The house was beautifully updated, centrally located (near golf course, cabana pool, fishing pier, and short golf cart drive to beach), and perfect for our family of five. Beautiful ocean views, stocked kitchen, and a SIX-seater golf cart! The house is also located on a quiet dead-end street. We were thrilled with our choice.

So we enjoyed our stay and will return. We arrived about 1 hour early, no passes at guard shack, got sent to office and there did to not have club cards ordered or ready, got them at 11am next day (keeping in mind got to have to eat on the island. Also golf cart (in listing for house did not work so we had to rent another the owner paid 1/2. The house was nice, cchair hou

This is a great property! We were just steps away from one of the pools located on the island and a golf cart ride to one of the many beach access locations (about a 5 minute drive on the cart). The beds were very comfortable and the home has been recently updated and is very nice!
One thing to note, the number of relatively steep stairs that must be climbed to get in and then to get to the kitchen/living area. We had 3 older adults with us who had a hard time with all of those stairs and I wish I had paid more attention to that detail when we rented.
Another note is the creative electrical work in the kitchen. The microwave is hidden in the pantry, however a light switch, hidden on the wall to the left of the fridge, has to be flipped in order to use it. The overhead kitchen light switch is also on that wall, it took us a couple of days to find. A map of how to turn on the lights would have been helpful.
Another frustrating item was the larger pantry/washer/dryer location. There are doors there, but there is another door that opens in front of it with a prop on it to hold it open. With nothing to hold the prop in place and it was very frustrating when doing laundry or getting things out of the pantry as it kept falling down and all of the doors got in the way.
Housekeeping may need to be reevaluated. Had to hunt down towels, no starter trash bags, bunk bed my daughter was in had crumbs in sheets when we arrived. Golf cart very dirty as well.

The location and views were amazing - it was so relaxing to have coffee or a cocktail on the balcony and easy to get to the cabana pool and activity center! This rental has some nice extras as well: the homeowner was wonderful to work with and the six-seater golf cart is fast with sturdy seatbelts.

Positives: beautiful view on a shady veranda with comfy outdoor furniture! Enough space and beds for everyone. The golf cart is nice.
Improvements needed: The house needs a deep cleaning. It’s dirty. The shower in the master has a spongy floor, as does the bedroom in places. We had to wait over an hour to check in because the cleaning crew couldn’t get into the house. At this price point, excuses are not acceptable. The family room tv has a pitiful signal and you can’t even sign into apps. We were finally able to use chrome cast but the stream stopped every 5-10 minutes. The refrigerator has a hard time keeping up, and the coffee maker leaves a lot of coffee grounds in the coffee. While the golf cart is nice, the additional luxury would have been well spent on other items.

First time to Fripp Island. The house was great as was the golf cart, beach chairs and other items provided by owners. We had an issue with the air conditioning and they had it fixed as soon as possible. Great communication

Perfect place to stay at Fripp
We've stayed at several places in Fripp, and this one was our favorite! It was comfortable, clean, and well stocked. The deck was especially appreciated, as you could sit for hours and watch the tide come and go and the waves crash in the distance. Great communication with owners too! We would love to return in the future.

Comfortable house, great location!
We had a great stay. The house was spacious and comfortable for the 4 of us. While we had expected to find bathroom soaps, only hand soap was supplied. It would help to know what is supplied as remote as the island is. The kitchen was great and had everything we needed. It would be helpful to have some sort of sticker on the sliding door, as we did have a run-in with it. We loved seeing the wildlife right outside our door and watching the tides. The golf cart is fabulous!

Perfect Beach Getaway
We love Fripp and this was a great place to stay while visiting the island. You can't beat the view. We loved having our meals on the deck while watching the waves. I would definitely recommend the house.

The golf cart was an amazing addition that allowed us to explore the island and get to the beach quickly. We were very pleased with all the house had to offer and would stay here again!

Beautiful house with beautiful view
Location is perfect for families. Located so close to the Cabana pool that you can walk there. Also walking distance from the activity center. The view from the porch off the living room is fantastic and the house has everything you need. We will be staying there again. Loved it!

Jenny is excellent to work with and the home is wonderful. Having the golf cart was great and handy with a large family. Just needed to have extra towels, wash clothes, kitchen cloths and linens. It needs a good deep cleaning. Overall a great home to stay in at Fripp. We would definitely stay again.

Home away from home
The Brooks home is the perfect place to spend your time on Fripp. Location, Location, Location.....if u have kids or teenagers this IS the place to be. It has a beautiful ocean view, just minutes in the cart (which everyone LOVES) to the beach and just steps to Cabana Club and a fishing/crabbing pier. We couldn't have asked for more. Jenny is a super pleasant person and went above and beyond to meet our needs. We look forward to returning to Fripp and the Brooks home in the very near future!!!

Girls weekend
The home is in a good location. Owning an overnight rental property myself I was disappointed in the cleanliness and view. The home needs a deep cleaning and the tub located on the deck had dried soap scum in it. Some things we cleaned ourselves. The view is more grown up than what is pictured in the ad. Overall, the property is ok. We did enjoy the golf cart.

Needs cleaning
The location was great and a view of the ocean was very nice from the upper balcony. The house was very dirty, lots of dust throughout, handrail on stairs was so dirty it was sticky with grease/ dirt. Carpets were need of a cleaning and or replacement, cabinets in bathrooms and kitchens were very dirty, found chewed gum in upstairs bed, stained sheets downstairs, hardwood floors so dirty they were black between the boards, black mold around the air vents and back sliding doors upstairs. All and all this house was overpriced for the state of the place. Have staying at Fripp in other houses for the same price which were much better maintained than this one. Not sure why this was never mentioned in previous review. The homeowner must have the option to allow public post or not.

4th of July on Fripp
Great location. Golf cart was a must have. We've been to Fripp before, but never over the 4th of July. Very fun week to be there. Golf cart parade, plenty of activities, and fireworks! There were more people but the beaches (especially on the south end) still did not seem crowded at all. Our boys are 11, 14, and 15 and they loved being able to hop on their bikes and ride all over the island or walk to the Cabana Club pool. The owners were very responsive to a few questions we had.

First trip to Fripp
My husband and I rented this property for a week with our three children and three of their friends, (5 teenagers and a 10 year old). The house itself was nice because we had three bathrooms between us. The two oldest girls shared a room and bathroom and the next 4 shared the bunk room and bathroom and my husband and I had the master of course and our own bathroom. The bunkroom was quite roomy and everyone had their own balcony. We ate most of our meals off of the main balcony. The golf cart is a must on Fripp so we were thankful to have use of it. The battery life was limited so we had to watch that carefully. This house has beautiful views of the ocean, but there is not really walking access to the beach. It is definitely a golf cart ride away or we took the car a couple of times. Parking was easy for one car but would have been more challenging with two. The beaches on Fripp were some of the most beautiful I’ve ever been to! We did purchase the amenity cards and the kids did go to the pools a few times and we participated in a couple of the events like a volleyball tournament and a scavenger hunt - these all cost $10-12 dollars to participate in. I’m not 100% sure I would buy the amenity cards again because you don’t need them to access the beach and we never utilized the snack/beverage areas. This was overall a very nice vacation. We saw many deer everywhere, zero alligators, zero sharks, one dolphin. If you are not familiar with the area, which we weren’t, I would say to be prepared that the drive out to Fripp is quite long. You will be quite removed from Beaufort (40 min?) and it was over a two hour drive to Charleston and over an hour and a half to Hilton Head. Lastly I will say the owner was a terrific communicator and handled every question very promptly as if I was texting a friend. That was very nice.

Perfect for families
This was our second visit to Fripp and we enjoyed it so much, we didn't want to leave! Our first visit we stayed at the Captain John Fripp villas, so it was nice to have our own private home this time around. The home was in a great location, as it was within walking distance to the Cabana pools and only a short drive to the beach access stops. We also liked that it was on a dead-end street, which made for a quiet week. The home itself is well-maintained, and the furniture was nice and comfortable - perfect for our family of 7 with young children. The golf cart was a true necessity on Fripp, as it made parking a non-issue on the island, as there are always plenty of spots to park the carts, but not always easy to find spots for cars. This amenity alone made it worth choosing this property! The owners are especially gracious and very good at communication. We had an issue with the golf cart at the beginning of our stay, and they went over and above trying to get things rectified and it ended up being a non-issue because of their efforts! The home itself is very comfortable, and made staying there with 5 kids easy and fun. The littles even were able to take advantage of having their nightly bath in the tub on the deck! The charcoal grill and stocked kitchen made it easy to cook dinner at home every night. It was also lots of fun for everyone to take a drive in the golf cart for a nice after-dinner ride, and get ice cream with the kids, too. And our most favorite part was listening to and watching the ocean waves on the top deck after the kids went to bed. Wonderful perk! Overall, I would highly recommend this property! GREAT BEACH HOLIDAY
THE HOUSE IS WELL LOCATED WITH CLOSE ACCESS TO BEACH CLUB AND ONLY ABOUT 5 MINS BY GOLF CART TO A WONDERFUL BEACH.
THE KITCHEN IS WELL APPOINTED AND EASY TO WORK IN, ALTHO THE COFFEE MACHINE PROVED TO BE A CHALLENGE. THE BEDROOMS ARE COMFY AND OFFERED EACH OF US OUR OWN BATHROOMS WHICH WAS A PLUS.
THE DOWNSIDE WAS THE KITCHEN AND BATHROOMS WERE NOT CLEAN WHEN WE ARRIVED...OVEN FILTHY, COUNTER STICKY, BATHROOMS WITH HAIR IN THE SINKS AND SHOWERS. HOWEVER, WHEN THIS WAS BROUGHT TO JENNY`S ATTENTION, SHE QUICKLY CREDITED US WITH THE CLEANING CHARGE WHICH WE APPRECIATED. BUT, I WOULD SUGGEST WHOEVER DOES THE CLEANING SHOULD BE MADE AWARE OF THESE DETAILS. IF NOT FOR THIS, I WOULD GIVE THIS PROPERTY A 5 RATING.

Great ocean view from balcony!
Very good location...the street is a dead end and not much traffic at all, which made it good for kids riding their bikes. We loved the ocean view and how close we were to the cabana pool. Spacious bedrooms and a nice clean house. All the balcony/porch setups were very nice and always seemed to have a good breeze coming through. Overall, we loved Fripp Island (as it was our first trip there) and the Brooks' house was excellent! Can't wait to visit Fripp again!
