This townhome is very spacious, clean, and beautifully decorated. It is perfect for a large group with plenty of space for everyone. Being located right in downtown Moab was a plus. Very close restaurants and Arches National Park. The steam shower in the master bathroom was awesome. There were just a couple minor downsides. Some of the pots and pans need replacing as their non-stick coating is worn off and flaking. Living room sofas are beautiful to look at but not particularly comfortable. The code to the indoor pool that was provided was not correct. The only reason we got in was because the maintenance person happened to be there when we arrived at the pool. Other than that, it was a lovely place to stay.

This was a really excellent location in Moab. We could walk to downtown. Arches was 15 minutes away and Canyonlands was 30 minutes. The property has plenty of room in the 3 bedrooms. We would consider staying here next time we visit Moab.

We have stayed in different homes on this road multiple times over the years and we love the walkable location, the layout of the clean homes, the yards, garage and amenities. Check in and check out was automated and easy. When I contacted the management prior to arriving I was told this unit did not have a hot tub even though the description title indicates it does as does in the management company’s correspondence. I sent a picture of the description and it was not addressed. Three different people replied to inquires and didn’t read/relate to the prior person’s comments nor did they respond to the inaccurate description. In hindsight, I wonder if they are AI.
Also, in my inquiry about amenities, I was told there was no coffee, no coffee filters, sugar, and only a modest ammt of soap/shampoo in the home. In actuality there were plenty of all of these things, there was a hairdryer, soap pods for the washing machine and the dishwasher. Just what we would expect in a private home rental. The managment company seems to blend descriptions of all their different homes and attends to inquires generically. It is misleading to indicate a private hot tub is on sight when it is not. For an expensive festival weekend stay, we expected amenities described and personal support when needed. We feel that we should get some refund since an amenity that we intended to use after a full day back country jeeping, which continues to be inaccurately advertised is as absent as the AI managers.

The property was perfect for 6 adults and 2 dogs. The house is very well stocked for everything we needed to include cooking meals, swimming, and showering. Very comfortable and clean. Everything is so well laid out and explained, even with stuff for the pups and laundry detergent! My favorite VRBO in all my stays.

This is the 5th year we have done our Moab MTB trip. We rent 3 town homes from VACASA.
This year the homes were all in excellent condition. Most had been updated and all new linen and some new curtains. The town homes were very clean and well stocked.
We were very pleased with our stay.

We had a wonderful stay at this property! Plenty of room for four adults, comfortable furniture and beds. Location was great to walk into town or renting bikes. Had one issue that was quickly resolved.

This was our first time to Moab.
Pros:
-Enough room for 7 people comfortably
-Got to bring our 2 dogs!
-Fully stocked kitchen supplies
-Extra bedding, towels, soap and shampoo/conditioner supplied
-Big kitchen table
-Comfy couches
-Fenced yard for the dogs-- with no leftover dog poop from previous guests
-Super close to Main street for restaurants
-Super close to hiking trails and Arches National Park
Cons:
-We got infested by ants after the first day and had to throw out some of our food
-Battled ants the rest of our stay
-The A/C can't keep up with the heat, and the main room doesn't cool off
-No working dog door (there's a weird sealed one? Couldn't tell if it was okay to use or not. Vacasa wasn't sure either when I texted them)
-Wrong pool code was posted on the wall, and a DIFFERENT wrong pool code was in the welcome email/text. We had to call and get the right one, while waiting in 105 degree heat at the pool house (and after walking there and back when the first wrong code didn't work).
-Thermostat was set too high and we had to keep manually changing it to be comfortable-- but again, the house couldn't ever cool down. Really hard to sleep at night.
-Someone opened the gate to bring trash cans into the yard. Super creepy.
-Garage is tough to park in-/ Had to park at an angle to get to fit.
-Dishwasher was SO LOUD.
Overall it was fine, but we probably wouldn't stay here again.

House was great for the price! Very comfortable! Better than pictures portray! Appreciated being close to the Moab Rececreation Center and large indoor/outdoor public Pool. Spent afternoons after hiking there rather than the indoor pool that comes with property! Cute backyard in a nice quiet neighborhood with easy walk to stores and restaurants.
House could be a little better stocked with essential cooking items but that wasn’t a big deal! We really enjoyed our stay and exploring!

Very comfortable and well equipped townhome which met all our needs. Fenced yard was an added plus for our dog. Most memorable feature was the amazing shower/sauna setup in the master bedroom to relax in after our bike rides.

I stayed with my 3 kids that are driving age. We rented an additional Jeep and had fun exploring. The condo was clean. The Jeep fit in the garage. The steam shower was awesome! Everything is nicely labelled to easily find things. We had a great time!

Absolutely loved the location and the property. It fit our family and pups perfect. We did get ants on our counter in the kitchen, and the dishwasher wouldn’t turn off. We couldn’t tell if the dishes were clean or not.

First it is a large place and as advertised. Location was great. There was a large amount of ants. They get into everything and need to be treated. The pool code in the house is wrong and the WiFi code is wrong in the house. Make sure to get the correct codes.

We enjoyed being within walking distance of stores & restaurants. We had plenty of room for our family of 4. We were unable to use the kitchen table & had to be careful with the counters due to the amount of ants. I realize ants are common for this area, but wish the condo had been treated more thoroughly before our arrival. The bee activity also kept us out of the backyard. Other than that, the condo has great potential for a vacation rental.

We have stayed at this property before and loved it. It is not about the property, it is about our Father's sudden illness and ultimate death 7 days before we were supposed to check in. We tried to cancel and were told that our request to cancel would not be honored, in any way shape or form. I find it inhumane that we were in the painful situation that we were in and Vacasa/VRBO were not willing to work with us.
