle) AND a doorknob fell off in our hand, making a closet inaccessible, NBVP took care of those things by the next morning. Cons: -The house was STIFLING. There is a barometer inside the house which consistently showed the living room being at or just over 80 degrees. This was the COOLEST part of the home. We opened every window and door we could, ran fans, and it was still very uncomfortable. I would not stay here in the summer if you have a baby or elderly person in your group. -The master bedroom had a very strong smell of mildew that never entirely went away, despite opening up the house everyday. It was particularly strong in the closet. (I suspect there was water damage at some point.) -201 Ruby is at the corner of Ruby and Park Ave. Park Ave. is one of the busiest streets on the island. You will have constant loud traffic/noise going past the house, (motorcycles, bikes, etc.) -There is construction (a new home build) right across the street. The work started just after 7 every weekday and on Saturday. We are early risers, so the noise didn't wake us, but the constant hammering and sawing was incredibly annoying. *The house has an insect problem, specifically, with roaches. I saw 5 roaches outside (near the grill and back door.) The night before we left, I found 2 live roaches INSIDE the house. Contacted property management 2x - no response.*

Only after the booking process was an address provided and the location was different. The property is located on a corner lot with traffic noise a factor. Also, a large home was under construction across the street, adding to noise level. There was also an infestation of flies and cockroaches. A fix it form was submitted to property manager with no response. Of my many years of if renting on the island, this was my least enjoyable.
