It was a guest house with 4 rooms , clean and comfortable. The owner is very friendly and helpful, he gave us information about Venice. There is a tram station outside the hotel , the T1 to Venice only 18 stations away, we arrive in Piazzale Roma in 35 minutes. Because we stayed all day long in Venice we had our car parked in the hotel ‘s parking . Breakfast ( if you book ) is not big but it was enough, fruits were perfect 👍!! We had a nice 2 nights stay in there .

The only thing we believe it’s necessary for the hot months it’s a small refrigerator. I say that as an advice to get better . And another table to put the suitcase on . The rooms are large so there is plenty of space .

We had a lovely stay at this property. It was clean, the room was cleaned every day, while we were out. Breakfast is small, but nice. Diego who hosted us was very kind, responsive and helpful! I sincerely recommend this place! :)

Very spacious and clean apartment, friendly owner. Convenient location near the tram stop and big supermarket. Located in quiet pleasant district. Super price quality ratio! Great attention to the details.

GREAT location for traveling into Venice. The tram stop is literally steps away. The cigarette shop to buy tram tickets is also close (note, the shop is closed in the evening and on Sunday). The room was great and clean - nice bathroom and big bed, air conditioning. We didn’t buy the extra breakfast so can’t comment on that. There is a bakery and caffe very close within walking distance.

Very good place for those who want to visit Venice and go to Italy by car. There is privat supervised parking place. Then you can go to Venice easily by tram T1 (about 40 min) operating from the morning till the midnight entire week. The apartment is clear and airconditioned. The host was very kind and gave us helpful travel tips. Thank you for the pleasant stay!

The owner was a really nice guy, and being across the street from the tram, but other than that, not a good value Tickets for transport are 200 m from the location

In the room, the room is very hot and unventilated. The rooms are located in the attic and are like greenhouses in the summer. The air conditioning can hardly cope with the heat. The owner enters the room and turns off the air conditioning after you leave the room. There are no restaurants near the location where you can eat. Just a pizzeria without stars and closed all day...opens a few hours in the evening. I didn't eat here, I found something else 3 km away. The bed is uncomfortably curved. Breakfast is non-existent...only 1 slice of cheese and one slice of ham...a cube of butter and a cube of jam, a few slices of tomato (halved)...a cup of milk and a plain yogurt...coffee , water, juice and tea is more. As fruits...a banana and an apple. I have never seen such stinginess until here. There is no refrigerator in the room. It only provides you with a tiny cooler...and it doesn't cool below 10 degrees
