We visited as a family with two younger kids. Location is amazing, right by the beach and everything else! Building is nice and clean and the front desk was helpful. Pool was also excellent. Recommended!

The location was perfect for getting to any venue in town. Pool was refreshing to get into at the end of the day to cool off. Photo needs a bit of updating as new construction has hindered a bit of the ocean view. Would definitely stay here again.

The bar downstairs has live bands every night. And the 3 flights of super steep concrete stairs are a lot of work to get luggage and groceries up. We ended up leaving a day early just to come home and sleep.

Very nice, centrally located, convenient apartment in downtown Sayulita. Only two blocks from the beach. Great restaurants all around. Walked everywhere. It is right in the center of the action so it can be loud and bustling late into the night.

We thought the property was really very nice, and the suites were well taken care of. We loved the balcony and the pool was the perfect reprieve at the end of the busy day. I am certain this property would be ideal for many people. For us the noise during Spring Break was overwhelming. It helped to eat a little later and get back a little later so we were REALLY tired and could fall asleep. Sayulita is a city that never sleeps from what we experienced so it is super FUN for a party crowd. You can hear live music, there were street performers every evening, and the food is amazing. It is not the relaxing atmosphere we had hoped for. I was also hurt, so the stairs were a challenge for me. Normally, steep steps are not a challenge, but they might be for some so if climbing is a challenge be aware. If you enjoy a lively, party centric place, this is for you.

Very central location so a bit noisy if you like getting to bed very early. But you can grab a drink very easily and get it to your roof top pool before any ice melts. The check in process was easy and the property is very safe and secure. We were thrilled.

Would stay here again!

Wife and I rented condo for the month of Feb, 2022. Great location right in downtown Sayulita. Decent 1 bd condo, with enough ammenities to meet our cooking and cleaning needs. Full size fridge was nice, balcony was fun to hang out on. Walking distance to everything we needed or wanted to do. While we expected some road and tourist "noise" in that location, we were not prepared for extremely loud live music EVERY night (for a month) until at least 12pm. If we we're in our 20's, or a couple guys looking to party, it "could" be fun. But after long days on the beach, hiking, or whatever, we wanted to be able to sleep. We ended up booked 3 other places over this month for several nights each, just to get a few good nights sleep. Many mornings, the restaraunts across the street had more loud music blaring when the opened ~ 8:00am. It seems bars and restauraunts in Sayulita compete to see who can be the loudest, thinking it will bring in more customers. Overall, we had a blast in Sayulita. Great beach, surfing, food, some fun bars, nice people. If/when we go back, we will book further from downtown, in a quieter section of town. Shout Out to Paridisio Yoga, awesome location and instructors.

Our host was wonderfully responsive, even when we annoyingly locked ourselves out of the room more than one time or two. Our flat had a great view, and the pool was in the shade the latter part of the day. The LOCATION couldn't be more perfect! We enjoyed local street entertainment at night while swinging on a bench at the bar below, and all the uniquely curated shops welcomed us during the day. A small two or three walk through colorfully enchanting streets put us right on the beach. Take me back...

Beautiful apartment in a great location. The host was very attentive. The street can be noisy at night due to all the bars & restaurants in the area but that didn't bother us at all. The pool on the roof was lovely with great views. The bed was a little stiff but other than that everything was perfect. Thanks so much!

We really enjoyed our 5 day stay in Sayulita. The room was clean and had a nice balcony where you can enjoy watching the nightlife and busy street below. We were out every night so the music from the bars didn’t bother us. Being one block away from almost everything was so convenient. Highly recommend!

Beach break suites is located within a short walk to the beach and next door to many very good restaurants. Our deck overlooked a lively street filled with bars, restaurants and very good musicians. We had the entire 5 suite building to ourselves including a lovely rooftop pool. The suite has everything you need however overall it can use a little tender loving care. Although it’s listed for up to four people, in my opinion based on the size it is suitable for two. We have booked with VRBO a number of times and we have been happy with the process and never disappointed.

The property is centrally located and is a nice modern and cozy suite. It was the perfect size for me, my wife and our 15 year old son. The roof area is small but was really nice during sunset as was the balcony for morning coffee and people watching. The condo is right in the heart of the main area and we were there during the Christmas and New Years week so you just have to be prepared for crowds and noise during the high season. The band next door played from 10pm to midnight every night, but if you are prepared for that, it is fine. Plus they were actually quite good. It didn't bother us that much since we adjusted our routine to match the activities outside. The only time we had a brief problem with the key, Sergio was easily accessible and solved it for us quickly.

We enjoyed our stay at Beach Break Suites. Instructions to get into the building were very clear. We're an active older couple in our mid to late 60's. The stairs could be difficult for some older couples, but we loved the upper unit. We felt very safe staying here even though there was music and people partying in the streets late into the night. My husband and I both wear earplugs at night so the noise at night mentioned in some other reviews never bothered us. The Apt was very clean & modern. The kitchen is well stocked for small simple meals (pots, pans, cooking utensils, plates, glasses, etc). All the appliances were in perfect working condition. Water worked great in the shower & was always hot. We loved getting up early and sitting on our balcony to watch the shop owners start their day every morning. They took so much pride in their businesses. We loved sitting on our balcony at night watchng all the street entertainers (drums, musicians, singers, fire dancers, etc.) Ocassionally you would hear the clomping of horsde hooves walking down the cobblestone street. We took long walks each morning. There are tons of restaurants all within a 30 second walk. Also there are convenient stores within 2 minute walk from BBS's. Stop at the Mega store before getting into town for larger items, but you can pick up just about anything at the convnient stores including large bags of ice.There is a flea market apprx 10 minute walk over the bridge (best on Fridays) that sells amazingly fresh Bagels and Baguettes. Try the bread with cream cheese and Pesto spread on it. Great restaurants and bars all along the Beach. The upstairs pool area was great. Wonderful view, a nice bar to set up your drinks or your music. The pool was always spotless. We highly recommend staying at BBS's. We'll definitely be back!!

We had a great time at the Beach Break Suites. So close to all the action in Sayulita made our vacation easy. Sergio was very responsive when we needed help. The pool got scummy from other guests not washing off their sunscreen and was serviced and back to clean quickly. We also got locked out of our suite one day and he and Iris were quick to get us back in. Noise was a bit of a concern, but more from other guests than the street. Street noise was easily managed with earplugs (and I’m a very light sleeper) but we had some late night and early morning wake ups from other guests calling to each other due to the echos in the stairwell. Not a big deal for us, we’re on vacation after all, but might be an issue for some. Overall a great location in the heart of Sayulita. We would come back here and recommend it to anyone looking to be close to everything, but bring some earplugs if you’re a light sleeper like me!

We spent 5 weeks at Beach Break Suites in this lovely condo. The suite was clean and well maintained. The kitchen was stocked adequately for the amount of cooking we did. Meals are very reasonably priced at the restaurants so we did less cooking than we had planned. The housekeeper, Iris is very friendly and helpful. She did a wonderful job cleaning our suite as well as the public areas. The condo building is centrally located. We were able to walk to everything. There are awesome restaurants and great shops near by and the beach is only 2 short blocks away. As noted in other reviews, the street is very busy and noisy. However, this made for great "people watching", and unobstructed views from our balcony of the nightly street performers. The roof top patio area was a nice retreat from the noise. The bedroom is situated at the back of the suite so noise really wasn't an issue at night with the doors closed. Sergio was quick to respond to any questions we had. The Location was right in the middle of all the action. The rooftop pool was peaceful! Everything was up to date and the service was great!

It was wonderful to be able to walk everywhere: to the beach, to lots of good restaurants, and to shops and to be able to see the festival and processions for the Christmas celebration for Our Lady of Guadalupe. Sayulita is colourful and friendly and the beaches are great. Iris was very good and Sergio was helpful, too. I wished that there were a few cleaning supplies in the suite, like perhaps a dustpan and small brush or broom, so that we could clean up the sand that we kept tracking in from the beach. After reading the previous posts, I note that there were wine glasses added, and we appreciated that addition. We did not watch tv, or cook, because there was lots to see and do and the restaurants were wonderful, but it was good to have those options. Watching the sunset from the top floor pool area was a favourite. Gracias.

For us, (and it is our fault for not doing more research), this was not the condo for our family Thanksgiving vacation. Let me start by saying the condo was clean and new. We had an issue with the shower water temperature as well as the ability to turn it off and on. Although the maintenance came quickly, the issue was never resolved to our liking. Either extremely hot or cold water which made showering an adventure. It was mom (70), my sister (32) and myself (35) vacationing together. We had envisioned a relaxing, lay by the pool, sunbathe on the beach, enjoy coffee on the balcony looking at the ocean, etc. Sadly, it was none of these. This property is located in the heart of Sayulita. Meaning, the mariachi bands, street performers and other musicians are directly below your balcony playing until 4am. It is very loud. I repeat, very loud all night and into the early morning. If you are staying in the room, with the door shut (the bedroom is located at the back of the unit) then it drowns out the noise but it can still be heard. But, if you sleep in the room, then you will be awaken by pigeons (that humming noise they make) when the sun comes up. If you sleep on the pull-out couch, you will need a chiropractor because it is a lousy bed. We ended up just sleeping on the couch or taking the cushions to the floor. But you will need ear plugs if you are a light sleeper. The unit unit is very small, although it allows 4 guests, I would not suggest more than 2 if you want to be comfortable. Way to small for 3 people. The kitchen is new with the bare minimal appliances and utensils. BRING DRINKING WATER! For the cost of the condo, a drinking water cooler would have been a nice touch. Lastly, the rooftop pool is beautiful. However, the pictures are taken from the perfect angel to allow you to believe there is space to relax. It is a great space for 1 or 2 people but if other people from the other units are enjoying the space as well, it is very cramped. Only 1 lounge chair. This is not the space to sunbathe as the awning covers the direct sun most of the day. Lastly, although the beach is technically a couple blocks away, I would not suggest that beach. It is overly crowded, covered with venders and people trying to sell you something and not sanitary in our opinion. We ended up walking up the street (15-20 min walk) to get to a cleaner beach were we could enjoy. Final thoughts, new condo great if you want to be in the center of the action.

We really loved it. 4 adults stayed very comfortably. I wasn't sure if it would be too noisy at night, but not at all. Very clean and modern.

Highly recommend this complex - modern rooms, private rooftop deck/pool shared with 5 units and close to everything (beach, restaurants, entertainment, shopping)! If you're a sound sleeper, don't care for late night music or have difficulty with short, steep steps, this location may not work for you. Met Iris (housekeeper) - very sweet lady! Sergio was quick to respond via email and we would definitely stay at his place again!

Wow! This unit is situated right in the heart of downtown Sayulita and super close to great food, grocery shopping, and live entertainment. We really enjoyed the full open sliding doors to the private patio deck overlooking the busy street below which at night time features live performers in the streets and great music playing from the town square just down the road. The unit features a nice size kitchen with up to date appliances and has a very, very large main bed with a couch pullout in the living room. Everything was great in the unit aside from the shower which had low pressure and difficult to regulate the heat from cold to hot and back. The top floor social area is amazing with a beautiful pool and bbq ideal for entertaining and we spent time relaxing here and sunbathing away from the hustle and bustle of the beaches on some days. The maid is super friendly and available and the entire complex is secure. Had a great time and will be back again! :)

Accommodations good and great location! #4 was nice size for the 2 of us. In the heart of all the action and reasonable rates. Would not recommend for seniors due to steep stairs and noise at night. Just right for the younger generation!!!! Although, if you can just go with the flow, you will enjoy! Thanks Sergio!

Really a nice little place, with everything we needed for our six days in Sayulita. Absolutely superb location when it comes to access to food, drinks, shopping, and of course the beach. The only hesitation we have giving the 5 stars is due to the noise at night. If you're a very sound sleeper, there's a chance the AC will drown enough of it out. But make no mistake, there were nights when there was a disco going on outside until 3am. But that will be trade-off in Sayulita - downtown in the action (& noise), or quieter farther away. But Sergio was great to deal with, and Iris keeps the place spic and span.

This was our second time we stayed here. We spent 18 days in Suite #4 during Christmas. The condo is in a great location however during Christmas week it got very busy and noisy the odd night but it did not bother us. The suite had everything we needed except wine glasses....Iris was very accommodating as she was during our last vacation the year before. Il Tacate still has the best tacos and Momma Mia had great Italian food. I have recommended this condo and will continue to do so however Christmas is very busy compared to off season. Both times we stayed here we enjoyed it.

Stayed here six amazing nights. The location is PERFECT!!! At my request, we got #1, as my 91 year old Ma has mobility issues. Shaky start, as I couldn't get the key to work. Tried EVERYTHING. Long story, but another guest helped. The condo is clean and efficient in design. Just an FYI...I've stayed in VRBOs in California and they have been equipped with so much, even in the kitchen. This was not. One shampoo and conditioner for two for almost a week? One roll of toilet paper? No extra blankets? One of the blinds did not work, so I did not have night privacy or morning dark. The kitchen has nothing but the bare minimum. Corroded S&P shakers, but no S&P. Coffee maker, but no coffee. Again, in all fairness, my California stays have been fully stocked and that may not be the norm...Spoiled me, however. Pool was freezing. OK...This sounds negative, but I would not have wanted to stay anywhere else. This place is steps away from the best food, the beach, golf cart rentals, EVERYTHING. Sergio brilliantly built a gem here.
