The place is great! Lots of towels and everything you need for a great stay. The covered porch with hammocks is a sweet spot. My advice is for the manager to update the property photo. We arrived after dark and since the paint color doesn’t match the photo we were a bit lost finding it. No answer from the phone number listed but we figured it out eventually. Also check that water is available. There was none when we arrived and we just made it to the store in time. I suspect it was a one time oversight though as everything else was well stocked. The house is close to the Marina which has a very view nice bar and restaurant. We would stay again.

The location is awesome, a little distance ( down a bumpy road) from the town Hopkins, with a few restaurants and bars within a short drive. The property literally abuts a swimmable beach just steps from your deck. The property included all kitchen, bath amenities ( except soap and shampoo). We had access to bicycles in the garage, and the neighbor offered us use of their kayaks. It was clean and we felt at home. We loved Hopkins and the very chill vibe. I had to search for a place that sold tee shirts! We traveled to San Ignacio area as well as San Pedro on this trip. All were good, but Hopkins is our favorite by far. We would recommend Hopkins and this property to all of our friends

WOW! What an amazing experience for our 15 year anniversary! The pictures were awesome but this home in person, just breathtaking! Mirko provided any and everything you need to have a great stay! We rented a golf cart, which I highly recommend!

We loved our stay and the village. Only regrets, trip should hehe been two weeks not one and we wished we would have stayed more in the village. Property manager has plenty of locations to choose from, assisted with connecting travel details, and was excellent.

I had to reschedule my original booking due to the pandemic, and so was glad to finally make it. Mirko, was not only amenable to my reservation change but his communication was excellent. He was a great host and the house had absolutely everything we needed, and more. The location was perfect. Located on the beach, close to Hopkins but very quiet. It was wonderful to lie in the hammocks listening to the birds and the sound of the sea - the perfect beach getaway.

The house was well stocked with essentials in the kitchen and bathrooms including laundry soap and coffee. The screened in porch made it more functional the other houses in the area. The beach was beautiful and kid friendly. You could walk in waist deep water forever. No fear of scary waves or aggressive currents. My son a very small 6 year old was completely safe in the water. We had so much fun floating in uour loungers. If we return we will be staying here again. The host was very accommodating and helped up have a smooth trip.

A very clean, well maintained oceanfront property with the added nice touch of raked sand and fresh water in a tub for cleaning your feet before you enter. In addition to the sand being raked, the maintenance personnel pulled up the sargassum seaweed which, while not a major issue, was present. What was especially pleasant was the screened in wraparound porch which did a phenomenal job of keeping out the bugs so you could enjoy a meal or coffee while taking in the gently rolling ocean waves. Because of the porch, I thought the main living space didn't get as much natural light as it otherwise would. But if you can get past this minor setback, you're stay should be easily enjoyed. I especially enjoyed the nighttime, peaceful ease and sounds coming from the dense, natural vegetation on the backside of the property. The dirt road is soft enough to walk barefoot for a very calming moonlit stroll.

The house is spacious, well kept, comfortable, and had everything we wanted or needed for our stay. The exterior needs to be painted. The bikes were a nice amenity because the house is about a mile and a half from town, and it's not walkable by beach. Mirko was an EXCELLENT host: extremely helpful with tips, recommendations, and setting up tours for us. Really, without him it wouldn't have been as fun as it was.

We had a great time and we will definitely be coming back. The location was great and Hopkins is a great place to stay. Great food and the people are so friendly.

My family and I loved our stay at this beach house in Hopkins. It had everything we needed to enjoy our vacation- spacious/comfortable home, hammocks on the porch, floaties for swimming in the sea, and bikes to ride into town. The host was very responsive and accommodating- even when we arrived late our first evening.

The property is well maintained. The manager Mirko reached out several times to see if we needed anything or if we would like him to set up any activities. Mirko was able to recommend a local birder Charlton to assist with identifying the local birds. We enjoyed our stay and definitely would consider going back.

We were looking for a good value in Belize but found a GREAT one! We wanted to be in a nice location, but not in the thick of a tourist-y place. Hopkins is a nice little village and a bit secluded. It has bigger resorts and tiny beach cabanas. We found SUN and SEA BEACH HOUSE to be the best combination of relaxing and activity. The host, Mirko, is very adept at making the vacation seem effortless, and was able to book activities like a Mayan Chocolate Farm and Factory tour that was fun and educational (and delicious). We did enjoy the Jungle Zipline which was strenuous but worth ever step. We had four adults in our group, two young and two with a few years on the planet, and it worked for all of us. There is a full range of restaurants to choose from in Hopkins, from simple meals to elegant resort spots. The people are all friendly and willing to help you have a good experience. Our beach was cleaned multiple times during our stay of one week, and the water is warm, inviting, and shallow for just standing and contemplating the universe. Swimmers will need to head out to deeper waters, but it is very safe. We saw lots of birds, a few rays in the water, a manatee feeding, and more birds. Our home for the week was very clean, more than adequate for four adults, and we enjoyed days "off" by just hanging out. The cooking capabilities are there if you want, and we made our own breakfasts most days. There are multiple food stores to buy almost anything you need. There are medical clinics and a pharmacy if something happens that you'd need basic help to fix. There are stairs so it's not ideal for anyone who needs accessible accommodations but it's fine for all ages with that caveat. The physical house is a drive away from the village, so we were glad to have access to our SUV. You could easily rent a golf cart, or bike if you needed to, but it gets dark and the roads are not all paved. We experienced heat, cool breezes, a little rain, but the weather never kept us from doing what we wanted. We did not exhaust the many options for fun or food, so would gladly return to Hopkins and our beautiful home away from home. Don't hesitate to try this spot. Thanks, Mirko!

The location of the house is AMAZING! We loved sitting on the screen porch, listening to the ocean. And the sunrises were beyond beautiful. Overall, the house exceeded expectations. It was bigger and nicer in person! That’s not common. We also loved the bikes. We would ride into town for coffee from Kat’s, or brownies from Caitlin’s. Originally, we thought there were only 2 bikes, but turns out they have 5! We would for sure come again.

This is an amazingly beautiful location and house - with an entry into the very warm water, and chairs to sit and watch the sun and the ocean, and bikes to explore the area - Mirko was available to help us out - And there is a book of possible tours, if you're into that sort of thing - in the house - I do wish there had been a book of instructions and general information about the area - But we figured it out.

This house was very clean, well equipped, and comfortable. The beachfront yard is a spectacular place to relax, and the screened porch fills in nicely for the few hours a day when the bugs come out. We like to cook, and the kitchen had everything we needed. The bedrooms are roomy and comfortable, and the louvered doors allow the ever-present breeze to blow through. We never turned on the ac. Mirko put us in touch with a taxi/transfer service that was prompt and affordable, especially compared to renting a car. The house is a couple of miles from town, so occasional vehicular transport was necessary for hauling heavy groceries (beer and water). We rode the bikes (came with the house) to town nearly every day. An easy enough ride, though most of the route is dirt, and could get hot and dusty. Anyhow, we are so glad that we chose to go the extra distance to Hopkins, and would recommend renting any of the properties Mirko manages. His help was invaluable and the tours he set up for us were terrific. DON'T skip a snorkeling trip!

beautiful house with everything you would ever want or need. beach towels, dishes, laundry, beach, clean clear ocean to swim in, and a huge wrap around deck with hammocks to relax in. beds were a little stiff for me, but good. fresh air blew in off the ocean so we never needed to turn on the air conditioning. we were there in january. temps between 75 - 85 decrees. hopkins is a nice mix of small beach resorts and restaurants and local spots with the village, school, and library right there too. it's close enough to all the things you'd want to do in southern belize without traveling far. we toured che il chocolate farm and factory. there are several other cacao farms further south if you want to take a longer drive, but this one is close enough to do it in a couple hours. we visited Dangriga for the bank but were glad we stayed in hopkins. very relaxing village. Mirko the manager was there or answered our texts within minutes. he was great and can help set up any tours for you. thanks for a perfect and relaxing end of our long trip!

A great home base for our family of 5 for a week in Hopkins. We spent lots of time in the water and on the beach outside our door. The house had everything we needed to cook and play (beach towels, bikes and games). Mirko was very helpful with anything concerning the house as well as setting up things for us to do.
