We had an excellent stay! The communication was awesome and checking in was a breeze. The home was walkable to the river and tube rental/shuttle. Love staying at the River Villas.

I was a little worried about the size for our group, but it was very spacious. I loved the access to the river, very convenient. Will stay here again!!

Very very nice place. Very spacious and very clean. Clay was easy to get ahold of and called us back if he missed our call. Had a blast and would most definitely stay here again

The master bedroom is infested with bugs. We got bitten so badly that I had to go to the doctor to get antibiotics, histamine and ointment. My husband also got bitten.
The dishwasher was so badly calcified my husband broke pieces of the element. The utensils were all dirty due to the calcified dishwasher. The tables outside and downstairs have not been cleaned in a long time. The BBQ grill downstairs were disgustingly dirty.
And then the neighbors were so loud at night way past 11pm, we could not sleep. This place is no good for a family- if you are there to party and having a bachelorette or something then maybe.
I wish VRBO allowed to post photos of how I look like..
The owner did offer to move us to a different unit but we had so much stuff to move just for two nights was not worth it. We slept in the other bedroom.
It was supposed to be a good and fun trip to celebrate my husbands 50th and did not expect to go home with multiple bites. I also asked for how he would make it right and have not heard anything from him at all.
What a disappointing weekend it was.

We had a great trip to the river and enjoyed our stay here! We did have a couple issues when we got there about gate/room codes but the owner was very prompt at helping us get in!!
The unit was perfect for our family group of 9!!! We had plenty of room for everyone!!
The only complaint that I had was that there were some pretty rowdy neighbors in the other units, which could obviously not be controlled! I addressed this to the owner so that he was aware and he immediately responded to me!

Perfect House
This is our fourth year to stay at this property! We love it every time! Clay is so easy to get ahold of if you ever need anything! House is beautiful and has everything you need for the perfect stay!

River 2022 with friends
Was a great experience overall! Beautiful
Home and amazing showers. Great location for the river. Only complaints is keep in mind where the sun sets this seemed to be the hottest house because of where the sun was and this house but easy access to river with plenty of shade down there! Didn’t know how to turn on patio door lights and didn’t think to bring to toilet paper.
Over all would definitely revisit this house. Clay was amazing and a very quick responder

Great place to stay !!
Very clean and accessible to river. This is the Second time I have stayed in one of Clay’s rental properties on the Guadalupe . Definitely recommended and will be coming back .

Great River Trip
This house was perfect! The tubing rental co. next door was very easy to work with. The house was well equipped. The only suggestion is to add to the list of things to bring: toilet paper, trash bags & kitchen towels. Can't wait to go back!

Bad experience
The house was very dirty.
Location really bad because it was a lot of noice the all night, its not a quiet place to relax. This place is not for family with little kids.

Nice home!
We thoroughly enjoyed our stay at this home! Listing was clear and as noted. Relaxing upper deck. Safe area with nice gated entrance. Floors could use a good scrubbing. Overall a great river location beside the tube rentals, although not directly on the water.

Just as advertised
Location is great for a relaxing weekend, we didn’t have to drive anywhere the whole stay. There’s a nice spot to get in the water or out a chair down. Tube rentals in walking distance. The house is as shown

Great house
We had a family filled weekend at this house that included all age groups and everyone had a great time. There was plenty of space for everyone and I especially loved that the house included a washer and dryer. There was room for the kids to play outside and the house was close to the river. The home owner was very responsive. We hope to return soon.

River road retreat
Peaceful retreat on beautiful River Rd. The whole place was great. We especially enjoyed the large 2nd floor deck. It has lots Orr room and plenty of places to sit. The bathrooms and kitchen are also a big plus!

Great stay
The house was beautiful. Everything was as pictured. We loved the showers.The stairs were wobbly and it got pretty hot at night showers. Would be our only complaint. Definitely would stay again. Oh yea Clay was so nice.

Great Location
This was a great location. We had 3 families staying here. There were more than enough beds and showers to accommodate our group. They have a large patio with plenty of seating. The host was also very responsive to any questions I had about the property which was greatly appreciated. The only negative was that the bedrooms stay fairly warm and struggle to cool off at night time. Other than that we had an excellent stay and highly recommend this property.

Perfect Place
My groups trip was amazing! This house is not only in the perfect location but it was also so convenient! We stayed there Fourth of July weekend and even got a free firework show from the back porch. Would love to come back next year! Clay is excellent at communicating and has a beautiful home.

The fridge was out dated broke and wouldn't keep anything cold. There was no towels in the place
It was a nice view and good river access . The house appliances were basic and Bearly worked . If it was a party only trip it would of been fine but trying to cook at the house was not ideal . The fridge would not cool anything we had to keep meat we brought in a cooler.

Perfect!
Our group ranged from ages 4 months to 65 years. The house was the perfect combination of comfort and river access for our group. We really appreciated that this was a gated community and there was plenty of parking space. We were not bothered by the "party" groups that were staying there. Being on River Road, you can't be too sensitive to loud music or young party vibes. It was not bothersome to us. There was an issue with the refrigerator, but Clay was so easy to get in contact with via text and promptly responded to any concerns. We would definitely stay here again! I would certainly rate this house on the higher end of the spectrum compared to others I've seen on River Road. It offered comfort and location which was so fitting for those of us who wanted to spend the day on the river compared to those who wanted to sit out on the perfect porch area watching the sunset! You 100% can float right next door. We were very pleased with this rental and would definitely love to stay again! Thanks!

Great place!
We enjoyed this house so much. The ease of getting to the river and floating is awesome. The house is a great size for 14 people to stay! Also loved that there is plenty of parking. We would definitely stay again!
