È tutto sulla spiaggia in questo luminoso e arioso classico cottage sulla spiaggia di North Fork che ha sia un portico schermato che un bellissimo ponte sul retro. A pochi passi da una delle spiagge più ambite della baia privata sulla North Fork! In pochi minuti tutto ciò che la North Fork ha da offrire, tra cui Love Lane e innumerevoli vigneti e negozi, eppure un mondo di pace ti aspetta in una tranquilla spiaggia di sabbia scintillante a soli 150 metri di distanza. Goditi la vita indoor ~ outdoor al suo meglio. Il soggiorno con soffitti a volta e lucernario ha porte francesi su un enorme portico schermato. Backyard ha una doccia esterna soleggiata che vorrai vivere in completo con luci solari per docce serali sotto le stelle! Il ponte ha barbecue, tavolo da pranzo, sedie adirondack e chaise longue doppie. Come tutte le case al mare, ci sono alcuni posti letto aggiuntivi come letti estraibili in soggiorno e veranda, un materasso doppio sotto ciascuno dei letti nelle camere da letto. In auto: entro un minuto avrai accesso a Starbucks, CVS, Waldbaums, un cinema e qualsiasi altra comodità di cui potresti aver bisogno. Entro 3 minuti avrai a portata di mano una delle corsie più affascinanti di tutta la North Fork, Love Lane, e le sue più affascinanti shoppes, tra cui lo shoppe di caramelle, lo shoppe di formaggio, il negozio di specialità alimentari Lombardi e il fornitore di carni pregiate. My family and I had a great stay at this beach cottage. It was clean and comfortable. It was nice that everything was provided (sheets, towels, beach gear) as my car was already packed to the brim with stuff for my 2 kids. The private beach was so close and perfect- especially for my 2 year old who is normally afraid of ocean water. Check-in was a breeze and Joy is so responsive- even before my stay started. My family and I hope to visit again soon.

We enjoyed our stay at this beach house which was in walking distance to a private beach. It was a perfect location for our family and granddaughter had a wonderful time at the beach which is perfect for the little ones. The house was so well equipped with everything you can possibly need for the beach as well as household needs. Joy is a wonderful host and was readily available for any inquiries. Thanks again Joy for a great week.

Family of 4 with 2 young kids (1 & 4 years old) - this house was perfect for us! The location is amazing, 2 min walk to beach & playground, and across the way from grocery & pharmacy - super convenient. We spent majority of our time at the house enjoying the large, comfy, screened-in porch. Kids loved the outdoor shower and bunk bed/loft space. Truly created some wonderful memories here in Mattituck thanks to this little gem of a home. Joy was an amazing and hospitable host as well. 100/10 would recommend to anyone who is looking to relax and recharge with friends and family!

Home from our mini vacation and our stay at the cottage was the perfect getaway for us. It is a gem of a place; adorable cottage, the huge screened in front porch, large fenced in back yard (our dogs loved this!), unreal outdoor shower, and beautiful private quiet beach minutes away walking. Every imaginable item one would need for the beach was ready to go in a wagon. The ultimate relaxing vibe

The beach house is as advertised. The property is a cute beach house about a block and a half from the community beach. Mattituck is a decent, but doable walk away. There is a great ice cream place just two blocks away.
The house itself has a great screened-in porch where we spent most of our time. The bedrooms are not huge, but well appointed. The bathrooms are small as one would expect, but great water pressure. The kitchen is also small but we ate at family's houses or at restaurants most of the time; so, we really only used the refrigerator. Should we need to stay in Mattituck again, we'll definitely see if this property is available.

We had a wonderful, relaxing weekend at this lovely home. It was so well equipped with everything we needed, we enjoyed having a BBQ the big backyard. Being able to walk to the beach and the shops was great. There is so much to do in the surrounding area, we visited a winery and a lavender farm. We look forward to our next visit!

Joy was really responsive and her home was great. The area is beautiful and I 100% look forward to coming back here some day. We are a family of 3, the front deck was just a wonderful area to get together for meals and hanging out when we weren't at the private beach.

Short walk to beautiful sandy beach on Peconic Bay, choice of many wineries and great seafood in immediate area. House had old timey feel but with all new appliances and decor. Love the screened in porch, patio and bacyard.

This was our second time renting this property; our kids loved it so much the first time that they begged to come back. We spent a lot of time at the beach down the block, which was never crowded, and at the playground just around the corner. Day trips are easy from the house, and you can get anything you need from the CVS and the shopping strip just up the street. Overall a great place to stay, with a friendly and communicative host!

We enjoyed our vacation very much. The owners are lovely people- very accommodating. The cottage is very close to a beautiful private bay beach and walking distance to a large mall and amenities, restaurants and wineries. We would definitely return again!

Lovely house, we had everything we needed.
The house is minutes away from the local beach (lovely) and from a wilderness park, and there’s easy shopping, also just minutes away. Love Lane (gourmet shopping) is also close.
Easy bike rides to New Suffolk and the Sound. The owners supply a paddle board and a kayak, as well as bicycles, and there’s even a bicycle pump!

Great place to rent, the property was well stocked with a variety of amenities one would need for an extended stay: grill, bikes, kayak, paddleboard, as well as beach accessories. The house was very well arranged and had everything one would need also. Location is highly convenient being a few minutes walk from the beach. Very kid friendly, with a playground and park nearby. And north fork in general is the middle of wineries, restaurants, etc. Would definitely consider renting the property again!

Perfect Get-Away
This cottage was a perfect get-away for our family. The master bedroom was spacious and the indoor porch and enclosed back yard with outdoor shower were ideal. The location was great - one block from a private community beach, a few blocks from an amazing ice cream shop, and close to various amenities. Everything we needed was supplied on the property, including kitchen items, linens, beach stuff, bikes, etc. The property owner, Joy, was lovely and a pleasure to deal with - both prior to and during our stay. We loved our week at this house and wouldn't hesitate to book it again!

Wonderful cottage by the beach
Lovely cottage, with fantastic screened porch in the front, and outdoor shower, deck and fenced yard in the back yard. Nice uncluttered decor and easy communication with Joy. Private beach just amazing, all the other people we met were quite friendly. So nice to be close to the Magic Fountain (great ice cream) and the grocery store. The kitchen is fine, but small, as is the second bedroom.

Great Summer Beach Vacation
I rented the property for my Son, daughter-in-law and grandson. It's a wonderful updated beach cottage steps away from a sandy bay beach. It has all the amenities of a modern cottage with the feel of an old timey one. My family loved their stay in Mattituck.

Perfect Long Island getaway
Great cottage in a perfect location: easy walk to private beach and also to shops and amenities. Lovely, sheltering yard for relaxing and use of kayak and paddle board was a real bonus. Finally, our host (Joy) couldn’t have been more helpful or responsive.
Just a shame that I need to go back to work, as I could easily have stayed longer

Clean comfortable and just right for 2. There was a glitch getting in the Property but all was ironed out. Joy was kind to treat us to lunch in order for our understanding. I would return. 2 min walk to beach and quiet area

Better than expected! The owner understands the needs of guests. So even beyond a clean and welcoming beach bungalow, there were so many extra little details, like the many hooks for towels, or the neatly organized yoga mats, easy to find scissors and an iron, that made it so very special to feel at home and welcomed.

All around excellent!
We really enjoyed our stay at Joy’s cottage. It’s easy to find and very convenient to get to many parts of the North Fork, but at the same time quiet and serene. The only issue we had - if you can call it that - was that one dining chair was slightly broken, but there’s plenty of seating so we just didn’t use it. My kids loved reading up in the loft and playing at the nearby park and on the beach, and have already asked if we can return when it’s warmer. All in all a fantastic property with a helpful and friendly owner.

Girls Weekend
Very conveniently located adorable cottage that was perfect for our girls weekend. We loved all that the town had to offer and more. Shops, resturants vinyards and more vinyards. Weather was great for a walk to the beach that is just seconds away Can't wait to come back!

LI beach cottage
This house has a great location, just a short walk to the private beach, playground or shops. The neighborhood is quiet and the neighbors we met were friendly. Joy was very prompt on sending me welcome information and easy to reach about any concerns. The house is nicely decorated and very clean. The only hiccups during the stay were damp sheets on the bed the first night (not all the way dry from being cleaned I assume) and a few ants (Joy was responsive and helpful in resolving that spring time issue). Overall good place to stay in a beautiful area of Long Island.

Lovely, clean place
We love an off season beach stay; and this is just what we were looking for; a quiet, well-appointed home, where we could take nice walks and within driving distance of great scenery--from Orient Point to Southampton. Wish the weather had allowed us to take advantage of the great screened in porch, roomy yard, and grill. Maybe next time!

We had such a great stay at Joy’s property. Before checkin she was hospitable and communicative, and upon arrival we found the house even better than described. Even though the weather was cold, the house was always cozy and we enjoyed walks on the beach and exploring the many wineries in the area. Thanks for a great stay!

The cottage was clean and comfortable. The owners were lovely and so helpful - always prompt with a response to any question related to the house or area. The location was great for my family with young kids-large backyard, walk to the bay, short drive to the LI sound. We will definitely be back!

Quick getaway
Went out for a quick getaway with friends. We had a great time but wished we could have stayed longer to enjoy all there was to do. We kayaked on the beautiful peconic and took a bike ride through some lovely quiet areas. We cooked, had a fire in the yard and enjoyed a few great restaurants on the north fork. Joy provided us with a great guide to everything in the area. Hope to do it again soon!

Great cottage with excellent location
We stayed at this very nice little cozy cottage in Mattituck over Halloween. This was perfect for two couples and each couple had their own bathroom (ensuite came with the master bedroom). The kitchen is small but well appointed with gas appliances. There is a nice large screened in front porch as well as a nice backyard and deck area. We were only a block or so from the beach and took advantage of this by strolling along the water as much as possible. The weather was cool and sometimes rainy so we didn't use the available kayaks or bikes but that seemed like a good option for the warmer months. The location of this cottage was excellent as it was far enough east to be near many wineries, shopping, and restaurants but still less than two hours from LGA, which we flew into. The communication from the owner was very professional and thorough. Depending on the time of year, this cottage would be perfect for a base for a wide range of activities, especially on the eastern North Fork of Long Island.

Great location
We enjoyed our stay tremendously. This area is so central we were able to do so many activities in a few days. I much prefer the North Fork than the South Fork - Hampton side.
