As advertised, this property is in a great location, with great amenities and spectacular views. the owner was very communicative, easy to reach and very helpful when we had questions. We plan to go back next year.

For this price this place is perfect! Apartment is lovely and in a great position in Antibes with wonderful views over the med. it was equipped with everything our party of 4 needed and the old town is beautiful and full of character. If I had to pick holes it is a little tired in places ie some doors don’t quite fit properly and there is a slight musky smell but the price is right and it would not stop me from returning. Thank you for a lovely stay!

One could only dream about having a home amongst the Mansions and hills over Antibes of Mediterranean Sea. This modest duplex is appointed nicely with a clean home, complete with 3 WC. Plenty of supplies, linens and pillows. Breathtaking sunrise and all day ocean views. A dream for the dreamer. We can’t wait to return.

This was our second time staying in this lovely apartment. Great communication from Regina and Ebby, wonderful location, clean apartment, and the most amazing views! We would love to visit again someday!

We just got back after spending 10 days in this lovely appartment, and we had such a great vaction here. The appartment had all that we needed, and it was clean and nice when we arrived. The shutters infront of the windows on both floors made sure that it was never too hot inside, and the temperature in the appartment was very pleasent. The private BBQ area was faboulous, and we enjoyed having some dinners at home enjoying the most spectacular view of the ocean. The swimming pool was also perfect, and little garden towards the ocean as well as the garden on the other side of the house was gorgeous. Although you might share the pool and the gardens with others, this was never an issue for us, and it never felt crowded at all, even though we were travelling with 2 young sons age 4 and 8. We pretty much felt we had the whole property to ourselves, because when we were "home" others were at the beach and vice versa. The owners of two of the other appartments were there and they were really nice. The location of the house was absolutely splendid! Besides the to-die-for views from the terrace, we could walk to the nearest little supermarket and baker shop in 16 mins, and around 20 mins. walk to the best local beaches, both plage la garoupe and also plage Salis. Antibes old village is also in walking distance, and a great place to visit during mornings where there is a great food market. We didn't even have a rental car, but walked or took Uber if we wanted to visit other places than Antibes. You can also easily walk to Juan les Pins (and then maybe Uber back home:)). It was always easy to reach the owner, and she was really fast in responding, also a positive experience. All in all, we were extremely pleased with our choice of stay, and we very much plan to rent the appartment again next summer.

However, we found out after arriving that the property next door is under construction with heavy drilling between 0900 and 1800. The noise was very loud and made it impossible to sleep late or enjoy the property during the day. We contacted the owner, who said he did not know that the construction was going on and recommended we leave the house and enjoy the area from 0900 to 1800. When we pointed out we had paid full price to be able to use the property during the whole day, not just at night, and suggested we should received a discount, he said he would get back to us. He never really did. He waited until after we left the property and then started making unfounded accusations against us, saying we had left the property a mess (which we didn't) and that we had "used the extra bedding, indicating we had additional guests." The last claim was particularly odd since the additional bedding is there for our use. We are a family of three and had three quests for one night; , the house is advertised as accomodating up to 6. We had even spoken to the house manager/cleaner about the guests in advance and she had explained to us how to use the pull-out bed. We never got a response to our request for a discount, just counter accusations against us. So be cautious with this rental. We stayed at this property in early October and we were the only people in residence in the four unit villa. Having the patio and pool to ourselves was a definite plus. The unit is lovely, with the most comfortable furniture we have ever had in a vacation rental. The kitchen was not especially well equipped, but I imagine few people do much cooking when they are in Antibes. One of the reasons we tried to eat in several nights was because the view from the dining room was, hands down, the best view we have ever enjoyed. Watching the boats sail in and out of the harbor at Antibes as the sun goes down and the stars come out is magical. The unit lacked basic amenities like extra toilet paper, dish detergent etc. and did not have any information on local attractions. My guess is that this was because we were there at the tail end of the season. The location absilutely cannot be surpassed.

The only problem we had was the air conditioning unit was not big enough to cool in the summer heat.

We loved our stay at Miranizza. From the street, you arrive into a lovely garden with a view of the sea beyond. The main floor of the apartment is equally stunning, with a well-appointed kitchen, comfortable sitting room and to-die-for views from the solarium/dining room. Sunsets from there are unforgettable. The 2 bedrooms and baths on the lower level are small, but have plenty of storage. They have the feel of cabins on a small ship. The old-fashioned shutters in the main bedroom were a challenge to close and lock properly at first, but we developed the skill after a bit. A/c unit in main bedroom is somewhat clunky and noisy and should probably be replaced. Fortunately, the temperature during our stay was pleasant and we didn’t really need to use it. All in all, we felt very at home and hope to return.

With two little ones we did not want to drive more than a couple of hours so being able to reach all of these places in a short amount of time was fantastic. The beach nearby is great as well. Beautiful beach with plenty of space to relax for the day. I highly recommend this place. Couple of notes (as some others have mentioned as well):- Highly recommend having a car. For us with two kids, walking to the beach was just too long. A car is specially needed if you plan to buy groceries in town. - Only the downstairs area has AC. You have to open the windows in the main sitting area to catch a breeze. Ebby and his team in France were kind enough to supply a fan for the upstairs area which made it much more comfortable.- You are sharing the backyard pool area with others in the same complex so it is less private.- This is a quiet and peaceful place. Not a place to have kids running around and being rowdy. We had two little ones and it was little hard to keep them from disturbing some of the sensitive neighbors. Again, I highly recommend staying in this beautiful house and you will not find a nicer and more accommodating host than Ebby. Thank you so much for everything.

We were staying for one week at this wonderful property. The flat was clean at arrival and property staff took care of the garden and pool during the week. Together with our youths we really enjoyed the spacious flat and the beautiful outdoor area, including the pool.

The place is great and better than that described on the site.

Fifi met us on arrival and showed us around the apartment. She made sure we had all the information and instructions we needed before she left. Apartment is in a quiet, safe neighborhood. Main floor had nice kitchen/dining room, comfortable living room, and a wonderful terrace with an amazing sea view! Downstairs are two bedrooms and two bathrooms. Showers are small, but functional. Master bedroom opened onto patio with nice view. Great communication from owner. Overall a wonderful time in a lovely city!

The owner was very accessible. They were organized and so accommodating. They made sure that someone was there to help us get in to the apartment, show us around and answer any questions we had. The place is just as pictured! Er sat for hours just staring at the meditation sea! The view is truly picturesque! Thanks again for sharing your wonderful home!

The location of the villa and the views are what make this place special. It is a converted villa and the apartment is the largest of 4 apartments and the owner has rights to half the land, that consists of private terraces and a BBQ area. The property has recently been refurbished throughout. All amenities are potentially within walking distance, including beaches, supermarkets, bakery, and the Antibes old town. The area is quite and it is great in the evening when you can have a quite dinner on the outside terrace overlooking the pool and sea, with lighting in the pool and the grounds. Overall a great place and good value for money.

We love the apartment and the location is incredible. The views of the sea are breathtaking and the walk from the villa in to Antibes old town is only ten to fifteen minutes although there is a slight hill coming back. The apartment is one of four in the villa and it was very busy during our two week stay so it can lack a little privacy but no more than any other apartment. This apartment has the best outside space of all four apartments including bbq area although some of the other guests are not always aware that it is exclusive to this apartment. If you want to experience the stunning beauty of the Cap without the price of your own villa this is the place and the Owners and Fifi and Michael are on hand to make your stay the best experience. Since our visit last year the kitchen and lounge area have been refurbished. The bathrooms are still slightly dated but functional and I know the owners have had the property for many years and continue to update it. It is worth people remembering this is someone’s home so if you prefer the stark newness of a hotel or apartment complex HomeAway is not for you but if you prefer to spend time in someone else’s beautiful property it is perfect.

The photos are completely accurate but the pictures don’t do the views justice. The setting is relaxing in a residential neighborhood with amazing views towards Nice and Cap Jean Ferrat in the distance. Sailboats and yachts sail by and the sea breezes are wonderful. Even on a rainy day the time wasn’t disappointing as the enclosed sun porch is amazing and a great place on any day to enjoy breakfast or a snack indoors while still feeling outside. Keep in mind it is best to have a car here but parking and getting around Cap d’Antibes was never a problem. The kitchen is well stocked and the house was clean. Our only negative comment would be that some updating (new bedding, more comfortable furniture) would make the place sensational. That said, we spent most of our time outdoors so the dated interior didn’t really matter. It smelled a bit musty on arrival but after opening windows and doors, the fresh Mediterranean breeze took care of that. We would return and only offer the opinion just to note that a great place could be made even better with a modest amount of effort. The plusses, however, outweigh any aesthetic considerations. So we recommend and repeat that the owner was always responsive, check in/out a breeze, and the views/location splendid. The pictures too are accurate and frankly understate the beauty of the site and surroundings. Go and enjoy!

My husband and I were looking forward to a trip planned partly in Antibes at this property and partly at another VRBO property in Italy. While our Italian rental was wonderful and just as advertised (much like our other VRBO experiences!) this property was disgusting. First of all, the owner prefers to handle transactions/payments outside of VRBO- which I should have thought twice about, but I do know some attempt to avoid fees that cut both ways, so I really didn't think much about it. Upon arrival, it was beautiful on the outside- a serene location and wonderful views! But as we walked inside it was a different story. It immediately smelled of mold and mildew, which we chalked up to possibly being closed up for awhile. The property was also dirty- there was dried food in the kitchen sink, empty paper towel holders, dirty floors and all sorts of dirt and dead bugs in the grill (which the contract clearly warns that if you use it and don't clean it you'll be charged a fee). Then we walked downstairs where the bedroom is (which I did not clearly understand from the description) and along the hallway wall tile there are huge patches of black mold. The bathroom tile was covered in red and black mold and we found mold on dining room chairs- it was everywhere. We proceeded to turn on the freestanding air conditioner to try to get some air moving and see the the filter on that was just filled with dust and looked like it hadn't been cleaned in quite some time. Given that we had been traveling for many hours and were exhausted, we decided to eat and try to get some sleep- sometimes things seem better when you're not exhausted! Sadly, sleep was difficult with the thick air/mildew and mold smell. The next day we decided to contact the host to let her know the conditions were unsuitable and we needed to leave. We were told by the host that "she was traveling and would work things out with us". Many months later, we finally received our deposit back, but no refund. We requested even just a portion refunded, knowing we had it booked for a week and she had money lost by not being able to fill it, but we were told that if we would have contacted her immediately and not waited until the next morning, she would have refunded us. This seemed like an excuse to us and really didn't make sense, but that is how we ended things and are out a considerable amount of money. I would avoid this host and this property, unless you don't mind mold and mildew.

4 of us enjoyed staying at Villa Mirraniza in mid-September, 2017. We thoroughly enjoyed the house, and our experiences in Antibes, especially the Old Town section of the city. We visited the markets a couple of times, finding good restaurants, as well as buying food to bring back to the house. It was wonderful to sit down on the Terrace Room, open the big window and have a nice meal of local food and wine. And the views were spectacular. We have many great pictures to show our family and friends of our trip. We would all recommend Villa Mirranizza for a wonderful stay in Antibes.

Wife and I with our two boys 11 and 9 has a wonderful holiday focused on the lovely beaches on the Cap and in Cannes The house is a short drive away from the many sites and restaurants of Old Antibes. Although the house is a little tired everything if perfectly functional and the views are just breath taking

The terras, swimmingpool, garden and view are great. The upper level of the appartment is spacious and everything is available. There is a little oldfashioned charm about the place. At the lower level, the master bedroom is very nice, opening on the terrace.The other bedroom is smaller and probably best used for children. With the sea on short distance, it can get a bit humid, but we had no problem with that!! The owner is very helpful and kind in his replies. The french caretaker is a friendly lady who gives you all the information you need and cleans the house very well. This year was another very positive holiday experience! Thank you Ebby!

The apartment is part of a beautiful villa on the Cap ten minutes walk to the beach. Absolutely everything you could wish for with stunning views. The best way to experience this perfect location

The pictures do not do justice to the view & location. The Villa is a perfect spot: very close to the Cap d'Antibes and the old town. Great short walks to the town and nice hiking around the Cap. We stayed early June with our two daughters (11 & 15 yrs). Girls enjoyed the pool and we all enjoyed the scenery and calmness. Strong recommendation for private beaches at Plage de la Garoup. The decor of the villa was not 100% to our taste but nice and after I reorganized some of the art pices we could also relax better (and not to worry about breaking them;)) Perfect location, super helpful owner and nice cleaner. Why only four stars? 4,5 is more correct: The location and villa is so great but little better kitchen tools and bed and less mirrors it would have been 5. But we will be back I hope!

We spent just over a week at the apartment with our two teenage children. The pictures do not fully do justice to the house or its location. The setting is extremely tranquil in an elevated position and far enough away from the crowds but close enough to cycle, drive or walk (if you are feeling particularly fit) to the local shops and beaches. What the pictures cannot prepare you for is the breath taking view. You can spend time over breakfast or dinner just watching the yachts and mega-yachts go by! With regard to the apartment itself it is well proportioned and spacious arranged over two levels with a good number of bathrooms and although we ate out a fair bit (Antibes old town a particular favourite) the kitchen is well equipped with only the absence of a knife sharpener our only grumble. The shared pool was popular with us especially early and late in the day (it also has lighting for after dark) and the adjacent grass area perfect for catching some more sun and drying off whilst reading that all important holiday paperback. The apartment has good WiFi & cable TV but, as those of you with teenage children will know, that is not always a blessing! We have used Airbnb quite a lot in the past but never Homeaway - overall we would recommend it as well as thoroughly recommending Regina & Ebby’s beautiful place...
